CHAPTER 1
INTRODUCTION OF PROJECT
1.1 INTRODUCTION OF TOPIC
The new millennium has begun in right earnest for the housing sector in India.
Our nation’s greatest opportunity now is the chance to build a better life for our people.
For millions of india’s working families, owing a home has come to symbolize the
realization of dream. Sadly, over the last two decades, it was becoming increasing hard
for many families to make dream a reality.A large cross section of the population has
been reduced to a dehumanized existence without affordable or decent accommodation.
A plight that moved no less people than the President of India to remark recently that
housing, a fundamental right of the people, today required a urgent solution given the
problem of rapid urbanization. The presently government seems commendably
determined to reverse this trend. The last budget identified “Housing for all” as priority
area in agenda for governances. The having sectored has now being recognized as a
potent engine of economic growth.
Home loan do not include only loan for construction of house or purchasing a flat
but also purchasing a ready house or flat or resale.
Purchasing of plot construction of house on your own plot, improvement of your
own house or taking over your existing home loan.
INTRODUCTION OF THE ORGANIZATION
ICICI
ICICI Bank was originally promoted in 1994 by ICICI Limited, an Indian financial
institution, and was its wholly-owned subsidiary. ICICI's shareholding in ICICI Bank was
reduced to 46% through a public offering of shares in India in fiscal 1998, an equity
offering in the form of ADRs listed on the NYSE in fiscal 2000, ICICI Bank's acquisition
of Bank of Madura Limited in an all-stock amalgamation in fiscal 2001, and secondary
market sales by ICICI to institutional investors in fiscal 2001 and fiscal 2002. ICICI was
formed in 1955 at the initiative of the World Bank, the Government of India and

representatives of Indian industry. The principal objective was to create a development
financial institution for providing medium-term and long-term project financing to Indian
businesses. In the 1990s, ICICI transformed its business from a development financial
institution offering only project finance to a diversified financial services group offering a
wide variety of products and services, both directly and through a number of subsidiaries
and affiliates like ICICI Bank. In 1999, ICICI become the first Indian company and the
first bank or financial institution from non-Japan Asia to be listed on the NYSE.
HDFC BANK
The Housing Development Finance Corporation Limited (HDFC) was amongst
the first to receive an ‘in principle’ approval from the Reserve Bank of India (RBI) to set
up a bank in the private sector, as part of the RBI’s liberalization of the Indian banking
industry in 1994. The bank was incorporated in August 1994 in the name of ‘HDFC Bank
Limited’, with its registered office in Mumbai, India. HDFC Bank commenced operations
as a scheduled commercial bank on 16th January 1995.
HDFC is India’s premier housing finance company and enjoys an impeccable track
record in India as well as in international markets. Since its inception in 1977,the
corporation has maintained a consistent and healthy growth in its operations to remain the
market leader in mortgages.
BANK OF INDIA
Bank of India being a major bank in the public sector always ends saviours’ to
strike a viable equilibrium between commercial objective and social responsibilities from
Mumbai. in July 1969 bank of India was nationalized along with 13 other Bank. It is a
major competitor of Indian commercial bank Canara Bank and ICICI Bank.
Beginning with a paid-up capital of Rs 50 lacks and 50 employees, the bank has
made a rapid growth over the year. It has evolved into a mighty institution with a strong
national presence and sizable international operations. In business volume, bank of India
occupies a premier position among the nationalized bank.
Presently, bank of India has 3101 branches in Indiaspred over all states/union
territories including 141 specialized branches. These branches are controlled through 48
zonal offices. Bank of India has several firsts to its credit .the bank has been the first

