SPECIFICATIONS
PROJECT : TWO-STOREY RESIDENTIAL BUILDING
OWNER : CLIFFORD ANJELO G. FADERANGA
This set of Specifications shall administer the methods of construction as well as the kinds of
materials to be used for the proposed building shown in the plans and detailed drawings.
The plans, detailed drawings and these Specifications shall be complementing each other so
that what is shown in one, although not shown in the other, shall be considered as appearing on both.
GENERAL CONDITIONS
All parts of the construction shall be finished with first class workmanship to the fullest extent
of the meaning of plans and specification. These specifications are intended to cover the construction
of the proposed Two-Storey Residential Building as shown on the plans and described in these
specifications.
The construction shall conform to all the requirements of the National Building Code, as well
as the local rules and regulations of the Municipality/City of Lipa, Philippines.
A. DIVISION 1 – GENERAL REQUIREMENTS
The contractor shall be responsible for securing all necessary permits related to the
project, which shall include but not limited to building permits, occupancy permit, and etc.),
Contractor’s All Risk Insurance & Third Party Liability and Workman’s Compensation
Insurance (CARI), and other insurances required by the Local Government Unit (LGU) and
among others, including payment of assessed fees as may be required by the LGU and/or
Regulating Agencies before the implementation of the project. All related documents shall be
submitted to the PPP Center.
B. DIVISION 2 - SITE WORK
1.0 CLEARING THE SITE
The building site shall be leveled according to the plans and cleared of rubbish, roots
and other perishable and objectionable matters to a suitable subgrade.
2.0 STAKING OUT THE BUILDING LINES
The building lines shall be staked out and all lines and grades shown in the drawing
established before any execution is started. Batter boards and reference marks shall be erected
at such places where they will not be disturbed during the construction of the excavation.
3.0 EXCAVATION AND LEVELLING
Excavation shall be to the depths indicated bearings values. Excavations for footings
and foundations carried below required depths shall be filled with concrete and bottom of
such shall be leveled. Where excavation for footings rest on fill, excavation shall be carried
deeper until the desired stratum is reached for safe bearing capacity of soil.
Whenever water is encountered in the excavation process it shall be remove by paling
or pumping. Care being taken that the surround particles of soil are not disturbed or removed.
4.0 FILLING AND BACKFILLING
Backfill shall be placed in layers not exceeding six (6) inches in thickness, each Layer
being thoroughly wetted and compacted by tamping or rolling. The top two (2) inches of
backfill shall consist of sand under gravel and other approved materials thoroughly
compacted by wetting and compacting. Backfill may only be done after forms have been
removed from footings, piers, foundation walls and hen concrete is hard enough to resist
pressure resulting from filling.
C. DIVISION 3 - CONCRETE
1.0 CONCRETE WORKS
All concrete shall be mixed thoroughly until there is a uniform distribution of cement
and aggregates and should be deposited as nearly as practicable in its final position, being
taken to avoid segregation of the aggregates.
Water to be used for mixing shall be clean and free from injurious amount of oil,
acids, alkalis, salt and other organic materials

Proportioning of Concrete
All concrete works shall be done in accordance with the standard specifications for
plain and reinforced concrete as adopted by the government. Cement to be used shall be
HOLCIM Portland cement, pozzolan cement or any other equivalent brands more readily
available in the locality. Alternative cements so selected must meet the requirements of
Portland and pozzolan cements, and approved by the Architect or Engineer in charge of the
construction
CLASS A.: 1:2:4 - for columns, beams, footings and tie beams.
CLASS B.: 1:2:5:5 - for walks, driveways, hollow blocks mortar, filler
and plastering.
CLASS C.: 1:3:6 - for floor and slabs on fill
Cement for the concrete shall conform to the requirement and specifications for
Portland cement. Before concrete is placed embedded items shall have been inspected and
tested, cleared and graded washed gravel and sand for all concrete work. Portland cement
shall be Republic, Northern, Atlas or its equivalent
Class A concrete shall be a mixture of 1 part cement, 2 parts fine aggregate and 4
parts coarse aggregate by volume, plus enough clean water to make the mixture into a pliable
paste.
Class B concrete shall be a mixture of 1 part cement, 2-1/2 parts fine aggregate and 5
parts of coarse aggregate by a volume, plus enough clean water to make the mixture into a
pliable paste.
Class C concrete shall be a mixture of 1 part of cement, 3 parts fine aggregate and 6
parts coarse aggregate by volume, plus enough clean water to make the mixture into a pliable
paste.
The fine aggregate for concrete shall consist of natural sand, or inert materials with
similar characteristics having clean, hard and durable grains, free from organic matter or
loam.
