The purpose of this method statement is to describe the detailed procedure to follow for the
installation work for the Fan Coil Units and its accessories to achieve mechanical
completions. And to ensure that concerned persons are familiarized with the sequence of
activities, utilization of resources and relevant documents in compliance with HSE and
QA/QC producers & requirements

Scope:

The scope of this method statement is to define the method of installation of Fan Coil Unit
and its Accessories (Valve package and duct connection) for Pearl Bay Mix Development
Project, Plot RT3-13City of Lights, Reem Island, Abu Dhabi, UAE in accordance with the
project specification & approved shop drawings and the requirements of checks to be carried
out.

Safety:

 All work shall comply with safety procedure or instruction set out in project safety
plan and Authority rules and regulations
 Know the height and size of element before any rigging for lifting.
 Evacuation materials to be stacked minimum 1m form the trench.
 Always inspect the rigging element prior to every use. Never wrap the hoist line
around the load.
 Make sure that the proper handling power tools are taken and people working with
proper safety precautions.
 Make sure Client HSE regulations are followed during the activity.
 Trained operator shall be engaged to control or operate heavy equipment machine.
 Basic PPE to worn by all staff and laborers.
 Before starting any activity, all labors and supervisors shall attend the safety induction
training to ensure safety measures are understood

 The client has major to play in promotion of a systematic approach to the


management of project and health & safety in construction.
 The Consultant major role to play monitor the project weather it is done
according to project specification, and giving approval for all shop drawing and
materials submittal and inspection of all work which is done by contractor at site
 The main contractor is a manager and possibility also tradesman that is
employed by a client, usually upon the advice of the projects architect or
engineer. Main Contractor is responsible for the overall coordination of a project.
Main contractor must first assess the project-specific documents (referred to as a
bid, proposal, or tender documents).in the case of renovations, a site visit is
required to get a better understanding of the project
 The sub-contractors responsible for installation & testing & commissioning for
all work to be done at site perform either a portion or all of the work. Main
contractors hire for specialized works.
 The MEP Manager is over all responsible for the implementation of method of
statement and ensure his team of engineers and foreman are aware of this method
of statement and all the resources (Labor, material and equipment’s),
Manufacturers representative are available to carry out the work as planned and
without any delays.
 The Project Engineer is responsible for to carry out the work as per approved
shop drawing, method of statement, HSE procedure. He also responsible to
ensure adequate manpower, equipment’s and materials from supplier/sub-
contractor for the planned work.
 The Safety Officer is Responsible to ensure that all the safety precaution is in
place, and that all personnel on the site are using the required Personal Protective
Equipment’s like helmets, Gloves, Shoes and coveralls. He will also ensure all
relevant permission are available for the works
 The Site Engineer is Responsible for Witness the site activities and follow the
execution with Project specification and approved materials and also comply with
HSE. He is responsible to solve technical issue related in sites and arranging the
materials and labor appropriate area.
 The Forman is Responsible to coordinate with engineer to follow up the daily
site activities and arranging labors on the required area. He has to involved all the
activities in site to push the work progress with quality.

Execution of Work:

 The FCUs shall be carefully and slowly lowered to the ground during unloading.
 Adequate workers will be engaged according to the size of the FCU or offloading and
carrying by forklift / Boom loader, upon completion of receiving QC inspection.
 The FCUs will be segregated according to model/size and stacked accordingly for easy
retrieval.
 While stacking the FCUs, ensure that bottom most FCU packing shall not be damaged.
 Where applicable, the bigger size FCUs part shall be stored at the bottom and smaller size
FCUs part above.
 Fan Coil Units received will be verified as per approved material submittal.
 Extra care shall be observed during transport, loading and unloading of units to ensure that no
damage is caused to the materials.
 Fan Coil Units will be stored in a dry, clean and secured area where any possibility of damage
to the units are eliminated.
 Manufacturer‘s rigging instructions for unloading fan coil units, and moving them to final
location shall also be complied with.
 Materials shall be stored at the location favorable for transporting to site work.
 Units shall be checked for correct model, type and size as per approved material submittal and
shop drawing before shifting to specific areas of installation.
 When shifted at designated areas of installation, units will be kept inside the shipping boxes
until they are ready for installation.
 FCUs accessories are segregated according to the model/size and stacked accordingly for easy
retrieval.
 Material Inspection request shall be issued for the inspection of the material received and
submitted to the Consultant for their approval.