among the nationalized bank to establish a fully computerized branch and ATM facility
at the mahalaxmi branch at Mumbai way back in 1089. Banks of India was the first
Indian bank to open a branch in Europe, Paris in 1974 .the bank has sizable presence
abroad, with a network of 29 branches ( including three representative offices ) at key
banking and financial centres viz. London, New York, Paris, Tokyo, hongkong and
Singapore. The international business accounts for around 17.82% of Bank, s total
business.
ARVIND SAHAKARI BANK Ltd.Katol, Dist. Nagpur, started its auspicious beginning
from 1st January 2000 as per Reserve Bank of India Commence to Business Certificate.
The bank was registered under Maharashtra State Co-operative Societies Act, 1960 on
18th March 1998, vide registration no. NGP/BNK/0/119/97.98. The Bank received RBI
license on 9th October 1998 vide letter no.UMD/MAH/1622P and is governed by the
various section of Banking Regulation Act 1949 (A.A.C.S.).
The present authorized share capital of the bank is 4 corers comprising of shares of Rs.
25 each. And the paid-up capital as on 31st March 2011 was 2.97 corers.
Due to the wholehearted support of our shareholders and Account holders we are
standing on the firm financial foothold. The bank is working with complete transparency
and has received acclaim for its clean administration. ArvindSahakari Bank Ltd has
created a niche not in Katol but also in adjacent Talukas and is a number One Bank
(Deposit and Turnover wise), since last many years in Karol and nearby areas.
It's theme where "SERVICE IS THE WAY OF LIFE" is well accepted and
appreciated by lot of share holders and account holders.
1.2 SIGNIFICANCE OF THE PROJECT
The topic was selected mainly due to following reasons
1. To study the basic structure of loans and the all aspects of the home loan provided
by various bank.
2. There is a scope of choosing the proper bank for the home by the customer after
the basic comparison which can be shown through the comparative study of the
Home Loan.
3. The public sector and private sector bank comparison is very much essential to
know the various factors suitability like Interest Rates, Home Loan Procedure. So
customer will get aware about the proper selection of home loan.

1.3 RATIONALE / REASON BEHIND THE PROJECT
Comparative analysis is very much essential in the financial analysis of the any type of
financial product. And now a day the competition between the banks is at high level.
There are so many players in the Financial Market with their competitive products, which
has to be analysed and to be selected properly.
My research will remain helpful to the customers, even bankers and analyst to get a
valuable analysis about Home Loan.
1.4 SCOPE OF THE PROJECT
1. The Indian housing finance industry has grown by leaps and bound in few years.
Total home loans disbursements by bank have raised which witnesses, phenomenal
growth from last five years. There are greater numbers of borrowers of home loans.
So by this study we can find out various aspects about the Home Loans of various
Banks Like ICICI, HDFC, Bank of India, State Bank,Arvind Sahakari Bank. of India
etc.
2. By this study we can understand the difference between interest rates, EMI,
processing fees on Home loans provided by several banks
3. Insurance option for your home loan at attractive premium
4. You can choose from Fixed Rate or Floating Rate

RESEARCH METHODOLOGY
2.1 AIMS AND OBJECTIVES
The objectives of the study are as follows
1. To study the loans policies of various banks viz. ICICI, HDFC, SBI, BOI
ARVIND SAHAKARI BANK etc.
2. To find out which bank is better home loans provider.
3. To study who is the better service provider as comparing loan in sector of public
and private Bank.
4. To comparison of rate of interest between ICICI,HDFC,SBI,BOI,ARVIND
SAHAKARI BANK..
5. To analyze better option between them.
2.2 RESEARCH DESIGN
A research design is the arrangement of conditions for collection and analysis of data in a
manner that aims to combine relevance to the research purpose with economy in
procedure. An analytical study was conducted on Home Loan Policies of different banks.
2.3 SAMPLE DESIGN
Sampling design refers to the technique or procedure the researcher would adopt in
selecting items from the sample.

2.4 TOOLS TECHNIQUES OF DATA COLLECTION
a) Primary Data: Interview of Bank Executives will conduct to gather the information.
b) Secondary Data: Books, magazines. Annual Report of Bank. Home Loan Cases
Record kept in the Bank. Historical documents and other sources of published
information Journals, on internet, Secondary data are those which have already been
collected by others. which is not primary data not possible to collect in primary form
the researcher may take the help of secondary have in his mind data. They are
collected for serving the objectives other than what the researcher might.

2.6 DATA ANALYSIS
a) The collected data has been analyzed by using Comparative analysis
b) The results will be displayed by using Comparative Charts.
2.7 LIMITATION OF STUDY
1. The basic limitation is that the data that is used in the study is limited to a time span
of three years.
2. It was quite difficult to interact with the managers of the banks because of their
non-co-operative nature.
3. The process of home loans is too critical as it is necessary to make them simple and
suitable for common people.
