CONTRACT OF LEASE
KNOW ALL MEN BY THESE PRESENTS;
This CONTRACT OF LEASE made and executed this ______ day of
________________________in Bangued, Abra entered into by and between;
OFELIA D. ALI (LESSOR) represented by Maria Asuncion B. Dumlao of legal age,
single, filipino citizen and with residence and postal address at Poblacion, Tayum, Abra, 2803
herein after referred to as the LESSOR.

_________________________________________known herein as the LESSEE,
Witnesseth: that
WHEREAS, the LESSOR is known of the LEASED PREMISES, a house and lot at
Barangay Cabuloan, Bangued, Abra.
WHEREAS, the LESSOR agrees to lease-out the property to the LESSEE and the
LESSEE is willing to lease to same;
NOW THEREFORE, for and in consideration of the foregoing premises, the LESSOR
leases unto the LESSEE and the LESSEE hereby accepts from the LESSOR and LEASED
premises, subject of the following;
1. PERIOD and RENEWAL;
The term of this lease in one year and shall commence on __________ and expires on
__________________________, upon its expiration, this lease maybe renewed under
such terms and conditions as may be mutually agreed upon by both parties;
2. MONTHLY RENTAL:
The LESSEE shall pay to the LESSOR a monthly rental of
__________________________________ (Php. ___________________). For this
purpose, the LESSEE is required to pay in cash for the monthly rental. Said rental
shall be fixed for the entire period of the lease.
3. UTILITY EXPENSE:
Charges for all utilities, as well as repairs in the utility systems shall be for the
exclusive account of the LESSEE.
4. REPAIR EXPENSES:
Whatever repairs of the warehouse shall be shouldered by the LESSEE,
5. DEPOSIT and ADVANCE
The LESSEE shall, upon signing of this contract, pay unto the LESSOR the amount
of ____________________________________ (Php. _________) which is the
equivalent of one(1) month deposit and one (1) month advance. The rental deposit and
advance shall be used to answer any damages and/or losses that the leased premises
might suffer during the lease period through the fault, negligence and/or lack of
foresight of the LESSEE, her agents as well as any other obligation due to the
LESSOR under this contract;
6. REPAIRS AND IMPROVEMENTS;
The LESSEE hereby expressly acknowledges that the leased premises in its present
condition for which purpose binds herself to undertake at her exclusive expense all
ordinary repairs necessary to maintain the same in such conditions;
7. LIABILITY:
Damages caused by the negligence or fault of LESSEE, members of her family and
all other persons allowed by her in the premises shall be for the account of the
LESSEE. That the LESSEE. That the LESSEE hereby assumes full responsibility for
any injury or damage which may be caused to third person while possession of the
leased premises, either casually or in business, and the LESSEE further binds herself
to hold the LESSOR free from any such claim or injury or damages unless it is due to
gross negligence of the LESSOR;
8. PROHIBITION TO SUBLEASE and ASSIGN LEASEHOLD RIGHTS:
The LESSEE shall NOT directly or indirectly sublease the leased premises or any
portion thereof. The LESSEE shall NOT ASSIGN OR TRANSFER HIS
LEASEHOLD RIGHTS over the leased premises or any portion thereof without
written approval/consent obtained from the LESSOR,
9. USE OF PROPERTY;
A) The LESSEE shall comply with all sanitary and safety regulations of the
government and that which maybe imposed by the LESSOR and shall keep and
maintain the leased premises in clean and sanitary condition.
B) The LESSEE shall keep the leased premises in good condition making all the
necessary repairs and replacement in the electrical and plumbing installation
and/or the general condition of the leased premises;
10. INSPECTION OF PREMISES;
The LESSOR or its authorized agent shall giving due notice of the LESSEE shall
have the right to enter the premises in the presence of the LESSEE or its
representative at any time during business hours for the purpose of inspecting only the
same and to assure the LESSOR that the LESSEE is complying with all the terms and
conditions of this contract;
11. DEFAULT IN THE PAYMENT OR RENTAL AND VIOLATIONS/EFFECT:
Any failure of default in the payment of the stipulated rental or violation of any
portion of this agreement by the LESSEE, this CONTRACT IS AUTOMATICALLY
TERMINATED, and the LESSEE shall immediately vacate and surrender the
premises peacefully to the LESSOR without need for any written demand;
12. SURRENDER OF POSSESSION:
At the expiration of the term of this lease or upon cancellation thereof, the LESSEE
shall promptly surrender the premises to the LESSOR in as good and tenantable
condition as was taken, with the exception of ordinary wear and tear, devoid and free
of all personal effects and furniture,
13. PRE-TERMINATION:
Should the LESSEE wish to pre-terminate this CONTRACT OF LEASE for whatever
reason, the LESSEE shall notify the LESSOR is writing at least sixty (60) calendar
days in advance of the pre-termination date.
