SPECIFICATIONS

100 : GENERAL SCOPE


101. Furnish all labor, materials, equipments and other facilities
required to complete the work hereinafter specified.

200 : EXCAVATION, BACKFILLING AND GRADING


201. EXCAVATION
1. The Contractor shall make all the necessary excavation for the
foundation to grades indicated on the drawings. All trenches are to
be excavated to a neat size, leveled to a line at the bottom ready to
receive the foundations.
2. No footing shall rest on fill. All excavation shall be done with the
proper allowance made for floor slabs, forms, centers and for the
space apply waterproofing or damproofing. Bottom or piers and
foundations shall be approximately level, clean and clear of loose
materials and lower section true to size.
3. All roots, stumps and weathered rocks at the footing levels shall
be removed and the cavities cleaned and filled with the level
compacted sand or gravel.
4. Where footings are to be poured without forms,trench sides shall
be sharp and true to size.
5. Sheet piles- where it is required, provide 3”x14” Apitong T&G
sheet piles driven to proper depth to protect adjacent properties.

202. BACKFILLING AND GRADING


1. Backfilling shall be placed in layers not exceeding six inches ( 6”)
in thickness, each layer thoroughly compacted and rammed by
wetting, tamping or rolling until the correct grades are reached.
2. Voids caused by removal of sheeting, shorting and bracing shall
be filled with sound materials. The Contractor shall clear and grade
the building site up to the property lines.
3. For all filling job, use one part escombro and two parts lastillas.

300 : CONCRETE AND REINFORCED CONCRETE


301. MATERIALS
1. Cement – approved brand and shall conform to the “ Standard
Specifications for Portland Cement”.
2. Water – used in mixing concrete shall be clean and free from
injurious amounts of oils, acids, alkali, organic materials or other
deleterious substances.
3. Reinforcing steel shall be new and free from rust, oil, grease and
or other defects. They shall conform to the latest edition of ASTM
Specification for Structural Steel.
4. Concrete Aggregates shall be well graded, clean, hard particles,
gravel or crushed rock. Use G-1 or ¾”.
5. Sand – Use Porac sand only.
6. Forms – use ½” thick plywood for all exposed concrete surface;
and 1” thick T&G tanguile forms for unexposed concrete surface.

302. TESTING OF MATERIALS


1. Steel bars, cement, gravel and concrete samples shall be test as
required by the City Engineer’s Office, sample and fee to bore by
the Contractor.

303. DEPOSITING CONCRETE


1. Concrete shall be deposited to its final position without
segregation, re-handling or flowing.
2. Depositing concrete shall be done preferably with
buggies,buckets or wheel barrows; no chute will be allowed except
to transfer concrete from hoppers case. They shall not exceed
twenty feet in aggregate length.
3. No pouring will be allowed without vibrators. The vibrator shall be
used only to compact the concrete and not to spread the deposited
concrete in the forms.
4. All construction joints shall be approved or as directed by the
Architect or his Representative.
5. Column form should be checked for plumbness before concrete
is deposited.

304. REPAIR OF CONCRETE


1. Repair of concrete imperfections shall be completed within twenty
four hours after the removal of forms; pins shall be neatly removed
from exposed surfaces.

305. CURING CONCRETE


1. After finishing surface, curing shall be done by keeping concrete
continuously moist for at least one week after placing.

306. FLOOR FINISHES


1. The Contractor shall note carefully the specified floor finishes and
prepare the slabs suitable in surface and elevation to receive said
finishes.

400 : MASONRY WORK


401. Concrete hollow blocks shall be 5” CHB thick for exterior walls and
4” CHB thick for interior walls reinforced with 10mm dia. Bar at
0.60m o.c. horizontal and 0.80m o.c. vertical.
402. Cement shall be Portland cement of approved brand.

403. Mortar aggregates shall be natural river sand, clean, free from
soluble salts and organic matter, graded from fine to coarse.

404. PROPORTIONING
1. Cement mortar shall be one (1) part Portland cement and two (2)
parts sand.

405. FINISHES
1. Apply cement plaster finish two (2) coats, rough and finishing coats
for all CHB wall not otherwise noted with finishes.
2. Extra coat when required or as instructed shall be applied to
achieve desire finish.

500 : DAMPROOFING AND WATERPROOFING


501. Use “Sahara”, one (1) pound to two (2) bags of cement for all
plastering of exterior walls.

600 : CARPENTRY WORK & SCHEDULE OF LUMBER


601. Lumber should be the approved quality of the respective kinds for
the various parts of the work, well seasoned, thoroughly dy and free
from defects.
602. Kiln dry Mahogany, sun-dried for all wood plate in contact with
concrete.

603. Mahogany or equal, kiln-dried for Main entrance door

604. ¾” thick plyboard for all closet doors, shelves,etc.

700 : ARCHITECTURAL FINISHES SCHEDULE

701. FLOORING
1. 60cmX60cm Ceramic Tiles for all Living areas such as Living and
Dining, Kitchen.
2. 30cmX30cm Ceramic floor tiles, unglazed for all Toilet and
baths. .
3. 40cmX 40cm Ceramic floor tiles,non-skid or unglazed for all
Porches and Balconies.
4. 60cmX60cm Ceramic Tiles for all Bedrooms.
5. Floor finishes not indicated on the plans shall be Plain Cement
finish only.

