1. 1am the deponent herein and one of the managing partner of Caveator
firm in the above suit and as such [jam well acquainted with the facts
of the case and depose as under and file this affidavit as under:
2, The Ceavtor firm is the Lessee in respect of building bearing No 4-7-
234/2F & 4-7-234/4F, consisting cellar (parking arca) First, second
third floors having build up area of 3,500 Sa¥fect each floor and pent
hhouse with 1000 sqft of R.C.C roof together constructed a total Build
up area of 15.000 Sa.feet approximately on the land bearing plot No 1
admeasuring 100 Sqyds and plot No 2 admeasuring 485 savdsin Sy
No 266 & 267 , situated at padmavathi colony -Bagh Hayathanaga:
village. Hayathanagar Mandal , Ranga Reddy District The said
propertyis fully described in the schedule hereto ane herein afte
called suit Schedule’ Property,
43, The Ceavtor firm has initially obtained the petition schedule Property
on lease through Lease deed dated 01-03-2028 from the land owner
sri Boggula Rama Krishna Reddy on monthly rent of Rs 2,31,500

social elements came claiming that the furniture & fixtures belong to
them and they want to take them back,
4. 1 submit infact , earlier the husband of first ceaveate late JoguMallesh
obtained the suit schedule property on lease from him vide registered
lease deed bearing document No 20/2020 dated 02-01-2020 for a
period of Nine years commencing from 01-02-2020 to 31-01-2030 on
‘a monthly rent of Rs 2,00,000/ for running a hotel business and later
on the said JoguMallesh died on 20-11-2020 and after the death of
Jogumallesh his wife I,e ceaveate No 1 herein felt that she is not in a
‘position to run the hotel and determined to get the lease terminated
immediately and that she do not intend to continue in the petition
schedule property and requested the land lord to terminate the lease
immediately , accordingly the parties entered into a Surrender of
lease deed on 27-07-2021 vide document No 4492 of 2021 and t
First ceaveate vacated the premises. In regard we have also filed suit
for perpetual injunction against caveatees herein before the
court R.R,District at L.B.Nagar vide OS No 55 of 2023.

5. I further submit that the Caveatees are now intending to approach
this Hon'ble Court for grant of exparte order by filing suit for
injunction by suppressing the true facts and filing of suit in respect of
Petition Schedule Property against us , while by misrepresenting the
true facts, the caveatees want to obtain exparte orders behind our
