What are townships?


By definition, townships are large-scale, integrated, mixed-use developments. More or less, they are
urbanized projects that dabble in a little bit of everything. This includes, but is typically not limited
to, residential units, office spaces, commercial areas, and hospitality. Although there are no strict by-
laws on what can be considered a township, they all have one thing in common: townships provide a
web of integrated projects that can cater to the basic needs of its residents. These large master-
planned communities appeal to the Filipino desire of having easy access to everything.

Greenfield District (Mandaluyong)


Greenfield District is a 15-hectare central business district located in the heart of the Metro. Its
central location is integrated with the Shaw Boulevard station of the MRT and is accessible through
various routes and roadways from all three CBDs in Metro Manila—Ortigas Center, Makati City,
and Bonifacio Global City. The township provides the perfect balance between work and play. Its
modernized projects set their position as “future-proof” and technology-ready developments. It
features a unique integration of fiber-to-the-home or FIFTH technology within its masterplan—
effectively incorporating technology into practical daily living. At its residential areas, homeowners
can enjoy various smartphone-based functionalities such as app-controlled lighting, climate control,
telecommunications, and many other possibilities as the age of the internet further evolves and peaks.

Eton City (Laguna)


Situated in a sprawling 1,000-hectare property along the South Luzon Expressway in Sta. Rosa,
Laguna, Eton City has been dubbed by many as the “Makati of the South.” The township is home to
the country’s first residential island-lot development, South Lake Village. This high-end residential
enclave is comprised of 18 distinct islands surrounded by a 35-hectare man-made lake. Also within

Metro Park (Bay City)
Metro Park is a 36-hectare enclave within the fast-rising Bay Area in Pasay City—a location
currently in the property spotlight because of its surging rental rates and real estate values. With its
location being just a ten-minute drive from the country’s main airport (NAIA), it is set conveniently
close to top-tier schools and universities, excellent hospitals, transportation hubs, luxury casinos, and
resorts. Metro Park is also home to Six Senses Residences, Palm Beach Villas, Palm Beach West,
Bay Garden Club and Residences, Blue Bay Walk and Met Live, Le Pavillon, Le Parc, the Manila

Greenfield City (Sta. Rosa)


With the country’s population ballooning at an increasingly fast pace, Greenfield City in Sta. Rosa,
Laguna has also been steadily growing alongside it. Just south of the bounds of the Metro, the 400-
hectare development is considered to be responsible for the rising economy of Sta. Rosa—once a
sleepy town characterized by vast fields of green. Pramana and Solen are the premier residential
subdivisions in Greenfield City, translating its “city within a park” concept into daily living.
Homeowners and property-seekers alike will find wide, open spaces, rich natural surroundings,
privacy, and security at Greenfield City. In addition, its commercial establishments like Pase, Laguna

San Rafael Estates (San Rafael)
San Rafael Estates is a sprawling 64-hectare township situated in San Rafael, Bulacan. It features

San Rafael Estates is also just mere minutes away from SM Baliwag, large schools, public markets,
churches, and bus terminals. In addition, it is also easily accessible via NLEX—Sta. Rita of Balagtas
Exit. The township is home to three residential communities, namely, Alta Vida, Tierra Vista, and
Verna, with an extensive road network to ensure ease of access across all amenities.

Grand Central Park (Taguig)


Not one to lag behind, of course, is the booming city of Taguig. Grand Central Park, launched in
2012, is a 10-hectare master-planned community patterned after the dynamic and legendary New
York City. Strategically located at North Bonifacio Global City, Gran Central Park houses several
multiple-star projects, such as the world-renowned Grand Hyatt Manila; the Japanese-themed
community The Seasons Residences; the flagship store of Japan’s oldest surviving department store
chain, Mitsukoshi Mall; and upscale residential towers like Park West, Park Avenue, Times Square
West, Central Park West, and Madison Park West.
