MAJOR CHANGES IN KMBR 2019

Rule 2: Basement floor can be 120 cm above the highest proposed ground level.

Built up area changed to ‘floor area’ and excludes 50 percent balconies, porches, lofts, parking areas
electrical, pump, generator gas, solar battery, A/c plant rooms, sanitary shafts and ducts for A/c.

FAR/FSI is now based on the floor area.

Podium is a new addition with a maximum of 16m height from G.L.

Rule 5: In multiplexes, height restrictions as per NBC 2016 will not apply and service apartments are not
allowed.

Fire safety norms shall be complied with.

Rule 8: Mechanical car parking set backs 1m allowed upto 10m height.

1.5 m all around above 10m.

Rule 20: Secretary shall give attested copy of drawings with the occupancy certificate.Till now we did
not set an orginal of the final plan/completed plan.

Rule 26: If minimum set back cannot be provided average set back is enough (Table 4A).This was there
in old KMBR 1999.

Rule 26(10): Still, recreation spaces are not permitted on mandatory open spaces. i.e. recreational
spaces like children’s play area etc require set backs.

Rule 28: Access width for apartments upto 18000 M2 builtup is 6m minimum.

Upto 24000 M2 floor area is 7m minimum.

Reduction for all other occupancies also.

Rule 29: Parking calculated on floor area and excludes the areas in Rule 2 above.

Rule 29-4(2):If the basement or basements house less than 75 cars in apartments and less than 25 cars
in all other occupancies, the width of the ramp may be 3.5m. Above that it is 5.5m, leaving 0.6m from
the sides(total 6.1m).

The distance to reverse the car can be 4.0m.

Electrical charging for vehicles mandatory after Govt notification.

Rule 34: When calculating toilets, car park may be deducted.

Rule 49: Recreation space on the ground may be provided above sump, STP etc except manholes and
can be provided on the ground, but leaving mandatory setbacks.
Rule 74: Sheet roofs on the terraces allowed to a maximum height of 2.4m.

Rule 76. Houses below 5 cents and 300m2 exempted from rain water harvesting.

Rule 77: Solar panels should cover a minimum of 50% of the roof area and now 5% of the connected
load as in the current rules need not provided.

Rule 78: Residential apartments above 2000m2 area and all other occupancies above5000m2 shall treat
and reuse waste water.

Rule 79(A): New rule-Demolition and waste disposal norms 2016 to be adhered to and waste disposal to
be taxed.

Set backs for septic tanks, soak pits reduced to 30cm for single family houses.

Rule 80: High rise building-Height exceeding 16m or with more than 5 floors excluding basement.