Coarse aggregate for concrete shall consist of crushed rock of durable and strong
qualities, or clean and hard gravel. Size of the coarse aggregate to be used shall vary from
20mm to 40mm (3/4” to 1-1/2”)
2.0 REINFORCEMENT
16 mm diameter deformed bar
to be used for beams, column reinforcement, and footing reinforcement
as well as for footing tie beam
12 mm diameter deformed bar
To be used for beam mid span (top bars)
10 mm diameter deformed bar
to be used for beams stirrups and lateral ties

Reinforcing steel bar shall conform to fire resistive requirements of the ASTM
Standard best known for building practices.
D. DIVISION 4 - MASONRY
6 x 8 16 CHB - to be used for all lower and upper exterior walls.
4 x 8 16 CHB - to be used for all interior walls.
All exterior concrete hollow blocks to be used for exterior floor walls shall be at least
150mm thick while the concrete hollow blocks for interior walls unless otherwise indicated
shall be 100mm thick. For interior walls where plumbing pipes and fittings shall be located,
the thickness shall be at least 150 mm.
The concrete hollow block walls shall be laid, and the cells filled with the cement
mortar consisting 1 part of Portland cement and 3 parts sand by volume. They shall be
reinforced with round deformed bars with 10mm diameter, spaced not more than 0.80 on
centers, both ways.
All exposed surfaces of concrete hollow block walls shall be finished with the
specified materials indicated on the elevation drawings.
The mixture of cement plaster for concrete hollow block wall finished indicated in the
drawing shall be 1 part cement, 1 part time and 3 parts sand.
CARPENTRY AND JOINERY WORK
Lumber shall be the approved quality of the respective kinds of various parts of the
work, well-seasoned, thoroughly dry and free from large, loose or unsound knots, shakes and
other imperfections shall be coated with creosote or equivalent.
TANGUILE - for all exposed wood works such as door jambs, frames, joists and
cabinets.
APITONG - for all unexposed lumber for framings.
¼ THK HARDIFLEX BOARD - to be used for all types of ceiling finishes including
bathroom toilets.
3/8 THK PLYWOOD - to be used for all formworks.
2x4x10 COCO LUMBER - for scaffoldings
3.0 REMOVAL OF FORMS
SUSPENDED SLABS - 21 DAYS
BEAMS - 21 DAYS
COLUMNS AND WALLS - 2 DAYS
FOUNDATIONS - 2 DAYS
E. DIVISION 5 - METALS
1. Stainless Steel
For balcony and terrace railings, use 1.5mm thick 4” x 4” x 20’ tubular steel and install
stated on the building document and space 0.05m each tubular steel.
For balusters, use use 1.50mm thick 2”x3”x20’ tubular steel and place horizontally space
0.10m and the vertical is 0.90 in height space 1.50m.
For the roof support, the roof frame to use is 1.20mm thick 2”x6” C-Channel, 1.20mm
thick 2”x4”’ C-Channel web member, 1.20 mm thick 2”x4” C-Channel purlins.
In forming the roof support the roof frame use 1.20mm thick 2”x6” C-Channel, 1.20mm
thick 2”x4”’ C-Channel web member, 1.20 mm thick 2”x4” C-Channel purlins.
F. DIVISION 6 – WOODS AND PLASTICS
1. For the ceiling material, use 4”x8”x1/4” Hardieflex. The hardieflex is being hang by 10mm
hanging rod to prevent and hold any movement of the ceiling due to pressure. The ceiling in
ground floor had different ceiling elevation so use the stekwell glue on it.
2. In the kitchen, the overhead cabinet and the cabinet on the counter shall be ¾”x4”x8” marine
plywood.
3. All the cabinet in bedroom and in drafting room shall use the same marine plywood. In
connecting each part of the cabinet use the common wire nails namely #1 ½”, #1”, #2” and
#3”, the mechanism of the cabinet is a push type.
G. DIVISION 7 – THERMAL AND MOISTURE PROTECTION
Roofing materials specified herein shall be gauge 26 Long Span Pre-Painted Rib-Type.
Flashing, ridge rolls and valley roll shall be gauge 26 Pre-Painted. Gutter shall be preformed
Ga. 24 Pre-Painted and design are shown on the plans. It shall have a minimum slope of 1/8”
per foot.
In the kitchen, use a 10mm double sided insulator especially in the range hood area. Also use
insulator in the ground floor ceiling before the hardieflex board.
Install a 10mm double sided insulator in the top cord of the roof frame and in the ceiling area.
H. DIVISION 8 – DOORS AND WINDOWS
1. DOORS FRAMES
Doors and door frames shall conform to the sizes, design and kind of materials shown
in the schedule of doors and windows or as per the bill of materials.
Main entrance door - Panel door
T&B and powder room - PVC Flush door
Terrace, pantry, & family area - Sliding door
Bedrooms - Flush door
All wooden doors shall be hung on at least 3 pieces of 102mm x 102mm loose-pin
bearing template hinges.
