TECHNICAL SPECIFICATIONS

SITE PREPARATION

Scope: This section includes the following:

a. Complete clearing of site, excavating, filling, and backfilling for building, as well as for
utilities within the building and to the points of connection with the building utility lines or
to terminal points indicated.
b. Provide approved borrow soil materials from off-site when sufficient approved soil
materials are not available from excavations.
c. Materials to be incorporated in the Work, subject to compliance with the requirement are
as follows:
• For Backfill & Fill Materials, use satisfactory soil materials.
• For Engineered Fill, use sub-base or base materials
• For Bedding Materials, use sub-base or base-materials
• For Impervious Fill, use clayey gravel and sand mixture capable of
compacting to a dense state
d. Provide safe scaffolding, forms, and bracing support.

CIVIL WORKS/REBAR

Scope: This section includes cast-in-place concrete, complete.

a. Materials and workmanship shall conform to the requirements of the following building
codes:
• ACI 318-83
• NSCP, 4th ed., 1992
b. In the interpretations of these drawings, indicated dimensions shall govern and distances or
sizes shall not be scaled for construction purposes, unless otherwise noted. All dimensions
are too rough concrete surfaces.
Concrete:

Design working stresses for concrete are based on the following 28 days ultimate
compressive strength.
• Water storage tanks, septic tanks and other work as indicated f’c = 4,000
psi (Class AA) except otherwise indicated or specified.
• Cast-in-place slabs, conventional beams f’c = 3,000 PSI (Class A) except
otherwise indicated or specified.
• Columns, walls, stairs and footing f’c =3,000 PSI (Class A) except otherwise
indicated or specified.
• Slab on fill f’c=2,500 PSI (Class B) except otherwise indicated or specified.
• Concrete not reinforced f’c=2,000 PSI (Class C) except otherwise indicated
or specified.
Reinforcing Steel Bars:

All mid steel reinforcement shall be of new billet steel intermediate Grade (fy=33,000
Psi) deformed bars.
• Unless otherwise noted in the plans camber all R.C. beams and girders at
least 6mm for every 4.50m of span except cantilevers which shall be 18mm
for every 3.00m of span.
• If there are two or more layers of reinforcing bars use 25mm separators
spaced at 1.00 M.O.C.
• If beam reinforcing bars end in a wall, the clear distance from the bar to the
farther face of the wall shall be not less than 5 x the diameter of rebar. The
reinforcing bar shall terminate on a standard 90 degrees hook.
• When a beam crosses a girder rest beam bars on top of girder bars.
MASONRY WORKS

Scope: This section includes masonry unit work, complete.

Concrete Masonry Unit:

a. Comply with construction requirements indicated where applicable to each form of


concrete unit masonry required.
b. Use TYPE I (Load Bearing Type) for all walls that carry superimposed loads.
c. Use TYPE II (Load Bearing Type) for all walls that carry superimposed loads.
d. Provide concrete masonry units complying with the following requirements for sizes that
are manufactured to specified face dimensions.
i. 4”
ii. 6”

Reinforcing Steel bar:

Provide reinforcing steel as shown on the drawings complying with that of referenced unit
masonry.

Joint Reinforcement:

Provide joint reinforcement as shown on the drawings complying with that of referenced
unit masonry.

Ties and Anchors:

Provides ties and anchors as shown on the drawings with that of referenced unit masonry.

Mortar and Grout Mixes:

a. For mortar of unit masonry, comply with ASTM 270


b. For grout of unit masonry, comply with ASTM C 476
STEEL AND ROOF DECK WORKS

Structural Steel:

Unless otherwise noted in the plans, all structural steel shall conform to A-36 (Fy=36,000
psi). Certified mill test shall be submitted for approval

Welding:

Welding electrodes for manual shielded metal arc welding shall conform to E60 or #70
series ASTM A233 latest edition

Bolts:

All bolts and connections shall conform to ASTM A325

Metal furring:

