Design Problem: Tenement
It is undeniable that Tuguegarao City is being anticipated in becoming a Metro in the near future.
Developments and infrastructures tend to rise in different areas of the city, thus welcoming the idea of
urbanization. One attribute of urbanization is encouraging migrants to settle in the city center for
livelihood and work being offered by different investors and potential work. Migrants will inevitably seek
for human habitation to stay to sustain their living, worse is squatting in different vacant areas.
The local government envision to cater these possible human settlement issues mitigating informal settlers
and squatters to arise in the city. Different solutions were offered by the LGU, one of which is creating a
public housing projects that can mitigate and cater the influx of migrants to the city. These public housing
can be rented by the low-income earners, students and levels of the society that can be considered poor
at a very minimal cost enough to sustain the existence of the building only.
The City Government acquired a lot somewhere in Atulayan Norte intended for residential buildings (R2
max). The City government hired you to provide a holistic design of the proposed low-rise tenement
considering all parameters, guidelines and restrictions that may encounter. The City government expects
to optimize the maximum potential of the lot in accordance to the building requirements.
The lot:
Beginning from the mark “1” S 55deg 32 min W-33.75mts to point 2, thence N 1deg 10 min W – 39.29mts
to point 3, thence S 89 deg 41 min E 25.64mts, thence S 8deg 28mins W – 20.26mts to point 1. With a
total area of 810.80 sqmts.
Adjacent lots:
@ north bounded with a residential lot
@ west bounded with residential lot
@ south bounded with an 8mtr wide road
@ east bounded with residential lot
The building:
General design requirements:
1. Each unit shall bear a necessary space needed in a residential.
2. Provide not less than two vertical penetrations.
3. Each unit shall have ample ventilation provided in the code.
4. Each unit can accommodate a small family only/bachelor.
5. Obtain a 70% range of saleable/rentable area.
6. Introduce single family dwelling units and studio units to accommodate bachelors. Study the
proper proportion of the number of units.
7. Lower floors shall accommodate single family dwelling units & upper floor/s shall accommodate
studio units.
Drawing requirements:
1. Perspective (man’s eye view)
2. Floor plans complete with furniture and fixtures (consider ground floor plan as a master plan)
3. Four elevations
4. Computation of:
• AMBF
• GFA
• TGFA
• ISA
• USA
5. Provide a tabulated area of rentable and non-rentable spaces each floor to identify feasibility of
your design solution. Rentable spaces should occupy ranging to 70% of the GFA.
6. Use 20 x 30 white paper (use 4 sheets only)
7. Use any coloring materials for better presentation.
8. Use coloring materials to zone your plans.
