User Manual
SAMIL Has launched portal for property auctions i.e. property.samil.in. below are steps for participation in
property.samil.in.

Steps for participation in property.samil.in


 Register on property.samil.in.
 Submit bids for interested properties.
 On successful qualification by the seller participate and bid for the property auction.
 On confirmation download the sale confirmation letter from my profile page.

Below is the complete process for registration, bid submission, placing bids and downloading the sale
confirmation letter from the portal.

1. Registration process:- for registration please follow the below steps :-


a. Visit property.samil.in. you will get the below screen . where user has to click on highlighted link
“Registration”

For Registration click on the link register


Now.

b. When user click on link He/She will get the below screen where user have to provide his basic
details like Mobile No, user id, Full Name, State/City, Entity, Business category and PAN No.

where as in the right corner user will get the details like what all the documents required for
registration to the Portal property.samil.in

1. Enter Mobile No.

2. Enter User id (desired user id)

3. Select title like Mr. Ms and enter full name

4. Select state.

5. Select city

6. Enter valid email id

7. Select interested in like buy, sell

8. Select entity individual or corporate.

9. Select business category.

10. Select Proof type either PAN card or Form 60.

11. PAN No if proof selected as PAN card then user have to enter his/Her PAN No.

12. Enter the security code as given in image.

13. Read and check the terms and conditions.

14. Click on submit to complete the registration.

2. Log in to the portal:- to login to the portal please follow the below steps and screen shot as well.
1. Provide the user id which you have entered at the time of registration.
2. Provide the password which user have received on the registered mail id.
3. Click on login button.

Once you click on login button you will get another window for entering the OTP (One Time Password)
which we are sending for the purpose of security so that only intended user can access the portal. Screen
will be as below just provide the OTP (One time password) received on registered mobile no.

regenerate OTP you will get the
fresh OTP on registered mobile

On successfully providing the OTP (One time password) you will be redirected to the Home page as in below
screen shot.

1. user will get two sections Live auction


where they will get the details of all the
auctions for which the bidder has
participated and qualified.

2. User will get all the upcoming auctions.


For which user can share the interest and
also participate for the auction

3. Where user can check all the property


details by just clicking on auction id.

Product description page will be opened when you click on auction id

Here first section is general information which will display the auction related details like auction title and
property related information like address, description and borrower name.

Second section is property value which will be as per below screen shot and contains information of market
price reserve price and EMD which we have to submit in order to participate for the auction.

Third section is remittance details which will display the details like on whose name DD or EMD has to be
paid with all the bank details as per below screen shot.

Fourth section is for activity details like when is the last date for tender submission and when auction will
be like when is the inspection date and time.

Last section is Bidding information will display the details like Tender notice, Sale notice and Terms and
conditions of the property also will display the auto extension time (if bidder bids on last minutes then
auction will be extended with the specified no of minutes.

3. Participation Process:- if Interested in any property user will send the tender to the seller as well
have to participate in portal Property.samil.in and process for the same will be as below

1. Under upcoming auctions look for the properties for which you have submitted the
tender to the bank. After finding click on the participate link.

While clicked on participate user will be redirected to bid submission page.

2. In bid submission page provide the basic information as


1. Select instrument type DD/RTGS/NEFT.
2. Select bank name from the list of the given banks. List contains all the
banks.
3. Enter instrument no like DD no/ RTGS Transaction No etc.
4. Select the date of DD/RTGS.
5. Click on browse and upload the scanned copy of the DD/ Receipt of RTGS
and other proof of payment.
6. Quote price: - best offer price which you are offering for the property.
7. Bank details which includes the details of the bank if in case refund has to
be done.
8. After filling all the valid details click on submit which will successfully
submits your bid and you will get the success message on completion of the
bid submission and this will redirect you to the Home page.

Home page after participation will be as per below screen shot participation link will be changed to
view and for the properties of which participation date is over you will get a message as “Bid
submission date is over”.

4. Bidding process:- after successful bid submission when auction goes live that particular auction will
be moved to live auction with “Bid Now” button in place of “View”.

For placing Bid click on Bid

When user clicks on Bid now link he will redirected to the watch list and view for the same will be as
per below screen shot.

Here you will get the details like auction id, Loan account no, Seller name, Event title, User’s last bid
amount, My tender amount (if quote is given and accepted by the seller), start price of the auction,
Reserve price of the auction, Bid incremental value and current bid amount (if any user placed any bid
on property that will be displayed under current bid amount.
Now in order to place a bid please find the steps as mentioned in screen shot.

1. Select the check Box.

2. Enter the valid bid amount

3. Click on bid now button

Once clicked on bid now system will give you a pop-up (new window) asking for confirmation of bid
amount and accepting the Terms & conditions of the property. Which is mandatory without which bid
will not be accepted.
Screen shot for the same is as below:-

1. Check the bid amount entered by you.

2. Read Terms and Conditions and check


the box if agreed to that.

3. After accepting terms & conditions click


on confirm button to place your bid.

When user confirms the bid then system will successfully place the bid and user will be redirected to
the auction page which will as below:-

Once bid accepted user will get the following details updated.
1. Current bid amount: - will be the current bid on the property.

2. Status: - will display your rank if highest bidder then rank will be Rank-1
otherwise it will be Rank-2 or Rank-3 respectively.
3. Bidder details: - will display your bids which you have placed.
4. My last Bid: - will display your Last bid.

When auction approaches to closure system will start blinking the remaining time section as per below
screen shot.

Once closing time reaches to 0 then you will get a message that you are the highest bidder if your otherwise
system will display the message as “You are not the highest bidder”.

5. My Profile :- to check the details further like your bid is confirmed or not you can check my profile
page which will display your basic details and details of the properties to which you have participated
or placed bids.

Here status will be pending for confirmation once confirmed by the seller status will be changed to
confirmed and sale confirmation letter will be there for download and your records.

6. Requests and complaints: - if any user wants to complaint or wants to make any requests. He can
simply do so by clicking on Requests and complaints

Here system will auto populate your details user have to enter the subject and message (request or
complaint) and click on submit button.
If you want to request for your KYC documents updation you have click on “Request for KYC
updation’s).
Which will takes you to a new window where you can locate and upload your new KYC documents
which will be directly sent to the Support team and screen for the same will be as below

After selecting the documents simply click on Update button which will send your details by email to
Shriram Automall India Limited support team. Who will give you a call for verification of the
documents and after successful verification your KYC documents will be updated. This process usually
takes 7 working day’s within which your request will be resolved. Otherwise you can call on our Toll
