Work History

I have been in the building industry for over 30 years although I was a real estate agent I worked very
closely with builders and developers finding sites and selling completed and off the plan units and
townhouses this is the part that encourage me to become a developer and then become a builder. I have
carried out the roles of Developer and Builder. My responsibilities have included but are not limited to the

I was involved with all stages of the contract/project from preliminaries through to practical completion
including contract management, site set out and survey, occupational health and safety, site management.
My role as Construction Manager/Building Supervisor included:

For this project, I supervised and checked building codes and standards requirements and checked other's
work during:

The Preliminary Building Stage – in this stage I supervised All topsoil stripped off and prepared the pad
prior to the commencement of profile set out, particularly in this site, the fill material was compacted by
mechanical means, in layers not greater than 250mm thick and to a minimum compaction ratio of 95%
standard compaction in accordance with AS 1726, AS1289, AS2870. I put-up tempering fencing, tempering
toilet, tempering power, lunch area and site office, site signage and then pegged the building profile and
set-out, to ensure the site had correct levels, retainment and compaction and that project set-out was in
accordance with contract plans, specifications, and approvals. Once I have completed the contract

administrative aspect by drafting the scope of work and sub-contractor agreement, I started letting out the
early-stage contract to the appropriate QBCC licenced sub-contractor.

The Base Stage – in this stage I supervised and managed the early-stage sub-contractors like the concreters
to dig out the footings and bore piers in accordance with AS3600 “Concrete Structures Code” and
AS2870“Residential Footings and Slab Code” and the project specifications, the plumbers to lay their under-
slab drainage in accordance with AS/NZS3200 plumbing and drainage standard, the electrician to lay their
power to site in accordance with electrical safety act 2002-2020 and work health and safety act 2011, steel
fixers to build the footing steel and cages in accordance with AS/NZS 5131 structural steelwork fabrication
and project specification, the termite proof contract to come and install the termite barriers in accordance
with AS3660 termite management, organize the inspection from the structural engineer and architect after
a passed inspection, I now proceed with form workers to form the build for slab pour, meanwhile before I
conclude this stage I usually make sure I have raised and resolved any issues that is not corresponding with
the construction documentations as RFI with either the architect or the structural engineer and the
certifier moving forward with the building works in accordance with the building plans, specifications and
relevant standard.

The Frame Stage – this stage I supervised, managed and drafted the scope of work, sub-contract agreement
then let out packages to the carpenter for the framing in accordance with AS1684 timber framing standard
and project specification and relevant Australian standard, I supervise and managed the roof plumbers to
lay their roof in accordance with AS1562.1;2018 and project specifications, I supervise and managed the
plumbers rough-in their hot and cold water reticulation services and other fixtures, I also supervised and
managed the electrician rough in their electrical cable, switches and other appliances, including all relevant
inspections and certifications for framing.

The Enclosed Stage – in this stage I drafted the scope of works and agreement then let out the enclosed
packages to our preferred QBCC licensed sub-contractors, I supervised, and managed the wall insulation
according to the zoning R-value to comply with AS/NZS4859 and project specification, I supervised and
managed the cladding and sheeting of the external and internal walls. I supervised and managed but not
limited to windows installation doors installations and glaziers’ installation to comply with relevant
Australian standard and project specification, I also supervised and managed the waterproofing to comply
with AS4858, AS3740, AS4654.1-2012, in accordance with the project specification and relevant Australian
standard. I supervised and managed the tilling, the installation of the gyprock corners, the skirting, the first
coat painting.

The Fit-Out Stage - I supervised and managed the painters, the joineries and cabinets makers fitoff, the
plumbing fitoff, electrical fitoff, inspections and the positioning of the final fixtures in accordance with
contract documentation, and ensured that the electrical supply, fittings, and smoke detectors were

installed in accordance with electrical safety act 2002-2020 and work health and safety act 2011 and project
specification.