Method of Installation

Work Preparation

 Check FCUs, accessories and associated materials for installation have approved
status from consultants.
 Check and confirm the benchmark according to approved shop drawings.
 Check and confirm the installation level according to approved shop drawings/
Coordination drawings.
 Ensure necessary resources in terms of labor, equipment’s, tools, scaffolding and task
lighting are arranged to carry out the Job.
 Work area will be pre-inspected for readiness and shall ensure that civil clearance has
been obtained before starting site activity.
 Lifting / installation of the equipment shall be done after installation of hangers and
supports.
 Temporary power supply will be available for the installation works (if applicable).
 All necessary approved safety procedures/pre-cautions are undertaken and
implemented.

 Tools and equipment for the installation works are ready at site.
 Ensure the operatives are trained on Method statement.
 Ensure all constraints on operatives have been identified and precautions are taken.
 Proper access and Egress to the work area to be provided

Installation of Hangers, Support and Vibration Isolator

 Location of hangers and supports shall be marked as per location of fan coil units as
shown in the approved shop drawing.
 Marked location will be drilled and anchor bolt will be inserted into the drilled hole.
 Approved vibration Isolator will be inserted into the anchor bolts
 Threaded rods of required size and length shall be inserted into the Vibration Isolator
hole.

Installation of Fan Coil Units

 Prior to start installation, check identification of FCUs for its capacity, location,
model no. with respect to dimension, Tag No. and Hand off connections (Right/Left)
as per approved material submittal and shop drawing.
 Location of installation shall be checked and marking for unit location shall be
provided as per approved shop drawing and coordination drawing.
 Location and orientation of fan coil units shall take into consideration access for filter
maintenance, and for connections to other services such as chilled water pipes,
ducting and condensate drains.
 Size of hangers and supports shall be checked to ensure it is adequate enough to carry
weight of the fan coil unit.
 Adequate and safe scaffolding plate form shall be provided for FCU installation.
 Fan Coil Unit shall be raised manually through scaffolding to the required level and
shall be hanged using the units mounting holes.
 Level of installed units will be checked using spirit level to ensure there is sufficient
slope for the condensate from drain pan to flow freely. Lock nuts / bolts shall be
tightened to secure the units.
 Extra care shall be observed during lifting and installation to prevent damage to
components, enclosures and finishes.
 Units will identified / labeled accordingly after completion of the installation.

 The FCUs are protected by polythene sheets or cartoon to prevent any damage
happen to the unit

Connections to Other Services

 Electrical wiring connections to the fan coil units shall be done in accordance with
the unit’s wiring diagram and nameplate specification.
 The FCUs control box to be installed for easy accessibility and the thermostat, BMS
wiring and power wiring to be done as per the control schematic and manufacturer’s
recommendation.
 FCU Units shall be connected to chilled water supply and return lines using flexible
connections and other fittings as per approved shop drawings.
 Ensure that correct model of PICV valve package for FCU installed in the chilled
water pipe side connection
 Supply side of units shall be connected to supply air duct using flexible duct
connectors. (Not applicable for Decorative-type FCU).
 Condensate drain pan shall be connected to the nearest condensate drain pipe as per
approved shop drawing. U Trap shall also be installed along the condensate drain
line.
 Ensure that condensate drain shall be insulated with approved material.
 The thermostat shall be installed as per the locations shown in the approved drawings
in return air path for proper sensing of temperature.
 Check and ensure all BMS and fire alarm interfacing cables shall be installed as per
approved drawings, submittals and schedules. (If applicable)
 Follow the specifications / manufacturer’s instructions while installing the FCUs.
 After completion of work, the WIR shall be raised for consultant’s inspection.

Environmental, Safety and Health

Specific safety measures have to follow as applicable, and all the safety measures are covered
separately in the project safety plan.

Hazards:
 Falling of material
 Chemical fumes
 water leakage
 Loose Material
 Skin burn and hot surface

A)Safety lighting
 Adequate lighting to be provided to work location at night time
 All the electrical accessories will be in industrial type.
 All the cables will be buried / above head.
 All the buried cables to be marked on the ground with signs & on redline drawings.
B)Task lighting
 Connected cables to be secured/tied properly to avoid trip hazards.
 In addition to the fixing lightings, portable light will be on standby.
 All electrical fittings used will confirm to industrial standards.
C)Emergency arrangements
 Contact numbers of personnel concerned to be displayed in the designated HSE
bulletin board.
 Emergency response team to be standby. All emergency contact people are posted
around the project and are discussed during site safety meeting.
