ABSTRACT

The project Design and Development of Apartment System


Payment Facility for MSM Apartment Home Rentals of Alua, San
Isidro, aims to develop and implement a web-based system of
MSM apartment for the inquiries and also to have an online
billing and payment method. The system keeps all records of
payment and also has a security wherein the tenant required
to log-in their account in order to do a payment, this
project was developed to help the owner to handle the
apartment in a hassle free through online same with the
tenant to pay bills.

Tenants can pay their bills through online payment


system. The software keeps all the information about the
tenants such as name, contact number, date started, email
address, tenant accounts. Overall, this project was
developed to help the tenants and landlord to monitor all
the tenants and record their payment transaction inside the
system.

Chapter I

THE PROBLEM AND ITS BACKGROUD

Introduction
We all know that recording on a book all the payment of
apartment is hassle. This project will help the owner manage
his/her apartment in a hassle-free manner. This project also
has online web-based information to their room for the
people wants to inquire for a room or a unit. The house
rental is one of the elemental parts of the society.
Nowadays, it is extremely difficult to find suitable
accommodation if people search for it physically. On the
other hand land owner has a difficulty to find tenants who
wants to rent a house just only to hang a signboard on the
side of the building and as a result they will loose money.
Due to rapid rise of communication technologies, mobile,
online payment has emerged as a popular method to facilitate
payment transactions. This is the reason why we try to use
on apartment because of its widespread use for other
businesses.
This is an absolutely new way in payment management
system for apartments. It is suitable to generate bills for
tenant of every apartment. With this process the caretaker
will no longer waste time searching through voluminous book
records trying to update house owner the details but instead
it is presented with an intuitive management dashboard that
gives them an update about their bills in a way it also has
a security for the tenant to pay their bills, before they
will proceed to the payment, all of the transactions are
recorded.

Statement of the Objectives
The study conducted with the researcher’s desire for
the fulfillment of the following objectives.

1. General Objective
The main objective of this capstone project is to
design and develop a web-based for apartment payment and
inquiries. This project also intended to add other method
not only paying manually and collecting rentals
transaction. Many methods will be used for the
implementation of this system.

2. Specific Objectives
The capstone project will serve as a platform for
payment transaction and inquiries.
The system features will be divided into two sides, the
tenant's and the owner’s side.
To develop an automated processing of inquiries and
payment that can provide convenience for the both
parties.
To gives security for the information of tenants and
set up reminder for due date and payment method.

Significance of the Study

The Apartment payment system was designed to create a


temporarily solution for a never-ending problem of landlord
and the tenant/s, this will be beneficial to the tenant/s
and the landlords.

Tenants
Tenants can use it to make it easier for them to
pay the landlord through various online paying platform and
upload the proof of payment on the system, they don't need
to go home when they are at work or on vacation, or they are
in somewhere else, they can easily pay and it is less hassle
and an aid for the tenant/s. And they have at least
different choices of how they want to pay their rent.
The Owner
The system will help the apartment owner to be
able to facilitate and useful, for the reason that landlord
will not go to the apartment to pick up each tenant/s bills
and save time, this project also has online web-based
information to their room for the people want to inquire.
The Researchers
The system will help the researchers to enhance
their programming capabilities as well as creating well-
documented research about the proposed system. Through this,
their competence, knowledge, and skills will be developed
that will help succeed on building their own future
projects.

Future Researchers
The output of this project/system will serve as
their basis for future research queries. The future batch of
researchers can upgrade the system, and use it as guide if
they will pursue a similar study.

Scope and Delimitations
The focus of the study is to make people who are in the
apartment industry to be innovative in some ways for tenants
and the landlord. We want them to try new and choose the
payment method because the way they use it is outdated. The
researcher decided to do the apartment online payment system
that will upload the proof of their payment on the system,
checking the balance of the current bills to lessen the
hassle of the tenant/s and landlord itself, and for inquiry
of the apartment for future tenants, and it is unsupported
by e-commerce payments

The Online Inquiry and Payment System contains:


(a) Contacting the owner through the number provided by the
owner for apartment inquiry.
(b) Choosing of rooms and the monthly rate for the rooms
they want to choose.
(c) Registration where the user will register or fill up the
information to log in the system
(d) In the Admin point of view, this is the page where the
admin could see the information of the tenant/s, see the
payment chart of the tenants to see who paid the bills and
see who has the balance to payout.
(e) The admin can update the tenant/s payment and can delete
the record of the former tenant/s.
(f) The system will only perform securing the tenants
information, and apartment online payment system and no
other process to the functions stated can be performed by
the system.

