1. Weigh Alternative vs. Criteria
The alternative location does not really suffice the criteria set for the
location. It is farther than planned but assuming that the plans for the
place will really be realized, there’s a bigger probability that the business
will really be a big success. It is located beside the airport in the farther
part of Brgy. Fatima. It is the location chosen for the business because it is
ideal for future innovations like renovations, and expansions like
developing new buildings. It is also ideal because it is a place which has a
lot of opportunity for commerce.

C. Process and Design Strategy
1. Process Flow
a. Production/Service Procedures
To acquire space in Tycoons’ Express Company building, the client must
submit 2 pcs. of photocopied NSO birth certificate, Purok clearance,
barangay certificate, cedula and police clearance. If the client is an
existing businessman, he must show his certificate of income tax return
and business permit. Foor the newbies in the industry, the marketing
consultant and the administrative officer will assist to all the legal
requirements for the client’s business.
Clients will have initial interview regarding his business then he will
proceed to the screening which is complying with all the said requirements
and then for the last interview, it will be with the lawyer of the company for
the signing of lease contract.
The client will pay in advance 30% of the lease deposit before the week
he will assumed the space. If the client is able to become consistent in
paying the lease contract, he will be given 20% discount on the next lease
contract and if the client’s record continue with the next 3 years of
contract, he will be free of additional charge for the CCTV Camera and
solar panel.

2. Facilities and Equipment
As a commercial space for lease kind of business, it is important to TEC
to have a well-run facility services program to keep it in its best shape that may it reflect
the corporate vision of the company. TEC includes engineering facility, janitorial
services, parking and transportation, landscape and turf, mechanical and electrical
services and energy solutions as a necessity to keep the building safe and sustainable
for a business.
3. Utilities and Waste Disposal
Tycoons’ Express Company as a social- responsible organization, take
responsibility of the clients’ waste disposal in coordination with City Waste Management
Office. TEC also have a material recovery facility for the recyclable materials and
maximize it to gain profit. Plastic bottles and tetra packs are being sold to the local
manufacturers of first-aid bags while bottles are being turned into life vests for sale.
4. Technology Requirement
TEC building acquired some technology requirement because
technological advances will also provide even more innovative ways to keep the
building and occupant clients safe and their business sustainable. CCTV’s or security
cameras are being placed as additional security to the building and to keep track of all
the personnel and staffs going in and out of the building. Solar panels are also available
as an alternative solution to unexpected black-outs to avoid interruption of businesses
and transactions and as much as possible, the company avoids the use of generator as
a support to the government’s clean and green campaign.
