SPECIFICATIONS
This set of Specifications shall govern the methods of construction and kinds of materials to be
used for the proposed Project shown on the accompanying plans and detailed drawings.
The plans, detailed drawings and the Specifications shall be considered as complementing each
other so that what is mentioned or shown in one, although most mentioned or shown in the
other, shall be considered as appearing in both. Any conflict to be found between the two should
be referred to the designing Engineer for clarification.
DIVISION 1: GENERAL REQUIREMENTS
1.1 General: The work shall be performed and completed in the best and most acceptable
manner in accordance with generally accepted practice in carpentry, work and other trades
involved. Materials and workmanship shall comply with all applicable regulations, codes,
ordinances and standard dimensions.
1.2 Site: Verify all lot monuments, bearing and distances and clean the site for staking. Stake
the site in conformity with the local building regulations. Batter boards where construction
reference marks have been indicated should be erected such that they would not be disturbed
during the excavation for the foundation of the building.
DIVISION 2: EARTHWORKS
2.1 Site Clearing: The building site shall be leveled according to the plans and cleared of rubbish,
roots and other perishable and objectionable matters to a suitable sub-grade.
All such unsuitable materials shall be removed from the building site and spread uniformly
over the areas adjacent to the proposed building, or otherwise disposed of as may be directed by the
Architect or Engineer in charge of the construction.
2.2 Excavation: All excavation shall be made to the grade indicated in the drawings. Where the
building site is covered with any kind of fill, the excavation for footings shall be made deeper
until the specified safe bearing capacity of the soil is reached. If water is present at the
excavation site, it shall be removed by pumping. Great care should be taken in order that the
surrounding soil is not eroded or cave in.
2.3 Backfilling: When the concrete poured for foundation has hardened and can already
withstand the pressure resulting from fills, the materials removed from excavation shall be used
for backfilling them. The fills and backfills shall be placed in layers not more than 150mm (6”) in
thickness. Each succeeding layer shall be thoroughly compacted by wetting, tamping and
rolling.
DIVISION 3: CONCRETE WORKS
3.1 Concrete Works: Concrete should be mixed thoroughly such that there is uniform
distribution among the cement and aggregates. The concrete should be vibrated and its forms
should be tapped as it is deposited to its final position, to prevent formation of voids in the
concrete member which will weaken the building. Water to be used for mixing concrete shall be
clean and free from injurious amounts of oil, acids, salt, alkalis and other organic materials.
All concrete works for this project shall be undertaken in accordance with the standard
specifications for plain and reinforced concrete as approved by the Government.
The following proportions of concrete shall be used for the various parts of the building:
3.1.1 Footings and Columns............................. Class A (1:2:4)
3.1.2 Beams and slabs...................................... Class A (1:2:4)
3.1.3 CHB Footings............................................ Class B (1:2 1/2:5)
3.1.4 Concrete Slab on Fill................................ Class C (1:3:6)
3.1.2 Cement: Cement to be used shall be APO Portland cement. Alternatives cement so selected
must meet the requirements of Portland and pozzolan cements, and approved by Architect or
Engineer in charge of the construction. For every concrete work, embedded materials must be
cleared, graded, and cleaned before concrete is poured. This also applies to sand and gravel.
3.1.3 Aggregates: The fine aggregates for concrete shall be of natural sand or of inert materials
with similar characteristics, having hard, clean and durable grains, free from organic matter or
loam.
The coarse aggregates for concrete shall be of crushed rock durable qualities, or clean and
hard gravel. Size of the coarse aggregates to be used shall vary from 200mm (3/4”) to 400mm
(1-1/2”).
Concrete slabs on fill shall be poured on a layer of hard gravel fill spread over well-compacted
and thoroughly tampered earth fill. Each concrete slab course to be poured shall not be more
than one meter wide, and each course shall be poured alternatively to the indicated floor
finishes.
3.2 Forms for Concrete Works: Forms for all reinforced concrete shall be adequately
supported and braced or tied together to maintain the correct positions and the shapes of the
poured concrete. Wooden forms shall be constructed sufficiently tight to prevent the bulging of
concrete members upon pouring or leaking/draining of water during curing. The forms shall not
be removed until the concrete has attained sufficient strengths to support its own weight and
any temporary loads placed on it. The side forms of beams may be removed earlier than the
bottom forms. However, additional supports and shoring must be placed under until they have
attained strength.
3.3. Concrete slabs on fill: Concrete slabs on fill shall be poured on a layer of hard gravel fill spread
over well-compacted and thoroughly tampered earth fill. Each concrete slab course to be poured
shall not be more than one meter wide, and each course shall be poured alternatively to the
indicated floor finishes.
3.4 Concrete on Stairs: Concrete to be used for the stair shall consist of the standard approved by
the NSCP. The stair will use the proportion 1:2:4, Class A. The cement to be used will also be the
same with the other concrete structures
3.5 Reinforcing Bars Steel reinforcing bars to be used for this project shall consist of standard
deformed structural bars meeting ASTM specifications. The steel reinforcement for concrete
shall be formed accurately according to the sizes of columns, beams, footings, slabs, etc.,
where they are to be used. They shall be tied together at each bar intersection with Gauge No.
16 wire. No steel reinforcement should be installed unless it is free from rust, scale or other
coating which would destroy or reduce the bond with concrete. The reinforcement bars must be
positioned such that there is space between the steel at the sides and bottom of the forms.