All ceiling joist should be metal furring

WOOD WORKS

Carpentry:

a. Provide coco lumber to be used as form lumber


b. Provide nominal sizes indicated, where actual sizes are specifically noted as being required.
c. Provide dressed lumber, S4S, unless otherwise indicated.
d. All fasteners should be attached to substrates as required to support applied loading, except
for countersink bolts and nuts, which should be flushed with surfaces, unless otherwise
indicated.
e. Install wood furring at indicated spacing, with closure strips at edges and openings.
f. Use the following wood species for all specified carpentry:
i. anguile or Apitong: Concealed Conditions
ii. Yacal or equal imported wood: Exposed Conditions
iii. Any wood species for Exposed/Unexposed Boards.
FINISHES

Painting Works:

a. Provide block fillers, primers, finish coat materials, and related materials.
b. Provide custom colors of the finished paint system to match Architect’s samples; match
referenced colors to the manufacturer’s standard color designations.
c. Unless otherwise indicated on drawings use Latex paint on the following areas:
• External Walls and Columns
d. Unless otherwise indicated on drawings, use Megacryl latex paint on the following areas:
• Interior Masonry
• Interior Walls
e. Unless otherwise indicated on drawings, use quick drying/ducco paint on the following
areas:
• Metal Surfaces –quick dry
• Doors-Ducco
• Moulding-ducco
f. Unless otherwise indicated on drawings, use enamel paint on the following areas:
• Ceiling
Tile and Stone Works:

a. Subject to compliance with the requirements. provide the following tiles indicted on the
drawings:
• Comfort Rooms
Floor tiles- 300mm x 300mm ceramic
b. Colors, texture and Patterns: Where manufacture’s standard products are indicated for tile,
grout, and other products requiring selection of colors, surface textures, patters and other
appearance characteristics, provide specific products or materials complying with the
following requirements:
• Match Architect’s sample
• Match color, texture and pattern indicated by reference to manufacture’s standard
designations for these characteristics.
• Provide selections made by Architect from manufacturer’s full range of standard
colors, textures and patterns for products of type indicated
• Provide tile trim accessories that match color and finish of adjoining tile

DOORS AND WINDOWS

Wood doors and Frames:

Subject to compliance with requirements, fabricate products of one the following:


• Flush door type (Duco Finish), ordinary plywood both sides.
• Flush door type (Duco Finish), ordinary plywood one side, marine plywood other side
• PVC Door and Jambs

Door Hardware:

a. Hardware set shall include the following:


• Hinges
• Cylinder Lockset

Glazing:

a. Subject to compliance with the requirements, provide glazing products for the following:
• Window units
• Door units
PLUMBING WORKS

General

Description: The General conditions apply to all work under this section of the specifications

Scope of Work: Unless otherwise specified, the Contractor or his Sub Contractor furnish all materials,
tools, equipment, apparatus, appliances, accessories, transportation. Labor and supervision
required for the complete installation and testing of the Plumbing System ready for use in accordance
with the best practice for the Plumbing trade as listed herein but not limited to the following:

a. The Plumbing contractor is required to refer all architectural, structural, mechanical and electrical
plans and investigate all possible interference and conditions affecting his work.
b. All work shall comply with the pertinent provisions of the Plumbing Code of the concerned
municipality, the code on Sanitation of the Philippines, and/or the National Plumbing Code of the
Philippines.
c. Building water supply and distribution system supply of pipes, fittings pumps and accessories.
d. Testing for leakage of all water supply and distribution system, drain and waste, system plus
pressure testing.
e. Disinfecting of the water supply and distribution system.
f. Securing all permits and licenses as required including water connections.
g. Furnishings of one (1) year warranty on the plumbing system.

Notes on Drawings:

a. The drawings shot the general arrangements of all pipings. However, where local or actual
conditions at the jobsite necessitate a deviation or rearrangement, the Contractor shall prepare
and submit the new arrangement for the Architect’s approval.
b. Small scale Drawings do not possible indicate all offsets, fittings and other parts of the system
required. The Contractor shall arrange such work accordingly, furnishing such fittings, traps,
valves and accessories as may be required to meet such conditions.
Reinforcement

Workmanship and Coordination other Trades

a. All works shall be performed in first class and neat workmanship by mechanics skilled in their
trades and such mechanics and their works shall be satisfactory to the Architect/Engineer.
b. The Plumbing contractor is required to refer to the General conditions and to all architectural,
structural, electrical, mechanical and specifications and shall investigate all possible interference
and conditions affecting his works.

