REMEDIAL WORKS

Figure Crack on Window  Replace the old soffit with a ladder, but ensure it is

 After removing the fascia and soffit, identify where the
rot or damage begins.
 Measure the width and length of the replacement soffit
board. Cut the fiber cement siding outdoors, using
shears or a fiber cement blade.
 Install an insect screen on the backside of the new
soffit to prevent insects and fire embers from entering
the attic. Fasten the fiber cement siding using
corrosion-resistant nails or screws. Ensure the nail
placement, depth, and spacing are correct for blind
nailing and face nailing.
 Prime the soffit and treat the edges with paste wax to
better preserve the wood and aid in sealing the eave.
Using finish nails, attach the soffit to the rafters.
 Caulk and paint the new soffit with high-quality paint.

REMEDIAL
 Inspect your roof to detect any areas with damaged or
decaying flashing. Check for symptoms of rust, cracks,

 Remove any damaged or degraded sections. Use a
putty knife or other similar instrument to carefully lift
and remove the old flashing.
 Measure the area where you removed the old flashing
and cut a new piece of flashing to the exact size. Make
sure it's long enough to reach under the roofing
covering.
 Using a caulking gun, generously apply roofing cement
to the area where the old flashing was removed to
establish a secure seal for the new flashing and prevent
roof leaks.
 To make a watertight seal, apply extra roofing cement
around the edges of the new flashing, making sure
there are no gaps or holes.
 After the repair is complete, keep an eye out for any
signs of leaks. If you still have leaks, apply more
roofing cement to enhance the seal.

 Thermite attack due to lack of anti-termite paint

REMEDIAL

 Take off any door hardware from the frame, including


the strike plate for the door handle. With the opening
disclosed, remove any extra plaster, caulk, or sealant
surrounding the door to reveal the frame.
 Cut through or remove any fixings holding the door
frame in place. Once unfastened, cut through the
jambs. Saw through the top-center part of the jambs at
a 45-degree angle, then use a pry bar or crowbar to
break them free from the masonry.
 Finally, tidy up and smooth down the jagged opening.
 Attach DPC strips to the underside of the rough
opening. Coat the nails used to hold the DPC strips in
place with the appropriate emulsion as well.
 Carefully push the new frame into the opening and
secure it with wooden supports. Use a spirit level and
a plumb line to ensure that the door frame is
completely straight and centered.
 Drill three holes in each jamb to accommodate the
screws. Make sure the holes are suitably spaced and
the load is properly distributed.
 Fill up any gaps between the frame and the wall. You
can use either mortar or plaster.
 Once the mortar has cured and hardened, caulk the
frame's outer edge. Using a utility knife, cut the caulk
where the jamb meets the wall.
 Finish the frame with paint or varnish, depending on
your interior design goals. Take care around any nail
holes or other flaws, as this is your greatest chance to
reduce them.
 Fit the door into the frame.
 When the door is replaced, double-check the paint job,
especially around the trim and where the hinges are.

REMEDIAL
 Take a putty knife and start applying the wood filler to
all the cracks. Begin by adding a little quantity of
wood filler to each crack inside ridges.
 Let it dry.
 Use sandpaper to produce a smooth surface. Sand the
filler down with low pressure until it reaches the same
height as the rest of the door's surface.
 Reapply paint to the whole door for many solid
applications of the same color.

REMEDIAL
 Remove any loose concrete and thoroughly clean the
surface.
 Dampen the cleaned concrete area and apply a thin
coating of cement paste before resurfacing.
 Place the appropriate concrete kind to resurface the
affected area. Using Latex-modified concrete
(polymer-modified cement concrete) is a suitable
choice.
 Apply pressure to the concrete while the finishing
operation is taking place.
 Epoxy resin can be used to seal the building joints.

REMEDIAL

 To repair it, first expand the crack with a chisel and


hammer or power tools.
 Ensure that the fracture is well broken around the area
and that any powder cement rubble is removed.
 Then produce a mixture of sand, cement, and small
gravel along with proportionate water and mix
thoroughly. Then use a cement spade and apply the
mixture by applying with impact on the crack region
till it fills the crack. Later, smooth it, add wall putty,
and paint it to get it back to normal.
 There is also a ready-made mix gypsum available for
the same purpose; simply mix with a corresponding
amount of water.

REMEDIAL

 Before beginning any repairs, disconnect the machine


from the power source and switch off the water supply.
 Locate the loose water line connection. This could be at
the water inflow or discharge.
 Using an adjustable wrench, tighten the loose nut. Take
care not to overtighten.
 Ensure that the water line is properly aligned with the
intake or outflow.
 Wrap thread seal tape (also known as Teflon tape)
around the threaded section of the water line before
reconnecting it. This helps to form a waterproof seal.
 Switch on the water supply and plug in the machine.
 Check the connection for evidence of leakage.
 If there are no leaks, you have properly repaired the
loose connection.

REMEDIAL

 Before you begin, switch off the electricity to the light


fixture at the circuit breaker or fuse box.
 If you're changing an existing bulb, let it cool down
first.
 Choose a CFL bulb with the right wattage and color
temperature for your requirements.
 Inspect and clean the socket for signs of damage or
corrosion.
 To avoid breaking the fragile spiral tube, hold the CFL
bulb by its base rather than the glass. Align the base
pins and socket holes. Gently rotate the bulb
clockwise until it is firmly in place.
 Turn the power back on. Turn on the light to confirm
the CFL bulb is illuminated appropriately.

REMEDIAL

 Using a chisel and hammer, slowly break apart the tile.


 Remove any remaining fragments and thoroughly clean
the area.
 Scrape any old adhesive or mortar off the concrete
surface. Ensure that the space is clean and clear of debris.
 Choose a new concrete tile that has the same size, color,
and texture as the current ones.
 Place tile glue or thin-set mortar on the back of the
replacement tile. Place the tile in the vacant slot, aligning
it with the other tiles.
 Press the replacement tile firmly into place. Use a rubber
mallet or a wooden block to ensure that it rests level.
 After the adhesive has set, grout the tile joints. Use a
rubber float to push the grout into the gaps.
 Wipe away any excess grout with a moist sponge. Allow
the grout to cure following the manufacturer's
recommendations.

 Access the roof with a ladder, then undo the screws


and carefully remove the panels.
 Lay the roofing material on a flat surface and use a
hand seamer or pliers to make the bent edges.
 To remove dirt and debris, use a general-purpose
cleaner on the metal pieces. Inspect for further damage
or areas that may require reinforcing.
 Once the edge has been straightened and any damaged
portions removed, reattach the roofing material to the
structure. Ensure that all fasteners are tight and secure.
 Reconnect any electrical cables, clean up the area, and
recycle any used metal pieces.
7.0 CONCLUSION

performance of materials, elements, and services in buildings, is crucial for ensuring
structural integrity and functionality. This procedure not only improves our understanding of
building performance and the cause of failures detected during building surveys, but it also
focuses on a variety of defects that can happen. Furthermore, giving clear and confident
verbal presentations, alongside detailed and exact written inspection findings, ensures
successful communication and documentation of inspection results, ultimately contributing to
the advancement of building standards and practices.
