Site analysis write ups

The site is located in manila which is the capital of the Philippines and the most densely
populated city proper in the world. The site is bounded by different existing structures including
the 2-storey which was enclosed by the site.

Different factors may affect the site including the sun which is thoroughly manipulated by
different sun shading techniques to avoid excessive exposure from the sun. East and west will
be radiating too much sunlight that can cause disturbance and discomfort.

The wind patterns will also be studied since the wind will be the one to provide cooling
factors to the building and to the people inside. Prevailing winds, the hanging amihan and
hanging habagat will be maximized. The building will be oriented to this wind to augment natural
ventilation.

Vehicular traffics will also be present on the 18 and 10 meter road. Circulations will also
be taken into consideration to enhance their experience and walk within the structure or site.
The potential entrances will also be located near the wide roads.

The views and vistas are also important when it comes to designing. The 2-storey
building enclosed by the site may interrupt the views in the lower floors so it will be maximized in
the upper areas.

User analysis

Homeowners
these are the owners of the residential units (1 bedroom, 2 bedroom and studio type) they will
be staying the longest in the proposed 18-storey building. A mixed used building is said to be a
place where you can live and at the same time, enjoy yourself and since their home is
connected directly above the commercial areas, shops and the likes, they have the most access
in almost everything.

Owner
the owner owns the project or the whole building. He has the right and control all over
everything because he possesses the exclusive right to hold, use, benefit-from, enjoy, convey,
transfer and otherwise dispose his/ her asset

Employees
these are the so called workers inside the building. They work part-time or full time under a
contract of employment, oral or written, express or implied, and have recognized right and
duties. Employees are governed and are usually below the executive level hired by another to
perform a service. They will have access to the semi-private areas in the building.

Office staffs
these are individuals, group of persons, as employees, charged with carrying out the work of an
establishments or executing some undertaking. There are professional or workers in an office.
They assist their superior in carrying out an assigned task

Person with disabilities


any person who has a physical or mental impairment that substantially limits one or more major
life activities; has a record of such impairment; o is regarded as having such an impairment.
These personages will be specially treated by following batas pambansa 344 which enhance
the mobility of disabled persons.
Visitor
a visitor is someone who visits place but regardless of whether they were invited. They make up
the area below the residential areas and the one who will be purchasing and staying inside the
commercials areas, enjoying their time shopping and navigating inside. They are the major
constituent in achieving the objective of the building and that is to gain more profits for
maintenance, for the owner and to give back service to the homeowners

Guest
a visitor and a guest are very similar. A guest is someone who visits a place, but they have
specifically been invited by the host, who is the person inviting them. They will have access to
residential areas which are situated in the higher floors.

Passersby or bystander
is person who happens to be going past something, especially on foot around the site or the
building. Another aim of the building design is to attract these people and by making the building
noticeable and evident for it to encourage them to come and spend their time inside the
building.