Products

a. Materials
i. General
• Except as specified, the Contractor shall submit for the Engineer’s approval, four (4)
copies of a complete list of the manufacturer’s name of all equipment and materials
he proposes to use within thirty (30) days after award of Contract
• The Contractor shall assume cost of and the change in the works as shown on
contract drawings which may be occasioned by approval of materials other than
those specified.
ii. Pipes and Fittings Schedule – use PVC pipes and fittings.
iii. Jointing
• Pipes and Fittings – As per Manufacturer’s Recommendation
b. Identification and approval of Materials
i. Each length of pipe, fittings, traps, fixtures and devise used in the Plumbing System shall
have cast, stamped or marked on it, the manufacturer’s trade mark on it, the
manufacturer’s trade mark or name, the weight, type and class or product when so
required by the Standards.
ii. Within thirty (3) days after award of Contract, the Contractor shall submit for the
Engineer’s approval, the names of suppliers and materials proposed including trade
names and/or samples of materials if deemed necessary.
iii. Brand names mentioned in these Specifications are only for the purposes for indicating
the desired quality and design.
c. Substitution and Testing Materials
i. Materials intended to be substituted for those originally specified shall be accepted only
after a formal request for substitution, accompanied by:
• Reasons for substitution
• Certificate of test indication quality, compared to those originally specified;
• Cost comparison with material originally specified. Request shall be submitted to
the Engineer for evaluation at least fifteen (15) working days before installation of
subject materials is due, or at least seven (7) days before opening of bids.
ii. Cost of testing of materials, whether on originally specified items or on substitutions, shall
be to the account of the Contractor.
iii. Results of test lshall be submitted to the Engineer for evaluation at leat fifteen (15) days
before the materials is due for installation on the job.
iv. Joint and Connections – All joints shall be air and water tight.
d. Water Distribution Systems
i. Installation
1. The piping shall be extended to all fixtures, outlets and equipment from the
gate valves installed in the branch near the riser.
2. Unions shall be provided where required for disconnection.
3. All pipes shall be cut accurately to measurement and shall be worked into
place without springing or facing. Care shall be taken so as not to weaken the
structural portions of the building.
4. All service pipes, valves and fittings shall be kept a sufficient distance from
other work to permit finished covering on the different service.
5. Change in pipes shall be made with reducing fittings.
6. Accessible Contraction – Expansion joints shall be made where necessary.
Horizontal runs of the pipe over 15m in length shall be anchored to wall or the
supporting structure about about midway on the run to force expansion and
contraction equally towards the ends.
ii. Covering on the different service.

2. Change in pipes shall be made with reducing fittings.
e. Miscellaneous
i. Cleanout shall be of the same size as the pipe, the location of which is extended to an
easily accessible place.
ii. Valves
Valves shall be provided on all water supplies to fixtures as specified.
iii. Pipe hanger, Inserts and Supports.
1. Horizontal runs of the pipes shall be hung with adjustable wrought iron and
malleable iron pipe hangers spaced not over three (3) meters apart, except hub
and spigot soil pipes which shall have hangers spaced not over 1.52 meters
apart and located near the hub.
2. Hangers shall have short turn buckles or other approved means of
adjustment.
3. Insert shall be of cast steel and shall be of type to receive a machine bolt
or nut after installation.
4. Vertical runs of pipe shall be supported by wrought iron clamps or collars
spaced not more than 9m apart
iv. Plumbing Fixtures and Accessories: American Standard or Equal

Execution

1. Leakage Test for Water Lines


i. Leakage test shall be conducted after satisfactory completion
of the pressure test and shall consist of an examination of all
exposed joints for leakage as well as an overall leakage test of
the completed pipeline.
ii. The pressure to be maintained during the test shall be the
design working pressure of the system.
iii. Leakage Test shall be made only after a minimum of twenty-
four (24) hours after the pipe to be tested has been filled with
water.
iv. The duration of each leakage test shall be two (2) hours unless
otherwise specified by the Engineer.
v. Each section of pipeline shall be slowly filled with water and the
specified test pressure, measured at the point of lowest
elevation shall be applied by means of a positive displacement
type pump and reservoir connected to the pipe in a manner
satisfactory to the Engineer.
vi. Before starting the leakage test, all air shall be expelled from
the pipe. All exposed pipes, fittings, valves and joints shall be
examined for leakage during the test.
vii. Allowable leakage rate per 100 joints per inch of Pipe Diameter
at Pressure Stipulated.