Definition of Terms
Apartment - a suite of rooms forming one residence,
typically in a building containing a number of these.

Bills - an amount of money owed for goods supplied or


services rendered, set out in a printed or written statement
of charges.

Hassle - irritating inconvenience.

Landlord - a person, especially a man, who rents land,


a building, or an apartment to a tenant.

Online bill payment - is a secure electronic service


that allows customers to pay bills without having to write
checks and mail them. Online bill payment usually is tied to
a checking account from which funds are withdrawn
electronically for payment of one-time or recurring bills.

Payment system - A payment system is any system used to


settle financial transactions through the transfer of
monetary value.

Transaction - an instance of buying or selling


something; a business deal.

Tenant - a person who occupies land or property rented


from a landlord.

Web-based -means an external application that is


accessed via a web browser over the internet.

Chapter II

REVIEW OF RELATED LITERATURE AND STUDIES

This chapter attempts to review the literature


pertinent to the research. It is hoped that all completion
of the tasks, some insights may be gained into the problem
from a global perspective.
This chapter primarily presents the different
researches and other literatures from both foreign and local
researchers, which have significant bearings on the
variables included in the research. It focuses on several
aspects that will help in the development of this study. The
study is generally concentrating on the feasibility of
creating an official website for “MSM APARTMENT HOME
RENTALS” The literatures of this study come from books,
journals, articles, electronic materials such as PDF or E-
Book, and other existing theses and dissertations, foreign
and local that are believed to be useful in the advancement
of awareness concerning this study

According to (MatemMostafa, 2005) the telecommunication
companies need an effective and accurate billing system to be
able to assure their revenue. Billing systems process the usage
of network equipment that is used during the service usage into a
single Call Detail Record (CDR). The billing process involves
receiving billing records from various networks, determining the
billing rates associated with the billing records, calculating
the cost for each billing record, aggregating these records
periodically to generate invoices, sending invoices to the
customer, and collecting payments received from the customer.
Billing system is very complex starting from network elements
that generate usage to the billing system to usage collection,
mediation, rating, and invoicing. The system user navigates
through the company site and views company services, and he
decides to order one of the available services. If he has no
account, then he signs up for a new account, else he signs in.
Then the user asks to conduct an order with the selected service.
The service may be prepaid where he has to pay to have credits to
use the service, or it may be postpaid, where he has to pay if
the service has installation or set fees, and later on he will
pay for his usage of each billing cycle.
The system can be applied on the Lending and Cooperatives with
regards to their user account system. The log-in page is
applicable to assigned personnel assign only. The Lending and
Cooperatives have different personnel; the admin can only access
the assigned task given to him. The manager will review all the
records that are being done during the weekly fellowship.

According to (K. Anjana, B. Anjana, S. Jain) the project
billing system is an application to automate the process of
ordering and billing of a departmental store. This web-based
application is designed considering the chain of departmental
store which is located in various cities. This application also
administrates its users and customers.
The company has been facing the problem of inconsistent and out
of time information in its activities. Excessive time is consumed
for report generation, which is not very helpful for decision
making.
The proposed system provides managing of huge data
effectively and efficiently for efficient results, storing the
details of the customers, employees etc. in such a way that the
database can be modified. The proposed system is user friendly
because the retrieval and storing of data is fast and data is
maintained efficiently. Moreover, the graphical user interface is
provided in the proposed system, which provides user to deal with
the system very easily. Reports can be easily generated in a
proposed system. So any type of reports can be generated in a
proposed system, which helps the managers in a decisions making
activity. Data can be shared in the proposed system. This means
that two or more persons can use the same data in existing system
provided that they have the right to access that data. Also, two
or more departments in the organization can easily interact with
each other without the actual movement of data. The proposed
system either does not require paper work or very few paper works
are required. All the data is feted into the computer immediately
and various bills and reports can be generated through
computers.