Door locksets to be used shall be ASSA-Abloy brand to be installed 1024mm from
the finished floor line. Rails and rollers for the sliding door shall be ASSA-Abloy brand.
2. WINDOWS
Steel casement windows for all window sets on sides and rear with 3/16” thk. Glass
to be provided with insect screen incorporated on the window frame and fire escape. Size of
bars to be used shall be ¼” sq. bar. Verify also the design and sizes of windows reflected on
working drawings.
I. DIVISION 9 - FINISHES
1. WALL AND FLOOR FINISHES
The floors for the living, dining and kitchen area shall be finished with porcelain
stoneware carrying the brand of porcelanosa. The tile should be matte finished,
having the size of 59.6cm x 59.6cm with an appearance of stone look.
The toilet and bathroom floors and walls shall be finished with porcelain stoneware.
It should have the size of 25 cm by 90 cm, with a plain pattern, polished finished, a
non-slip tile, and it should have the appearance of stone look carrying the brand of
agrob buchtal.
The walls of the top of kitchen cabinets shall be wainscoted with 200 x 200mm
ceramic tiles.
Interior and exterior corners of tiled floors and walls shall be provided with the
necessary tile mouldings.
All tiles for floor, walls and mouldings shall be free from laminations. Serrated edges,
chipped-off corners and other defects, which would adversely affect their appearance
and strength. All joints between tiles and mouldings shall be filled with Cemex white
cement and then carefully wiped.
The kitchen counter, flash board and kitchen table shall use 40cmx40cm granite tiles.
In installing use first tile adhesive before putting the granite tile and next is install the
aluminum tile trim on each corner and edges.
The tile adhesive to be used in all tiles should be Holcim tile adhesive
PAINTS
In painting, the first thing to do is flatten the wall surface apply by sand paper, second
apply the concrete acid neutralizer to kills the acid that is present in the concrete,
third start coating the primer to increase the durability of the paint and blocks the
steel stains and hide a color when is painted over. Next add the lacquer to for hard
and durable finish and lastly apply the paints.
All paints to be used shall be Boysen or its equivalent and the following shall be
followed:
Exterior masonry latex
- paint primer coat 2 final coats
Interior masonry
- latex paint primer coat 2 final coats
Exterior wood finished
- exterior house paint and 2 final coats
Interior wood finished
- 2 coats flatwall enamel and must receive putty
Painting covers complete painting and finishing of wood, plasters, concrete, metal or
other surfaces, exterior or interior of the building.
All paint materials shall meet the requirements of paint materials under classification
class “A”.
All colors shall be in accordance with samples to be approved by the Color choice
shall be left to the Owner of the building with the advice of the architect in charge of
construction.
J. DIVISION 11 - EQUIPMENT
1. All kitchen equipment to be use shall be a Panasonic brand or its equivalent. The sizes should
be in accordance to the architectural plans located at the construction drawing.
2. In service area, the equipment is a 1.0mx 0.75m washing machine with quick dry option. The
living area, family area and drafting room shall have special modern type lamp
K. DIVISION 15 - MECHANICAL
All plumbing works for this project shall be in accordance with the approved plans
and under the direct supervision and control of a licensed Sanitary Engineer or Master
Plumber.
shall be properly graded or pitched to ensure easy circulation, drainage and prevent
water hammer and noise.
The plumbing installation shall conform to the provisions of the National Plumbing
Code and the rules and regulations enforced in the locality.
Piping for drain, waste and vent shall be done using the Emerald brand uPVC push-
on-system. For the in-house water supply installation, Neltex brand uPVC pipes and fittings
shall be used.
L. DIVISION 12 - ELECTRICAL
The electrical installation shall be done in accordance with the approved plans and
under the direct supervision and control of a licensed Professional Electrical Engineer or
Master Electrician.
All electric works and materials shall conform to the provisions of the latest edition
of the Philippine or the National Electric Code.
The electrical wiring shall be installed thru Emerald brand coilable PVC electrical
conduit fittings and appurtenances that conform to ISO dimensions.
Minimum size of wires shall be 2.0 mm2 TW for switch and lighting line 3.5 mm2
for power line in 12mm diameter PVC conduit. There shall be only be one service drop from
the nearest BATELEC pole to the proposed building.
Electrical materials to be used for the electric installation shall as follows:
Automatic Circuit breaker
Flush wall switches, convenience Outlets other wiring devices
Wires/Conductors
The spare circuit shall be provided with an empty PVC pipe, size 19mm diameter
which should extend at least 300mm aboce the ceiling line. The grounding wires shall be
identified and all wires shall be color-coded for easy identification.
The panelboard shall be provided with a circuit directory.
