The goal when reaching out to cash buyers is to add them to your list right? Wrong! The
purpose of the initial call with a buyer is to find out how you can serve them best. The difference
between how I operate my business and what others do, is that I reverse engineer the entire
process of wholesaling. In this guide I’m going to show you how to become a concierge for your
buyers, what questions to ask, and how to get them eager to get deals coming in from you.
HOW TO BECOME A CONCIERGE FOR BUYERS:
Hey, (buyer name)?
Hey (buyer name)! My name is (your name) I’m reaching out because I see you have a property
on _________________________ and I just wanted to see if you were interested in purchasing
any more properties?
They typically say “What do you have?”
Well (buyer name), the difference between me and other people in the industry is that instead of
filling up your inbox with a bunch of properties you'd never move on, I like to reach out to
investors like you first, find out what you're looking for then go out and get hunting for you. I can
get you the type of property you want, where you want it and typically for the price you want to
pay.
If you've got a couple minutes I just need to ask a few questions to find out what types of
properties you like.
They typically say “Ok” and/or start telling you the types of properties they typically buy. If the
latter, make sure you take detailed notes!
Here are the questions to ask. Ask them in a very conversational tone for best results. This
shouldn’t sound like a FBI interview!
1. What types of deals are you looking for? (rehabs, buy and holds, something for personal
use, etc..)

2. What’s your preferred price range for a property and how much are you typically looking
to make back on your investment?

3. And what areas do you most prefer if you could choose any where?

4. What areas do you like to stay away from?
______________________________________________________________________
5. What types of properties are you most interested in? (i.e. single family, multi, mobile
etc.)

6. Is there a certain amount of beds, baths and square footage are you looking for?
______________________________________________________________________
7. Ok, and would you be paying with cash or financing?
______________________________________________________________________
8. If I were to bring you something that matches the criteria you’ve given me, what’s the
quickest you’d be able to close on the property?
______________________________________________________________________
9. And how many properties have you purchased in the last 6 months? __________ Ok so
that’s about ______ per month. Is that a good number of acquisitions per month for you?
_______. If no, what would you like that number to be? __________
10. And how are you currently sourcing your properties? (i.e. MLS, brokers, lists,
wholesalers etc..)

11. Ok awesome, I think I’ve got most of what I need here (buyer name). Can I have the
best email address for you?

12. And is this the best phone number to reach you at? No? _________________________
Ok great, and if there are certain areas or certain types of properties you want besides what
you’ve told me today definitely feel free to reach out to me.
Alright (buyer name) I’ll go ahead and let you go, thank you so much for taking my call and I’m
looking forward to talking to you soon with some potential deals for you to check out! Alright
(buyer name), have a great one :)
Additional Tips:
1. If they ask if you're an agent (and you aren't one):

"No, I'm not an real estate agent. I work with investors that are looking to buy houses throughout
the city. We personally market to homeowners in distressed situations and connect them with
buyers like you."
2. If they say "No":
"Ok no problem, I understand. You wouldn't happen to be looking to sell any properties right
now would you?"
Always, always, always follow up by asking if they have any properties they're looking to sell if
they say no
3. If they seem like a really good buyer:
"You know (buyer name), I'd love to be able to meet up with you and grab a cup of coffee one
day so we can look each other in the eyes, shake hands and chat about how we can help each
other best."
1. Control the flow of the call - You want to be the one asking all the questions. Not the
other way around.
2. Mirroring - People like to do business with people that remind them of themselves. Try to
match tonality and pace.
3. Be authentic - Don't sound like a robot when using this script. Make it your own by
changing the wording to match your style.
4. Build rapport - Get to know the buyer better by looking for things you have in common
and can agree upon.
Enter all information gathered into an online database for safe keeping (i.e.Google Sheets,
Zoho, Podio). Start hunting immediately if motivation level was high. Get something for them
within 7-14 days of talking to them for best results. Add any additional questions that you feel
necessary. Be conversational!
