What is the motivation for the Project?
N.E.E.D.
These are the FOUR letters or simply means NEED that MOTIVATED us to do the impossible even
during the hard times that we are going thru because of COVID-19. Let us look on the deeper
meaning of N.E.E.D.
NECESSITY
It has been a long-standing concern of Baguio City for several years now to have a Parking
Building/Public Transport Hub for a stress-free and safe place for its constituents and tourists
alike.
EASEMENT
This will easily be addressed by the project as illegal street parking specifically on main roads of
the Central Business District of the city will be eliminated. Public transport on the other hand
will be re-directed in one place away from the busy streets.
ECONOMY
Given the scenario a sure boost in the economic activity will be propelled via taxes, business
opportunities, tourism, savings, additional income for the city and among others.
DESIGN
A juxtaposition that unites nature with modern materials and elements that can maintain the
natural beauty of the environment and contribute to the rapid development of the City of
Baguio.
BENEFITS OF THE PROJECT
The key element behind this project is to provide a safe environment to load and unload
commuters, convenient parking for local motorist and tourists.
This is an urgency that should be addressed, and the right time is NOW.

THE 1.2B PROJECT WILL YIELD BENEFITS FOR BAGUIO CITY:
Direct Financial benefits:
1. A predicted additional income of FORTY MILLION PESOS per annum.
2. Savings in capital expenditures of SIX HUNDRED SIXTY TWO MILLION for the Parking
Building, Baguio Cultural Center and Outdoor Commercial shops.
3. Savings in operational expenditures of FOURTEEEN MILLION PESOS per annum
Indirect benefits as follows:
1. Employment Revenue of PHP 47M
2. Approximate 300++ job opportunities
3. Additional Business Tax Revenues

Ground floor shall serve space for Local and National Brand Restaurants, Food Chain,
Pasalubong Center, Service, Specialty and Micro-Retail Shops for locals, tourists and visitors.
SECOND FLOOR
Second floor shall be the new haven for
Public Utility Vehicles (PUJs) plying around the city consisting of (150 slots)
THIRD FLOOR-SIXTH FLOOR
Third to Sixth floor shall serve as parking that can accommodate up to 960 units of cars.

The project will be built in along Harrison Road corner Lake Drive.
This is the project site.
The building Main Entrance is located along Lake Drive near the skating making it an easy access
by foot to its clientele directly on the ground for a grand shopping and gastronomix experience.
Entry and exit points is located along Harrison Road for Jeepneys and cars
Elevators and escalators will also be provided for comfort especially for senior citizens
physically-challenged individuals. Elevators will be servicing the ground floor all the way to the
Sixth floor.

ADDED ATTRACTIONS
The emergence of COVID 19 also thought us to go back to basics by creating 30 units of
commercial spaces outside of the Parking Building. These are Al fresco type Kiosks that will
generate clientele who would prefer to stay outside, commune with nature while enjoying the
view and other park activities. Right Beside the Parking Building, a two storey structure will also
be built, it will be the FOCAL POINT of the project as it will house the BAGUIO CULTURAL
CENTER, where local, national or even international events can be held, be it sports or
activation venue for national launching of several products. The second floor on the other hand
is the proposed area for the library.

HIGHLIGHT FEATURES:
1 The proposed carpark building shall promote tourism to the City of Baguio.
2 The project can boost Baguio's local economy.
3 It will rehabilitate the existing Orchidarium.
The carpark building will have area for the new Traffic Management Office for the City of
Baguio.

The project will be spearheaded by All Asia, Incorporated, and a team of competent
professionals with their own specialization related to the entire project.

AASI started as a small contractor primarily engaged in the fabrication of Steel Windows, Doors,
and Structural Steel Warehouses. Because of the demand for contractors and builders in the
90's, Engr. Joselito T. Lopez, together with his associates, decided to expand the company's
operations and incorporate.
On January 25, 1994, the company was registered in the Securities and Exchange Commission
and on June 30, 1994, it was able to secure its contractor's license from the Philippine
Contractor's Accreditation Board. Since acquiring its contractor's license, AASI has undertaken
small to large construction projects ranging from warehouses, road works and parking facilities,
crushing plants, high rise buildings, site development, port rehabilitation, silo foundations,
concrete silo, batching plants, coal plants, and cement plants.
Now on its 25th year of operations, AASI caters to multinational companies engaged in the
Food, Beverage, Liquor, Agriculture, Petroleum, Packaging and Paper Industries, Cement Plants,
Animal Feed Plant, and Government Infrastructure Projects.
CONCLUSION
The project is borne out of vision for the city a vision full of connectivity, convenience, ease of
doing business and living on a stress-free community befitting the city's promise and taking into
consideration PEOPLE, PROFIT and PLANET.
