2 Problem Statement
2.1 Background
Consider a scenario in which you are an Owner's representative and are working on a
commercial/ retail project located on a 15 acre site. The site consists of an existing mall of
6.0 lac sqft of built-up area which is operational.
Now the owner intends to extend this mall up to 15 lac sqft such that the existing mall
needs to be partly demolished. 1.5 lac sqft area of existing mall needs to demolished and re-
constructed. The existing tenants in the demolished space needs to be temporarily shifted
to some other location in the mall and once their original shop has been re-constructed,
they will be shifted back.
The design and construction timeline of the project is 2.5 yrs. The owner is on a tight
construction schedule and secondly he is facing a hard time in trying and convincing the
tenants to re-locate to some other place. Besides this the owner also intends to make it
LEED Certified Platinum rated building. Post-construction the owner is also responsible for
maintaining the entire premise.
The design consultants has been shortlisted and their scope of work is yet to be finalized.
The MEPF consultant is BIM capable however the architects and the structural design
consultant are not conversant with BIM and neither they are willing to take up BIM on this
assignment themselves but they have committed to co-operate in BIM implementation if
the owner himself drives it. The contractor is still not on board and considering the options
available in the industry, it is very less likely for the contractor to be BIM capable.
2.2 Requirement
The owner is however very much interested in implementing BIM in this scenario to the
maximum possible extent as he is ready to expand his in-house project management team
to take up BIM responsibility. But prior to that, he wants to get a BIM process map (BIM
Road map) prepared clearly explaining the below listed points. You are required to prepare
a mini version of a BIM Execution Plan focusing on the below two requirements.
1. Firstly, BIM objectives to be targeted in each stage of the project, starting from
Design to construction and finally to facility management. Also list down the reason why any
particular BIM objective has been recommended.
2. Secondly, a process map showing the roles and responsibilities of each stakeholder
in each stage, who owns the responsibility of preparation of BIM model, who shall update
the BIM model etc.

## Incase a BIM capable Cost Consultant could not be hired, then this task shall be taken up
in traditional way. However, in this case BIM can be utilized for validation of quantities.
** In case a BIM capable Energy consultant could not be hired then this task shall be taken
up in traditional way.
To make BIM Implementation possible and as per the inference from the above matrix,
hiring of a BIM consultancy firm is recommended which shall take up the following

• Architects and Structural Engineers are working on CAD platform. Their information
is being converted into BIM by BIM consultant
• MEP consultant has BIM capability. So he -
o Utilize A+S BIM model developed by the BIM consultant to model his part.

information

• In this scenario, the GFC (Good for Construction) Drawing Set should be prepared on
BIM platform, otherwise the full benefit of clash coordination and BIM will not get
utilized.
• However, the challenge here is that since the Architectural & Structural GFC set will
be extracted by BIM consultant, it will have to be vetted by the Architect’s and
Structural Consultant as design ownership lies with the design consultant and not
the BIM consultant.
