Marketing promotion and strategy

Crcate awarcncss of the gas station by distributing introductory letters to

local residents, merchants, transport companics and other interested partics.
Conduct a grand opening 10 tnc Devetop

Party of thec gas station to capture the attention of residents who arc a
priority customer segment lor the proposcd gas station.

Advertisc the business on various media channcls i.c. local lFM stations,

Newspapers and popular radio stations.

Invest in a scarch enginc fricndly wcbsite and market using various social
media platforms such as F’accbook, Twitter and Instagram.

Tlire expert marketing firms to formulate innovative salcs stratcgies that will
be Uscd on a continuous basis to attract customers.

Always mcct customer cxpcctations and lcarn to listen to what customers

are saying to better undcrstand their necds.

Lircct billboards on the highway and within stratcgic locations in the

ncighborhood to lct potential customers know about the gas station. Comc
up with an cxciting loyalty program

To cnsurc the proposcd gas station captures the intendcd markct, the gas
station business model will rely on the lollowing sales strategy to incrcase
customer numbers and boost sales.

3.8.3 Sales Forccast

The proposcd gas station is kecn to implement its sales stratcgies to achicve
its targets. Below is a summary of sales forccasts

4. Technical Study

4.1. Description of the projcct Service/ Product mix Ethiopian cconomy has
becn registering extraordinary, double digit cconomic growth for the last ninc
ycars. When there is fast cconomic growth in a nation, the income of the
citizen also increases und this phenomenon changes the life style and
monetization of the citizen.

In order to keep the cconomic growth long lasing there should bc parallcl
growth and linkage in all scctors of thec cconomy such as manufacturing and
service sector. The devclopment of fucl station as onc part of service scctor
has a great contribution to the cconomy in differcnt ways. However, the
cxpansions of fucl station scrvice business are concentrated in main city of
the nation. Hencc, further investment in these arcas is vital f’or better
service provision for the citizens, which in turn support fast, the cconomic
development.

In addition to the above facts, the following points are considered by the
owner for the projcet justifications;

High cconomic activitics and investment Geographical and political

importance of the town Iligh triatic movement of the town.

Expansion of infrastructural development of the town.

The construction site must be organized accordingly as these processes take

placc. As With any construction projcct, the goal of the schedule was to
complcte all construction activities before the required Date of completion.

This date of completion is practical bascd on the time of year in which the
building will be completed. The tcam allowed a two-wcck contingency lor any
setbacks. Typically, winter construction lends to cause unforescen delays
that negatively impact a construction project. These conditions can and will
almost undoubtedly impact the projct schcdule by causing unforescen delays
and project inellicicncy.

4.2.2. Architectural Design & Layout

Although functional spaces for the projcct were laid out in significant detail,
the rest of the building had designated spaces but n set layouts. It was at the
discretion of the projcct promoter to devise typical layouts for the non-
detailed Medium market center and warchousc. To make sure that the
building's layouts were practical, the project owner rescarched typical
architcctural layouts for Market center and warchouse. The walls and
partitions throughout the floor were congruent with the structural frame and
column

locations.
4.2.3. Structural design

Onc of principle deliverables of our project is the structural design of the

building The structural bays were coordinated with the layout of the building
adjustments were made lo the bays if speeilic layouts are necessary. The
frame was made up of a grid with repcating standard structural bays.
Included in the structural system are bay sizes, shape and size of structural
members, loor compositions and curtain walls. These clements were
established to resist gravity xd lateral loads as appropriate.

The gravity load design was complctcd for two frames; onc of structural steel
and one of reinlorced concrete. The structural stccl frame was chosen for
further design based on cost per square foot, local availability of material
and constructability considerations, such as ercction and labrication. The
stecl system was then designcd for lateral loading with necessary
adjustnnent being made to framing.

4.2.4. Reinforced concrete

The projcct group preparcd hand structural design calculations for a typical
bay of a reinforccd concrete frame. In all rcinforced concrete bay designs, a
superimposed dead load of 7.5 pounds per square foot was assumed for
mechanical cquipment, floor

Coverings and ceilings.

Similarly, the design of the typical bay accountcd for the use of different
commercial space, in which a live load of 125 pounds per squarc was
assumed. Loads were calculated bascd on the rcquirements of the minimum
Design loads for Buildings and other

Structures.

4.2.5. Foundation Design

The design of a superstructure may be acurate, have considered all

possibilitices and still fuil becausc the substructure is incapable of
distributing the applicd loads to the supporting soil.

F’oundation design takes more into consideration than merely the loading
from the columns. While the main part of the project focuscd on the
structural frame and its alternate designs, a preliminary foundation plan was
designed bused upon maximum load carricd from the superstructure through
the columns. The foundation design conducted by the projcct leam consisted
of the selection of foundation type, determination of the bearing capacity
and the design for typical interior and cxterior sprcad footings.

4.2.6. Construction Plan and process

The project team devcloped a coordinated projcct schedule and construction

plans that would rellect the expectations for an actual construction projcct.
The projcct schedule was developcd using the preliminary designs given to
the project team.

Additionally, the group considered typical construction activities and

durations taken Irom similar construction projccts as well as rcalistic
constraints on building devclopment. For instancc, it is nccessary for the
structural frame to be completed before conerete can be placed for the slab
on deck. lHand drawn construction plans detailing site cntrances and storage
arcas werc coordinate⁷d with the projcct schedule to give the rcader
visualizations of the construction sitc set up through various periods of the
construction proccss.

The construction proccss for this projcct is normmally a disjointed thrce

mages developmcnt by which the conceptualizcd nccd of the promoter of
this project is translatcd into a functional facility that will meet their nccds in
terms of time, cost and quality.

Bascd on a general program of the projcct owners the consultant who is

going to be hired makes site studics, devclops structural designs, prepares
drawings and specifications, determincs quantitics involved and cstimatcd
the resultants costs. Ail these activities will be donc in the first phase of thc
projcct which is the design stage afier the document are produced by the
designcrs have becn reccivcd, and the works sceurcd the project is supposed
to cnter the tendering stage. At this stage contractor study the projcct
document analyze and subscqucntly determine the construction mcthods,
built up their unit rates und submit their bids for the works. The promoter of
this project intends to compare the bids and award the contract for the
lowest responsible bidder. This, is of coursec, presupposcs that the favorable
proposal docs not cxcecd the allocated budget.

After the award is made and the contract signed between this project owner
and the contractor, the project constructor is expccted to prepare and
submits a detailed

Construction program which includes material schcdule, manpower

rcquirement and cash Ilow forceast. Aer the award is made and the contract
signcd betwecn this projcct owncr and the contractor, the projcct constructor
is cxpectcd to prepare and submits a detailed construction program which
includes material schedule, manpower requiremcnt and cash low forccast.

4.3. Utilitics

A number of utilities world be put in place in order to cnsurc smooth

functioning of the project. Ihcse utilitics include:

Water Supply,

Supplementary Electricity supply.

► Teleplhonc linc Intcrnct Broadband

lFucl, Oil and lubricant

► Drainage Facility

5. Engincering and civil works 5.1. Land, Building and Civil Works

The total arca for fucl station has a total site arca of 2500m”. Thc building
area has covercd 1 500 m² and the remaining1000 m² is lcft for grecn arca
and parking.

5.2. Man Power

The total manpower requircd for the building will be 10persons. The
manpower list and the corresponding labor cost are shown in part fivc of this
document. 5.2.1. Man Power Requirement

The list of manpower and the annual cost of labor is indicatcd in financial
