• Obtain layout from Architect inclusive of furniture layout.

• Electrical layout design is best to be reviewed and approved by architect and
client.
• Ensure that the quantity of electrical points is as per Sales & Purchase
Agreement (S&P)
Building Works

• Design Issues
• Location of Lighting Points and Fan Points.
• Lighting point is not to be place directly on top of bed
• Lighting point to be at least 3 ft away from fan point
• Take note of beam location
• Switches and sockets
• Socket points in master bedroom are to be able to accommodate at least a queen size bed.
(King size is preferable)
• Sockets in the kitchen (wet area) are to be on high level. Actual location depends on the tiling
layout
• Location of switches is not to be behind the door
Building Works

• Design Issues
• Others
• Location of Water heater point to be in the vicinity of the shower
rose but must be higher than it
• There are 2 earthing for each house. One is the electrical earth
and the other is the earthing for the telephone system
• Location of DB to be as obscure as possible. If it is behind the
main door ensure that it is higher than the door.
 Ensure sufficient space for installation of air-cond unit.
Building Works

• Design Issues
• Telephone System
• Interconnecting conduit between Tel Pit and & Tel DP
 Check Pit Size and method of interfacing with the external
infrastructure with local Telekom
• Interfacing duct with the external infrastructure. Demarcate scope
of work
• TNB
• Interfacing between TNB incoming cable and meter panel, i.e.
duct, pit etc
• TNB meter chamber design is to be approved by TNB i.e. height,
depth etc.
• Regardless of single phase supply or 3 phase supply, provide 3
phase meter panel.
Building Works

• Design Issues
• Autogate
• Provide at least 7 core PVC/PVC cable. Normal Practice is to lay 1 x 12 core PVC/PVC
cable.
• Provide blank faceplate at the indoor control point.
• Provide ducting with 4 core PVC/PVC cable between gate pillars if it is a swing gate
system
Building Works

• Construction Process
• Contractor to submit shop drawing, sample & program for
approval.
• Take note of the location and quantities of the electrical
points. Contractor tends to shift location of electrical
point without prior notification.
• Mock up unit inspection is important to finalize the
location of the points. This inspection is best carried out
together with the architect and client.
• Make sure contractor put in the application for TNB
meters
Building Works

• Construction Issues
• Conduits are laid diagonally instead of horizontally/
vertically.
• Make sure architect did not change the swing of door
• Insufficient earthing cable size
• The mounting method of the fan hook. The weight should
be on the building structure and not on the ceiling
support.
• Improper installation of electrical conduit in the ceiling
space
List of Test: Insulation (Megger) test, Earth test,
Continuity test
Infrastructure Works

• Pre D.O.
• D.O. submitted by Town Planner.
• Consultant to check with various TNB dept. on their approval. (As per
MPK’s distribution). Normally, location & no. of TNB sub-station is
determined now.
Infrastructure Works
• Design Stage
• Application to Relevant Authority
• TNB for “surat tiada halangan” & Design Approval for LV reticulation.
• TMB for design approval of manholes type, location, ducting route & no. of ways.
• MPK for lighting design approval of type of lighting column, height, lantern wattage
• TNB Substation: to submit Architect’s drawing to TNB for approval. To note constant
change in requirement for wall thickness, door and window material, fencing etc.
Infrastructure Works

• Design Issues
• LV cable routing
• Method and location of LV reticulation
• Allocation of GI or HDPE pipe (150mm dia) for future TNB crossings

• Telephone infrastructure
• Interfacing method between building and infrastructure of telecommunication
system
Infrastructure Works

infrastructure contractor
• Lantern wattage changes
• To specifically mention or clarify during Tender exercise, the SL distribution cable cut-
loss length.
