1.0 Introduction:
A proposal of conducting the structural audit of Shami Hostel,
Yashwantrao Chavan Academy of Development Administration, Baner
Road Pune, Maharashtra was under consideration of HOD Estate
Department of YASHADA Pune. They requested College of Engineering
Pune to review the site condition and carry out the structural audit of
the said building. Accordingly, a site visit was conducted on the date
25/08/2022 and following details are presented with reference to site
visit and field observations.
2.0 Scope of the Work:
i) Inspection visit to site and preliminary condition survey of the
building.
ii) Review of drawings with reference to site conditions if available.
iii) Any distress / cracking / deterioration / corrosion mapping and
necessary testing on structures, if required etc.
iv) Verification of structural stability of building based on field
observations and suggestion for remedial measures.

3.0 Description of the Structure (Building):
The existing structure has following information which is based on
drawing and the site observations.
Purpose of the structure: Residential building.
Type of Structure: RCC column, beam with part precast slab.
Age of Structure: about 35 years.
4.0 Condition Categories:
Based on visual inspection, the integrity of a Structural Element is classified
into one of five categories ranging from V1 to V5 as shown below.
Category V1 represents optimal condition typical of a new Structural element.
Category V5 represents a Structural Element in a condition that requires
immediate action to be taken.
Condition:
The "V" prefix represents that the classification is made on the basis of a visual
appraisal, judgment and experience.
The basis for each of the five Condition Categories is:
[V1] Near perfect.
[V2] Minor deterioration evident but no immediate action required.
[V3] Action required arresting deterioration or correct defects.
[V4] Based on a visual inspection, a structural defect is identified that may
impair the structure's fitness for purpose and/or pose a safety risk. [Action
required investigating further, or taking remedial action, or altering operations
as required]
[V5] Severe deterioration or failure is potentially imminent.
Immediate alteration to operations is required and immediate remedial action
to be taken.
5.0 Field Observations & Suggestions:
The following field observations with respect to structural audit of Shami
Hostel, Yashwantrao Chavan Academy of Development Administration,
Baner Road, Pune are reported as below:

Based on above observations, the building structure is categorized in higher
V3 plus category.
6.0 NDT Results:
Non-destructive tests were conducted on columns. Concrete in few
columns were observed loose, the NDT testing could not possible
(Loose contact area of probe). The test results are presented as below
as below table No. 1.

Note: As per IS 516 (part-5/section-1): 2018
The UPV test has shown qualitative estimation of strength of concrete as
listed in table No. 1.
In summary, the strength of concrete in column is partly accepted and
partly below the minimum requirement.
7.0 Comment on structural stability of the Building &
Recommendations:
The Shami Hostel, Yashwantrao Chavan Academy of Development
Administration, Baner Road, Pune is inspected and structurally audited
as per requirements. In general, it falls under the category of higher V3
plus. Based on field observations and testing on site, the following
recommendation and suggestions.
1) The Shami building is seen unserviceable as on date. The consistency
of damages / deterioration is uneven and varied in the building. Few
part of building is badly damaged and certain remaining part of building
is seen somewhat lesser deterioration, where it can be used with
repairs for short duration (8 to 10 years). The compliance to repairs
can be done as per action required on site stated in para 5.0.
2) In a long run, the Shami building is unfit for usage and effective
utilization since the precast panels (used for slab) are subjected to high
degree of damage and beyond the repairs. The walls are found porous
and a future challenge to keep them moisture free and damp proof.
The quality of concrete in few columns is below acceptable limit.
