THE LANDLORD AGREES TO LET to the TENANTS who AGREE TO RENT the premises situated at :

CONDITIONS
1. The Tenant will pay two (2) month’s rent in advance.
2. The Tenant will pay one (1) month’s deposit as security to cover repairs to any damage caused
by the TENANT at the end of tenancy period.
(This Deposit CANNOT be used as rent payment towards the end of tenancy and will be turned to the
TENANT at the end of tenancy period, in full, if there is no damage caused by the TENANTS.)
3. Payment of Rent ( Initial rental payment will start after one (1) month of stay)
Due on May 28,2022
4. The TENANT will pay rent for the premises at the rate of 7,500.00 Pesos per
month.

5. MAINTENANCE OF PREMISES – TENANT
The TENANT will keep the premises and ancillary property in a reasonable state of cleanliness and will
notify the LANDLORD of any damage to the premises or any state of disrepair that arises during the
tenancy.
Any damage caused by the TENANT will be repaired by the TENANT’S expense.
The TENANT must not intentionally or negligently cause or permit damage to the premises or ancillary
property.
6. USE OF THE PREMISES
The TENANT will not use, allow or cause the premises to be used for business and illegal purposes or
cause or allow a nuisance.
7. LANDLORD’S RIGHT OF ENTRY
The LANDLORD may enter the premises in the following circumstances:
(a) In the case of an emergency; (no notice required)
(b) By giving Notice, either in writing, verbally or by text messaging with a date and time
specified, to the TENANT for a specific purpose (including routine inspection of the premises
seven (7) days before entering the premises.
(c) At a previously arranged time with the TENANT.
8. LOCKS AND SECURITY DEVICES
Either the LANDLORD or the TENANT will not alter or remove a lock or security device or add a lock or
security device on the premises without the consent of the other.
9. ALTERATIONS AND ADDITIONS
The TENANT must not, without the LANDLORD’S written consent make any alteration or addition to the
premises or on the land that the premises are situated on.
The TENANT will not build/erect any temporary or permanent structures on the existing building or on the
land that the building is situated on.

10. SUBLETTING OR ASSIGNMENT
The TENANT will not assign or sub-let the premises or part of the premises to another party.
11. TERMINATION FOR RENT ARREARS
The LANDLORD, on grounds of non-payment of rent will terminate the Tenancy and the TENANT will
vacate the premises, seven (7) days after the last date of due rent payment and/or legal action may
occur.
12. TERMINATION
The LANDLORD, if the premises are required for renovation, will provide the TENANT written notice,
allowing four (4) weeks, to terminate this TENANCY AGREEMENT with the TENANT.
