Clear the Way


Building hallways cannot be used for storage. All personal items must be stored in your apartment or in your storage locker. Items in the hallway are in violation of the City of Troy Fire Code and they must be removed at once. Please refer to Article #43 and Policy #16 of your lease. One last notePlease make sure you leave a clear path inside of your apartment and the hallway of your building in case of an emergency. Do not block access to exits to your apartment and/or building.

Paying Your Rent


with your check, the check will be mailed back to the address on the check. If it is not returned to us by the fifth it will be considered late. If you need more rental statements, contact the Administration Office at (248) 643-6560. If your payment is not enclosed with your rental statement, the statement will be sent back to you. If the payment and statement are not returned to us by the fifth, it will be considered late. All checks will be cashed immediately; please do not postdate them. If your check is not filled out properly, it will be sent back to you. If it is not returned to us by the fifth, it will be considered late. Please do not staple or tape your check to the rental statement. If you are paying your rent at the Administration Office instead of mailing it in, please put it in the Rent Deposit Box. There will also be a basket at the window inside the office to receive your payment. The staff would appreciate you dropping the payment in either of these. If you are paying with cash, you must bring it into the Administration Office to get a receipt. DO NOT put cash in the Rent Deposit Box. We will not be responsible for cash deposited in the box.

Rent is due on the first of each month and is considered late after the fifth. Your rent must be received by the fifth of the month. The rent deposit box is emptied at midnight of the fifth whether it falls on a weekend or holiday. There is a $50.00 late charge for rent received after the fifth. That charge will increase to $75.00 if your rent has not been paid by the 15th of the month. There are no exceptions to this policy. Roommates must remit the entire amount on one check. We Dont Want to Bug You


If you happen to experience pests in your apartment, please contact the Maintenance Department. They will schedule the exterminator to treat your apartment. The exterminator is on the property every Monday, Wednesday and Friday morning.

Keynote
If you find yourself locked out of your apartment after business hours, you can call Emergency Maintenance at (248) 524-8540. You will need your I.D. and will have to sign for the lockout charge of $65.00. You could also contact a locksmith. To avoid the charge, consider leaving an extra key with a neighbor or friend. If you are locked out during business hours, the charge is $10.00. You can pick up a key at the Administration Office Monday - Friday between 8:30 am - 5:00 pm or contact Maintenance to be let into your apartment.

Why hassle with traffic and parking? Monday through Friday from 9:00 a.m. to 4:00 p.m. the Somerset Commuter Van departs on the hour to transport you in comfort to the following locations: Somerset Collection Somerset Plaza Troy Library Meijer Birmingham Theater Royal Oak Beaumont Hospital Troy Community Center Wal-mart Cambridge Crossing Target Midtown Plaza The van is red with gold Somerset lettering. Residents must be at least 8 years old and accompanied by an adult. Two passengers are allowed per apartment. Call us to be picked up at your apartment at (248) 643-6560.

Abandoned Vehicles
In the future when vehicles are abandoned we will give you three warnings to remove them. If they are not removed we will have them towed off of the property at your expense. We appreciate your cooperation.

To request a handicap parking sign in your parking lot, please bring your handicap permit to the Administration Office. We will contact the Parks & Grounds Department to install the sign. Pet Peeves
Nykel Management is now allowing residents to own a pet. There are conditions to the pet policy, so before you purchase a pet, please contact the Leasing Office. You are allowed a maximum of two pets per apartment, and dogs are accepted on a by breed basis. You must provide current vaccination forms, and you must pick up after your pet. There will be an increase of $25.00 in the rent each month to comply with the pet policy is in violation of their lease and could face an eviction notice. So please register your pet! Please remember to always clean up after your pet. Pet owners are responsible for cleaning up after their pets each time you take them out. We want to keep our community looking nice and we need your help in doing so.

Safety Tips
Tips for Everyday Safety
Use a rod to secure doorwalls from sliding in their tracks. Always secure valuables out of sight in vehicles; put cellular phones in the trunk. Always lock your vehicles doors and trunk. Report all suspicious activity to the police. Report all damages or losses to the police, no matter how small. Be observant of suspicious activity in the parking lot. Keep building doors shut at all times. Try to get a license plate number and description of any suspicious vehicle. Do not hesitate to call for minor suspicious activity. It could lead to something serious. Do not buzz anyone into the building that you do not know.

