DEED OF ABSOLUTE SALE OF A PORTION
OF A PARCEL OF LAND
KNOW ALL MEN BY THESE PRESENTS:
This DEED, made and executed by __________________________, of legal age,
widow, Filipino citizen and a resident of Barangay Imelda, Naguilian, La Union, Philippines,
hereinafter referred to as the VENDOR;
in favor of
____________________, of legal age, married, Filipino citizen and a resident of Barangay
Guesset, Naguilian, La Union, hereinafter referred to as the VENDEE.
WITNESSETH:
That the VENDOR is the true and lawful owner of the following property;

That for and in consideration of the purchase price of FIFTY THOUSAND PESOS
(Php 50,000.00), Philippine currency, IN HAND PAID BY THE vendee to the entire
satisfaction of the VENDOR, said VENDOR hereby sells, cedes, transfers, and conveys, in a
manner absolute, unconditional and irrevocable, unto the said VENDEE, his heirs and assigns, a
PORTION of the above-described parcel of land with an area of ONE HUNDRED (100)
SQUARE METERS MORE OR LESS, denominated as ___________________ in the Tax
Declaration, a copy of which is attached as Annex “A”;
That the VENDOR hereby warrants valid title to, and peaceful possession of the
property herein sold and conveyed, and further declares that the same is free from all liens and
encumbrances of any kind whatsoever and that VENDOR, her heirs and assigns hereby warrant
and defend this sale unto the claim of any person whomsoever;
That said property is part of the inheritance of the VENDOR from the property left by
her deceased father;
That all taxes, fees and other charges as may be due or incidental to the transfer of
ownership shall be for the account of the VENDEE;
That the provision of Article 1623 of the New Civil Code have been complied with;
That said land is not covered by the Comprehensive Agrarian Reform Law neither is it
tenanted nor in the possession of any agricultural lessee;
That the parties have agreed that this instrument be registered under Act No. 3344, as
amended;
IN WITNESS WREOF, we have hereunto set our hands this ______________, at
Naguilian, La Union, Philippines.
