DEED OF ASSIGNMENT AND TRANSFER OF RIGHTS

KNOW ALL MEN BY THIS PRESENTS:

This deed, made and entered into this 5th day of May, 2010 at the City of Caloocan, by and between:

FRANCISCA U. GARCIA, Filipino Citizen, of legal age, widow, with residence and postal address at
Calapangan, Gattaran, Lasam, Cagayan, being the heir and assignee of VICENTA U. GARCIA,
deceased, hereinafter referred to as the "ASSIGNOR"

-and-

EMERITA S. GARCIA-CASTELO, Filipino Citizen, of legal age, married to Patrick L. Castelo with
residence and postal address at Block 5, Lot 8, Lucky Homes Subd., Deparo, Caloocan City, hereinafter
referred to as the "ASSIGNEE".

WITNESSETH that -

WHEREAS the ASSIGNOR is the owner of a following parcel of land covered by Transfer
Certificate of Title No. 29170 particularly described as follows:

A parcel of land (Lot 3042-B of the subdivision plan (LRC) Pgd-166138, being a portion of
lot 3042, Gattaran Cadastre, LRC Cad. Rec. No. 1936, alienated in the Barrio of
Calapangan, municipality of Gattaran, Province of Cagayan, Island of Luzon. Bounded on
the NE., points 4 to 5 by Lot 3042-A of the Subdivision plan on the SE., points 5 to 1 by
Lot3040; and points 1 to 2 by Lot 2969; on the SW., points 2 to 3 by Lot 2972, all of
Gattaran Cadastre; and on the NW., points 3 to 4 by Lot 3041-B-6 of the Subdivision plan.

free from all liens and encumbrances.

WHEREAS, the ASSIGNOR has offered to to assign all his rights, title and interest over the above
parcel of land, and the ASSIGNEE hereby accepts the assignment in accordance with the terms herein
set forth;

NOW, THEREFORE, for and in consideration of the foregoing premises and the sum of TWO
HUNDRED THOUSAND PESOS (P200,000.00), PHILIPPINE CURRENCY, which the ASSIGNOR
hereby acknowledged to have received from the ASSIGNEE, the ASSIGNOR hereby assigns, transfers
and conveys unto the ASSIGNEE, all his rights, title and interest to the aforementioned parcel of land and
and appurtenant pursuant to this Agreement and the ASSIGNEE by these presents hereby accepts the
assignment.

IN WITNESS WHEREOF, the parties have hereunto set their hands on the date and place first above
written.