Cooking Odors
The following is a letter from a resident stating their opinion on cooking odors. "Even in the spirit of diversity and communal living, no one should be subjected to offensive cooking odors at any hour of the day or night. These odors are so strong that they permeate the walls and linger in the hallways for days. Even the most understanding and congenial neighbor lies in bed gasping for air." Unfortunately, some spices are much more pungent than others. Those who cook with large amounts of curry, ginger or garlic will be offending their neighbors. The aroma does not go away and leaves many people upset. As it states in Somerset Park Apartments lease under Policy #6, we will be forced to protect the complaining residents, and will ask the offending party to find other accommodations. Please remember, we all need to display patience and empathy for those we share our community with. We recommend the use of air cleaning devices to help with cooking odors so as not to offend your neighbors.

Tips for When You are Traveling Out of Town!


Advise the police if you have a monitored alarm, and provide the name of a contact person. Cancel mail and newspaper delivery. Ask a neighbor to look for any package deliveries. Use timers for lights. Please pick up your luggage tags at our Leasing and Administration Offices.

Must You Leave So Soon?


If you must break your lease before it expires, you will forfeit your security deposit, be responsible for rent until the apartment is rented and pay back any rent concessions which you may have received. You had no idea? Please refer to Article #21 of your lease.

Basement Storage
Make sure all personal items are placed in your storage locker. Items outside of storage lockers are in violation of the City of Troy Fire Code. If items are found outside of lockers, they will be removed at your expense. Remember to properly secure items in your storage locker. We suggest in addition to a padlock, you use another lock and chain for extra security. We are not responsible for damage or loss to your belongings. We recommend that you do not store items of value in your storage locker.

The Last Word


For some of you, the time will come to change your home from Somerset Park Apartments. Nykel-Somerset Management Company, L.L.C... requires that you give a written thirty (30) day notice to the Administration Office. We do not accept a verbal notice. There are no exceptions to the 30 day notice. Please be sure you provide us with a forwarding address!

We do appreciate all of you who keep the inside and outside of your area clean. We do need a little extra effort in the following areas: Hallways/Basements: Do not leave any garbage in the hallway/basement area. Please dispose of it in the garbage dumpster located in your parking lot. Do not prop basement doors open with trash cans. Laundry Area: Dispose of any empty containers, dryer sheets and lint in the garbage. Garbage Dumpsters: If you see that the dumpster provided for you in the parking lot is starting to overflow, please dispose of your garbage in another dumpster nearby. Throwing your garbage to the back of the dumpster will help utilize the space better. Please place all garbage and trash in plastic bags and tie securely before placing in the dumpster. Please keep dumpsters closed. Food for Animals: We understand all of the animal lovers out there enjoy feeding the birds, squirrels and other critters. HOWEVER, it does create a mess on the property, and that can be disturbing to others. Mailboxes: If you ever get mail that does not fit in your mailbox and is put in the slot below your box, please remove it so it does not overflow. (When this happens the cleaning crew collects all the mail from the slot). Smoking: Smoking is not permitted in the hallways or basements at any time. If you are going to smoke please do so inside your apartment or outdoors. Please do not throw your cigarette butts on the ground. if you need a container to put them in please contact the Parks and Grounds department at 248-643-6663 ext. 107 Your efforts DO make a difference. Thank you!

Safety First!
If you haven't already gotten one, consider installing a plugin carbon monoxide detector in your apartment. It could give you the warning you and your family need in the event of an unexpected leak. As always, never leave burning candles unattended. Keep all flames away from curtains, tablecloths or other flammable materials. Now is also a good time to test your smoke detectors.

Just A Few Reminders......


It has come to our attention that many residents are utilizing the building hallways and balconies for additional storage. We would like to remind you that shoes, childrens toys, bikes, and other such items are to be stored in your apartment or storage locker, NOT the hallway, balcony, or courtyards. We are requesting your help in cleaning up your balcony and hallways by removing shoes, toys and bikes from these areas. Items left in the hallway become a safety issue. We will send you only one warning letter. If you do not comply we will have no choice but to ask for the apartment back. Also if you are in a town home and have a bike please keep it on your back porch so it is not seen as people drive through the property.