702. WALLING
1. All interior partition shall be of 4” thick Concrete Hollow blocks
(CHB), Cement plastered in semi-gloss paint finish.
2. All exterior walls shall be of 5” thick Concrete Hollow blocks
(CHB), plain cement plastered painted finish.
3. Toilet wall finish shall be of 30cmX30cm Homogenous wall
Tiles.

703. CEILING
1. All interior ceiling shall be of 9mm Gypsum Board on 1-metal
furring ceiling joists and hangers spaced at 0.40m o.c. bothways.
2. Use ‘Spandrel” metal ceiling for all Ceiling Eaves on Metal
furring (if any).
2. Provide Metal air vent slats at ceiling eaves with alum. Insect
screen.

704. DOORS
1. Solid Panel Door at Main and Service Entrance.
2. Solid Panel Door for all Bedrooms.
3. uPVC Toilet doors with louvers for all Toilet and Baths.

705. WINDOWS
1. All windows shall be Aluminum analok Sliding Window with
6mm thick clear glass .

706. FINISHING HARDWARES


1. Butt Hinges-unless otherwise approved, use brass polished and
finely, mortise ball bearings 5 knuckles, non-rising loose pins as
manufactured by Stanley for all wooden doors. Use 1-1/2 pairs ( 3
pcs.) of hinges per leaf of doors more than 1.80m high,loose pin
butt for room doors, fixed pin for cabinets.

707. LOCKSETS
1. Cylindrical locks- All interior doors shall be equipped with high
grade heavy or standard duty (as required) cylindrical locksets. The
mechanism shall be heavy gauge, cold rolled steel contained in
sturdy cylindrical housing with all parts zinc plated and dichromated
for maximum resistance against rust and corrosion. Exposed parts
shall be brass heavily plated as manufactured by Schlage, Yale or
approved equal.

708. RIM BOLTS


1. Rim bolts and keeper shall be Chrome finish.

709. DOOR BUMPERS


1. Where wooden doors shall strike an object during opening,
provide door bumpers.
710. Cabinet Hinges shall be ‘Ferrari’ concealed hinges.
711. Provide Heavy-Duty head and foot bolt for main Entrance Door.
800 : ROOFING AND TINSMITHRY WORKS
801. MATERIALS
1. Roofing – shall be Pre-painted metal Rib-type roofing sheets with
complete accessories at Stair (Deck)

802. INSTALLATION WORKMANSHIP


1. Sheeting- layout the roofing sheets in manner that the side
overlap faces away from the prevailing wind. Provide not less than
0.30m develop on ends and not less than 1-1/2” corrugation on side
laps on both sides. Secure the roofing sheets to purlins by using
tekscrew.
2. Gutter- a connection of gutters shall be made by using brass
rivets and fully jointed by nikolite lead. Provide a minimum of 1%
slope towards the downspout.
3. Downspout- shall be colored PVC Pipes as approved by the
Architect.

900 : PLUMBING WORKS


901. GENERAL
1. All work shall be done under the direct supervision of a licensed
plumber and in strict accordance with these specification and of the
methods as prescribed by the National Plumbing Code of the
Philippines.

902. MATERIALS
1. PVC Pipes- Polyvinyl Chloride pipes, or equivalent for all water
line pipes.
PVC Pipes- Polyvinyl Chloride for all sewer and drainage pipes.
2. 600mm x 600mm concrete catch basin
3. Bronze Gate valves.
4. Kitchen sink- Stainless Sink
5. Soap and Tissue Holders- Vitreous China
6. Waterclosets- HCG brand or equal.
7. Lavatories – HCG brand or equal.
8. Drains- floor drains shall be high grade strong tough and even-
grained metals with adjustable screwed cover nickel plated.
9.Shower valve with telephone head and faucet.

1000 : ELECTRICAL WORKS


1001. SCOPE OF WORKS
1. The work consists of furnishing of all labor and materials, tools
and equipments and necessary services to complete the electrical
work ready for operation as shown in the drawings and specified as
follows:
a. Supply and installation of the main and sub-feeders from
electrical panelboards up to service entrance.
b. Supply and installation of electrical panelboards, gutters, pull box
and accessories box as required.
c. Supply of wiring devices, porcelain receptacles, outlets,
switches, etc.,complete with suitable cover plates as per
specifications.
d. Supply and installation for all branch feeders circuits from
panelboards up to all outlets, switches, controls or other loads;
other wiring as shown in plan.
e. Installation of all Owner’s furnished materials such as lighting
fixtures and electrical control.
f. Grounding system as per EE requirements.
g. The Contractor shall secure and pay for all Electrical installation
fees and permits, but Owner shall pay for the necessary deposit.

1002. CODES AND REGULATIONS


The Electrical work shall be done in accordance with all the
requirements of the latest issue of the Philippine Electrical Code,
with rules and regulations and ordinance of the local enforcing
authorities of Orani, Bataan and the requirements of the Local
Power Company.

1003. DRAWINGS AND SPECIFICATIONS


1. All installation shall be done in a workman-like manner and shall
include all necessary works that may not be clearly indicated in the
plans or schematic but necessary to attain the purpose or intent of
the design scheme.

1004. MATERIALS AND WORKMANSHIPS


All materials to be supplied shall be new and of high quality
suitable for the location and purpose. Materials shall be standard
products of reputable manufacturers.

1100. PAINTING WORKS


1101. MATERIALS
1. ‘BOYSEN’ Paints manufactured by Pacific Paint & Oil Manufacturing
Company or approved equal.

1101. APPLICATION AND METHODS


1. All application and methods used shall strictly follow Manufacturer’s
Specifications and instructions.