The Practical Completion Stage - I carried out the pre-handover inspection to identify and record faults or
issues with the builder, supervised and managed the rectification or remedial work and ensured that all
appliances were installed and functioning and had required manufacturers warranties and documentation.

packages to our preferred QBCC licensed sub-contractors, I supervised, and managed the wall insulation
according to the zoning R-value to comply with AS/NZS4859 and project specification, I supervised and

installation doors installations and glaziers’ installation to comply with relevant Australian standard and
project specification, I also supervised and managed the waterproofing to comply with AS4858, AS3740,

by mechanical means, in layers not greater than 250mm thick and to a minimum compaction ratio of 95%
standard compaction in accordance with AS 1726, AS1289, AS2870. I assisted in put-up tempering fencing,
tempering toilet, tempering power, lunch area and site office, site signage and then pegged the building
profile and set-out, to ensure the site had correct levels, retainment and compaction and that project set-
out was in accordance with contract plans, specifications, and approvals. Once we have completed the
contract administrative aspect by drafting the scope of work and sub-contractor agreement, Kadir started
letting out the early-stage contract to the appropriate QBCC licenced sub-contractor.

This letter is to confirm that Mr Thaer Abu Dabat has had an association with this company since 2007.

In the year 2007 we were enagaged by Mr Thaer Abu Dabat to construct a home. On this project Mr Abu Dabat took an
active role in the construction to the extent that he was assisting me in managing the works. This continued on to 2008
when we were engaged to construct a 3 level townhouse project. Mr Abu Dabat assisted in the works from general
labouring right up to the managing of all structural trades and finishing trades.

After these projects were completed I believe Mr Abu Dabat pursued and obtained his own builders licence and I believe
he has now successfully constructed many projects of his own.

Between the time of 2012 and 2014 Mr Abu Dabat took a keen interest in the larger scale projects that we were
constructing , particularly a 7 storey building that we constructed at 8 Finney Rd Indooroopilly. Mr Abu Dabat assisted me
personally and observed the organization of all trades to gain experience in the construction of a larger multi – storey

Thaer sole coordinated the excavation subcontractor, concreters, form workers,


pest controller, roofers, blocklayers, renderers, steel fabricators, painters,
cabinetmakers, air conditioning subcontractor, lift installer, carpenters,

electricians, carpet layers, landscapers, scaffolders, gasfitters, data/
communication subcontractor, concrete pump operators, balustrade installers,
garage door installers and robe door installers.

He supervised all the contractors on site for the project soley. He also carried
out all Site Safety meetings. Thaer keep in touch with the architects and
certifiers to ensure the project remained compliant.

getting certificate of occupantency from the certifier, organised all
certications from development approval to plan cealing with council

of lift sharft, etc for quoting and sending to the apropriate trades people

Thaer identified the nature of the hard rock in the soil report then arranged a
meeting with the structual engineer onsite and both agreed at the time it was a
waste of funds to do 800mm footings when 300mm was sufficent enough which Thaer
saved $50,000.00 in concrete and steel. There was also a saving of reducing the
amount of piles from 80 to 70 piles which saved $45,000.00 on costs just by
discussing the situation with the Ausipile and both parties came to and agreement
that 80 piles wasn’t nesessary

Thaer works closely with formworkers and pick up that the floor from balcony to
balcony door did not have the right fall and the step up was wrong so Thaer
corrected it prior to steel fixers and conreters arriving onsite

I have know Thaer for over 30 years from working for me to working for himself.
Although he started working for me he developed over 30 different classes of
projects. I hvae designed all of Thaer’s projects and supported he throughout the

Inregards to 21 Roseglen St although the master builder contract commenced on
the 23/10/19 the actual construction commenced in Febuary 2019 and the
escavation of the site including piling, footings, removal of hard rock throught
the site and transporting excess clay of 5000 tones took from febuary to october
2019

At the moment I am drawing a 8 storey multiuse complex including 4 shops, 2


level basement and 28 units over 6 storeys