ELECTRICAL WORKS

A. All equipment shall meet the requirements indicated and shall be suitable for the installation shown.
Where two or more units of the same equipment class are furnished, provide each from the
manufacturer. Raceways and enclosures shall be provided for conductors throughout all system or
as specified.
B. Equipment and devices which are not constructed with the housing for mounting and enclosing all
live parts, shall be appropriate for the environment and the service intended.
C. Manufacturers: Subject to compliance with the requirements, provide manufacturers offering
Products that may be incorporated in the following:
1. Excavation for underground utilities and services, including underground raceways,
vaults and equipment.
2. Miscellaneous metals for support of electrical materials and equipment.
3. Wood grounds, nailers, blocking, fasteners and enchorage for support of electrical
materials and equipment.
4. Joint sealers for sealing around electrical materials and equipment; and for sealing
penetrations in fire and smoke barriers, floors and foundation walls.
5. Access panels and doors in walls, ceilings and floors for access to electrical materials
and equipment.
D. Subjects to compliance with the requirements, provide raceways, boxes, enclosures and cabinet by
one of the following:

1. Metal Conduit and Tubing:

4. Boxes, Enclosures and Cabinets
E. Subject to compliance with the requirements, provides building wires and cables and associated
splices, connectors and terminations for wiring system by one of the following:

F. Subject to compliance, with the requirements, provide all wiring devices, including receptacles, plugs,
snap switches, wall plates and modular jacks by one of the following:
G. General: Provide wiring devices. In types, characteristics, grades, colors and electrical ratings for
applications indicated which are UL listed and which comply with NEMA WDI and other applicable
UL and NEMA standards. Provide ivory color devices and wall plates except as otherwise indicated.
Verify color selections with Architect.
H. Subject to compliance with the requirements provide circuit breaker and disconnect switches by one
of the following:
I. Subject to compliance with the requirements, provide hangers, support, anchors, sleeves, inserts,
seals and associated fastening.
1. Coating: Supports, support hardware and fasteners shall be protected with zinc coating
or with treatment of equivalent corrosion resistance using approved alternative
treatment, finish or inherent material characteristic. Products for use outdoors shall be
hot-dip galvanized.
J. Subject to compliance with the requirements, furnish and install grounding system as shown on the
drawings.
1. Ground cables shall be soft drawn, bare stranded copper wire, tinned or untied or
insulated stranded copper wire conductor cables, as shown on the drawings. The
grounding shall have a minimum section in accordance with the NEC and in no case
smaller than 2.5 mm2 (AWG 12)
K. Subject to compliance with the requirements, provide lighting and power panel boards and
associated auxiliary equipment.
L. Subject to compliance with the requirements, provide interior lighting fixtures, lamps, ballast,
emergency lighting units, and accessories.
M. Subject to compliance with the requirements, provide exterior lighting fixtures, lamps, ballast, poles
standards and accessories.
N. Subject to compliance with the requirements, provide fire alarm systems, including manual stations,
detectors, signal equipment, controls and devices.
O. Subject to compliance with the requirements, provide telephone wiring/cabling, control/signal
transmission media, attendant’ consoles, switching system, modems, line drivers, terminals,
telephone instruments (handsets) and ancillary equipment.
1. Telephone handsets: Provide desktop telephone sets, compatible with which they are
connected and with which they are connected and with capabilities and operational
features indicated. Provide handsets and hook-switch cradles, touch-tone calling with
quantity of telephone lines indicated.
2. Electrical Cable and Cable Connectors: Provide twisted-pair copper electrical cable, and
cable connectors in sizes and types indicated and as recommended by telephone
equipment manufacturer for indicated applications. Mate and match connector materials
to factory installed equipment connectors.
3. Telephone Accessories; Provide telephone accessories including modular wall and floor
jacks, junctions’ boxes, connecting blocks and pre-wired boxes as indicated.
P. Subject to compliance with the requirements, provide a variety of communication devices such a s
cordless, phones answering machines, computer modems, credit card verifiers, fax machines and
other devices that work with conventional telephone lines.
