The design build method encourages collaboration or unity between the construction
and the design phase. In this method both the constructor and the designers are from the same
team or entity. The owner or agency hires a single team to undertake the whole project. It is
very effective when undertaking complex projects at it more effective than the traditional
system because of the collaboration. This method was used in construction of Eiffel Tower.
Design bid build method also known as the traditional system is the most common
project delivery method that predates design build method. The owner begins by hiring the
architect to come up with plans and drawings then he hires a constructor to complete the
project based on the design. The constructors receive a proposal inviting them to apply for the
project.
Another method is construction manager at risk. The construction manager who will
also be engaged during construction is hired for consultation purposes during the design
stage. The construction manager is believed to provide construction solutions that could be
useful if incorporated in the project.
The last project delivery method is the multiple prime method also known as
multiprime method. Under this delivery method, the owner breaks down the project into three
independent distinct phases which are design, construction and engineering. The owner then
hires constructors separately at each phase not only based on prices but also based on their
qualifications. This delivery method has been compared to construction manager at risk due
to the level of engagement of the constructor. The major difference is that the owner in this
case has more control over the project and the constructor does not incur financial risks.