The second section of this issue consists of four regular
submissions. In “A New Mobile Payment Scheme for Roaming
Services”, Ren-Junn Hwang, Sheng-HuaShiau and Ding-Far Jan
present a new mobile payment scheme that supports anonymity while
allowing consumers to roam outside of their home operator’s
network. VasudevaAkula and Daniel A. Menascé’s article on “Two-
level Workload Characterization of Online Auctions” analyzes the
workload of an online auction site. The analysis reveals the
presence of heavy tailed distributions and looks at bidding
activity during the closing minutes of auctions. The article
suggests that results from this analysis could be used to devise
dynamic pricing and promotion models to improve revenue
throughput of online auction sites. In their article titled
“Buyer Agent to Enhance Consumer Awareness: SAATHI”, SandipSen,
SabyasachiSaha and Karina Hernandez argue for the need to develop
buyer agents that help customers identify products or services
that best match their complex preferences. They contrast this
type of agents with seller agents developed primarily to push
products onto consumers. The authors present SAATHI a prototype
of such a buyer agent developed to help its users locate
apartments. Our fourth article, “Evolving a ‘Wise’ Integration
System for e-Commerce Transactions” by ChimaAdiele and Sylvanus
A. Ehikioya discusses components of WISE, a system developed to
support the integration of content from diverse data sources. The
article focuses in particular on the system’s semi-structured
data model, its vocabulary of common terms and its integration
algorithm.

Although there are various services provided by the


management of the apartment to the residents, there are still

deficiencies found in the way the services operated resulting in
the problems faced by the residents as well as the management
itself. The aim of this project is to develop an Online Apartment
Management System, by which the management of apartment may
manage and perform their operations online. The apartment
administration will benefit from this system as they can manage
all transactions made by users online and paperless. The system’s
interface is developed using PHP language by using the Dev-PHP
software and the system’s database was created using MySQL
database. The system’s features include paying bills, purchasing
car stickers, complaints submissions, and update the tenant’s
information online, making it more effective, efficient,
interactive and successfully solve the problems faced compared to
using the current system.

The Web application automates the entire working process of


Paradise stay Inn which is otherwise done manually, the online
system ensures the greater business productivity and rich user
experience in booking the hotel and avail its various other
services such as SPA, food etc. The Paradise Stay Inn-Online
Hotel Room Booking Aggregator helps the user to search the
availability of room online, check the various services Paradise
Stay Inn Offers: this way the proposed application will help the
end users to find the relevant hotel information with in small
time being at their respective places. The application provides
technology mean for the customer to reach out the hotel to book
the room at required time. The detailed requirement is analyzed
and converted to design that includes interface to display the
availability and its services (booking engine), the interface to
search and display the hotel room details based on various

criteria (search engine), interface to provide the option to book
the room online (online reservation) and interface with option
for various user information (user management), interface for
payment (online payment gateway). Once the design is approved by
management and respective customer, the design will be
implemented to provide the functionality. On successful coding
the application is tested for correct working based on various
conditions. On successful testing the application will be
deployed for the production. The application is designed using

The high growth of Internet users makes e-commerce to be a
promising business opportunity. In e-commerce market, there is no
physical interaction between buyers, sellers, and payments
(Octavia &Tamerlane, 2017. This has made the use of mobility-
supporting technology an interesting opportunity for business
owners because it can optimize the use of selected business
processes.
Such mobile business processes are often found in industries
for sales or service purposes (Gruhn, Kohler, &Klawes, 2007).
Today, it is at the stage of maturity and has become the focus of

services related to information technology is inevitable as it
opens new opportunities and encourages the creation of business
rental with entirely new contents and services to help the
community (Korona&Grzunov, 2014).
Searching for an apartment and boarding whether for rental
or permanent residence has become a tough job. But these tasks
can be made easier with the help of mobile application websites
that could help people search for a house. Because in the era of
smartphones, mobile apps can make this job become easy. These
mobile apps for searching a house for rent or a home to buy makes
this hunting easier.

Development of an IoT-based water and power monitoring system for


residential building

This study provides information between tenants and
landlords on the use of Internet of Things for power and water
monitoring system. It is one way to make reading meters and water
meters easier to access using the available internet connection.
The developed android application installed on a
smartphone/tablet was verified to fully working on android
versions from 4.1 (jellybean) to android 9.0 (pie). Tests were
carried out in residential apartment where the prototype was
installed. The data collected was monitored in the android
application and viewed by the tenants and landlords. The results
from the mean comparison of the power and volume readings
measured by the wattmeter and water meter claimed that the
readings from the conventional meters and designed prototype have
no significant difference using Mann Whitney U test. Evaluations

were conducted showing that the device and the developed android
application using IoT is reliable, accurate, functional and user-
friendly to use by tenants and landlords.
The main objective of the study is to design and implement a
power and water monitoring device for a residential building
using internet of things (IoT).