Keep It Closed
Leaving the building doors open is a breach of security. The doors must be kept securely closed at all times. Keeping the doors open allows anyone to enter your building or the basement. This is a potential danger to everyone in the building. We must ask for your cooperation in making sure to close the doors behind you each time you enter or leave the building. We would appreciate your cooperation concerning this matter. If the door is not closing properly, please report it to Maintenance. And remember that when you come home please have consideration for your neighbors by not slamming the building doors, yelling or running in the hallway.

We are approaching air conditioning season. Here are a few helpful hints. If your A/C fails to work, make sure you have the thermostat set properly. Next, check your circuit breaker by pushing it first to the right until it clicks, then to the left. These steps may save you from waiting for a maintenance man. If the unit still does not work, shut it off and then call for service. Please leave the A/C off until a maintenance man arrives, to avoid a high electric bill or damage to the A/C unit. For proper operation and efficiency, DO NOT set the thermostat more that 10 to 15 degrees lower than the outside temperature. No A/C is not considered an emergency for Maintenance.

Dishing up the Truth about Putting Up a Dish!


Residents are allowed to have ONE satellite dish installed for their apartment. NykelSomerset Management L.L.C. requires the resident to have a Renters Insurance Policy. A copy of this policy must be taken to the Administration Office to obtain a letter of authorization for installation. Please allow 4-8 hours for us to prepare your permission letter. The FCC (Federal Communications Commission) states that the installation of such devices may not cause damage to the rental property. If we find that a satellite dish has been installed improperly and/or has damaged the property, we will require you to remove it immediately and pay for the damages. If you have any questions, please contact the Administration Office at (248) 643-6560. If you choose to install a satellite dish, there are two installation options available to you. Option 1 1. The satellite dish can be placed on your balcony. The dish must be mounted on a tripod and weighed down with sandbags. It may not be attached in any way to the balcony or building. 2. The satellite dish cable must be professionally installed. 3. The cable must be professionally installed through the wall. It cannot be run through the door wall.Your professional dish installer can do this or please contact John at (248) 643-6663 ext. 102 to have our Maintenance Department perform this service. There is a fee of $75.00. Option 2 1. The satellite dish may be placed in the rock bed around the building on a stake. This must be placed within two (2) feet of the building wall. 2. The top of the dish cannot exceed a height of four (4) feet. 3. The cable must be run through the interior walls. The cable cannot be run along the buildings exterior walls. Poor satellite reception is not considered a legitimate excuse for breaking your lease.

RED ALERT!
As many of you probably know, during the school year several Troy School District buses have routes through Somerset to pick up children for school. PLEASE STOP when the red lights are flashing, and do not proceed until they shut off. REMEMBER - failure to comply will result in a $500 fine from the Troy Police Dept. Please help to ensure the safety of the children. The drivers and parents would appreciate it! The speed limit on the property is only 25 miles per hour, so please slow down.

Our pools will officially open on Saturday, May 29, Memorial Day weekend. Pool hours are 10:00 a.m. to 8:00 p.m., seven days a week weather permitting! An adult MUST accompany children under 15 years of age. Residents must also accompany I.D. keyrings. You may pick up your new 2010 keyring at the Administration Office (Monday Friday, 8:30 a.m. to 5:00 p.m.) or at the Leasing Center (Monday and Friday 9:00 a.m. to 7:00 p.m.; Tuesday, Wednesday, Thursday 10:00 a.m. to 6:00 p.m.; Saturday & Sunday 10:00 a.m. to 5:00 p.m.). Our childrens pools are located at the Activities Center on Somerset and at the Community House on the corner of Dorchester and Somerset. You must have a 2010 keyring to enter the pool area. Maintenance Requests
Maintenance issues need to be addressed with the Maintenance Office directly. Even though the Maintenance Office is closed on the weekend, the Leasing Office cannot take your maintenance request. If it is an emergency, please contact emergency maintenance at 248-524-8540. Otherwise, leave a message for the Maintenance Department and they will get back to you during normal business hours which are 8:00 to 4:30 Monday thru Friday. Thank you for your cooperation.