The UPLB Express Ticketing System: A Web Application for Managing


Admission to Campus Events
The UPLB Express Ticketing System is a transaction
processing system (TPS) designed to automate the processes
related in gaining entry to certain events in the campus such as
plays and lectures, via the use of the World Wide Web. Currently,
all processes are done manually and the author is not aware of
any researches that tried to answer the problems arising from
such.WiththisTPS,reservation,changingorcancellationofslots and
seats can be done conveniently using the clientele’s computer,
among other features. Selected testers gave a total rating of 87%
on how useful the application can be in the near future, while
the user experience was rated 75%.

Thus, this study intends to computerize and improve these


processes, via the creation of a Transaction Processing System
(TPS) in the form a web application for use over the World Wide
Web. Selling of tickets as well as its cancellation or changing
of showing times will be done using such application. The
recording of attendance will be faster and thus reducing if not
completely eliminate the chaos resulting from such. Also, faculty
members who require the attendance reports will just need to
access the application for such. Customers who want to attend an

The narrative illustrated the resilience of a young
foreigner sent by his parents to the Philippines to seek refuge
during the civil war that broke out in his native land who
eventually became a famous YouTube vlogger and content creator.
Narrative inquiry was used to describe the past experiences of
Bae, also known as The Meander, who came to the Philippines as a
teenager alone. It explored Bae's journey away from his family in
a foreign land.
This narrative inquiry concerns the Meander, age 18, named
Bae. In 2013, his parents sent him to the Philippines during the
outbreak of the civil war in their native land. The narrative of
the story was adapted from an interview with Bae conducted by a
YouTube vlogger. In this story, Bae recounts how he survived
living alone and away from his family. Bae's story is an
inspiration to those who have gone through similar experiences.
His story illustrates his resilience in the face of the
challenges and difficulties of being a foreigner in a foreign
land.
This study was conducted to examine and write the details of
the past experiences of a young Meander who lived and studied in
the Philippines. His story was shared through an interview online
and expected to help people understand the reasons why foreigners
wanted to become a Filipino citizen. It investigated how the
participant managed to overcome the challenges of living alone
away from his parents and siblings at a young age.

The objective of this paper is to examine the rental housing
market in the Philippines and provide possible policy options for
a viable rental scheme for low-income households. Rental housing
is now seen as a vital component in accommodating large number of
families in developing countries. In the Philippines,
specifically Metro Manila, the increase in urban population
through both migration and natural increase, has been absorbed to
a large extent by the rental market. There is thus a need for the
government to reexamine its policy on rental housing. The
existing rent control law is unable to protect the low-income
households since most low-income renters’ dwell in self-help
rental accommodations, where informal, verbal contracts are not
uncommon. Affordability and quality issues can only be addressed
by policies that will encourage small scale landlords to provide

This approach to research is a research and development

researchers collected the necessary data for our system. I
also asked people who work in the housing industry and
friends who have lived in rented apartments how they could
find better solutions to the problems they encountered while
developing web systems. Also, ask your IT experts for their

aware of the system's existence.

find more suitable and faster methods of payment and inquiry
for apartment hunters to avoid the inconvenience of all the

This chapter discusses the summary, conclusions, and


recommendation of the software of the MSM Apartment
Instruction System.

Summary of Findings
The developers made a system for MSM Apartment where
the tenants can see their payment transactions and other
modes of payment, and see pending bills.
The common function of the system is to help the owner
and tenants with their rental payment and managing the
apartment and for the inquiry of the apartment.
The purpose of this study is to help MSM Apartment to
have a more suitable and reliable online payment system that
will help with their tenants without the need of physical
contact for payment.
The researchers conducted an interview and used
Waterfall Model method to imply the steps in building this
project.
The researchers build the system using HTML, CSS, Java
script and PHP.
The main goal of this study is to develop a system for:
MSM Apartment.