DIVISION 4: MASONRY WORKS
4.1 Masonry Walls: Concrete Hollow Blocks to be used in this project shall be 4in thick. All exterior
concrete hollow blocks to be used for first floor walls shall be at least 100mm thick, while concrete
hollow blocks for interior walls unless otherwise indicated, shall be 100mm thick.
4.1.1 CHB: For interior CHB walls where plumbing pipes and fittings shall be located the
thickness shall be at least 150mm. Concrete hollow blocks to be used for walls above the first floor
shall be 100mm thick.
4.1.2 Mortar. The concrete hollow block walls shall be laid, in the cells filled with cement
mortar consisting of 1 part Portland cement and 3 parts sand by volume.
4.1.3 Steel Reinforcements. They shall be reinforced with round deformed bars, 10mm
diameter, spaced not more than 0.8m on centers, both ways.
DIVISION 5: METALS
5.1 Roofing: The roof shall be covered with Rib Type Long Span pre-painted roofing sheets as
shown on the plans. The roof sheets shall be secured with 2x3 c-purlins with 1 ½ x 1 ½ x 3/16
angle bar connector at every 600mm O.C. spacing. Cut GI rivets and gauge No.26 plane GI
straps to a length sufficient to wrap around the specified size or purlins. Each strap should be at
least 25mm wide, with the corners rounded or chamfered at the riveting ends.
Ridge rolls, hip rolls, and valleys must be compatible with Rib Type Long Span
pre-painted long span roofing sheets. They should overlap the roofing sheets by at least
250mm. In addition to the rivets attaching the roofing sheets to the purlins, the ridge roll, hip
rolls, and valleys should also be riveted to the roofing sheets.
All roofing sheets adjacent to concrete hollow blocks or other masonry walls, including
property line firewalls, must be equipped with gauge No. 26 plane GI flashing that extends to the
top of the wall and over to the opposite side. All rivets should be positioned at the top of the
roofing sheet corrugations to prevent water from pooling around them.
5.2 Ceiling: Metal furring ceiling support on hardiflex with a minimum thickness of 4.5mm can
also be used for interior walls and eaves.
5.3 Bars on Reinforced Concrete: Bars on reinforced concrete exposed to weather shall
preferably be protected with at least 40mm and in no case no less than 25mm. This provided
may be waived when adequate waterproofing is provided.
DIVISION 6: WOOD AND PLASTICS
6.1 Quality of Lumber: The Lumber to be used shall be sound, well seasoned thoroughly dried
free from lumps or other defects impairing their strength, durability or appearance. It shall be
straight, full square in dimensions and indicated on the plans or as called for in the specification.
6.2 Kind of Lumber: All lumber and woodwork shall be various cuts and sizes of Class “A”
Mahogany rough or S4S or approved equivalent, depending on the drawings. Treat all rough
lumber with good preservatives. All other wood shall be kiln dried, and similarly treated with
wood preservatives.
6.3 Before Finishing: All exposed woodwork shall be properly dressed and sanded. Defect and
all surface imperfections shall be treated with a reliable brand of putty and allowed to dry at
least fourteen (14) days before finishing is applied.
DIVISION 7: WATERPROOFING
7.1 Toilet and bath: In these areas, the prepared concrete floor and adjoining up/stand-fillets
must be waterproofed using polymer-modified cementitious waterproofing coatings or other
approved methods, following the manufacturer's instructions. Waterproofing of concrete slabs
must be completed before applying the final finish. Boysen Plexibond is the specified
polymer-modified cementitious waterproofing coating.
The contractor must ensure that all penetrations in the relevant floors/slabs are
waterproofed in a professional manner and according to the manufacturer's instructions, or if
unavailable, the Consultant's guidance.
DIVISION 8: DOORS AND WINDOWS
8.1 Wooden Doors:
8.1.1 Door Jamb- use ready-made door jamb available.
8.1.2 Wood framed flush door- Use ready-made wooden flush doors available at nearest
hardware; verify location and design on plan and schedule
8.2 PVC Doors: Doors for Toilet & Bath shall use PVC Flush doors.
8.3 Aluminum-Framed Windows: Windows to be used in this project shall conform to the size
and designs shown in the detailed drawings or schedule of windows.
8.4 Finish Hardware:
8.2.1 Door Knobs – All wooden doors and PVC doors shall have Cylindrical lock set.
CTX and Sherlock brands.
8.2.2 Hinges: All interior doors shall be installed on door jambs with at least 3 sets of
3-1/2” x 4” loose-pin hinges.
DIVISION 9: FINISHES
9.1 Suspended Ceiling Material and Framing: For all areas, use hardiflex lite, 3.5MM THK. x
4' x 8' , screwed on a metal furring double 19mmx50mm, the length used for metal furring will
depend on the approval of the architect or engineer.
9.2 Floor Finish
9.2.1. Dining, Living Room & Kitchen Areas
Flooring - Rough Granite Tile, 60 X 60 Floor Tiles
9.2.2 Toilet and Bath
Flooring - 30 X 60 CM Rough Granite Tile with 10MM THK Glass Divider
9.2.3 Bedroom
Flooring - Laminate Wood Planks Light Wood/Gray Color
9.3 Wall Finish
9.3.1 Dining, Living, Kitchen & Bedroom Walls shall be cement plastered with semi gloss
latex paint
9.3.2 Toilet and Bath
Wall - 30 X 60 Glossy Granite Tile from floor to 1.20 meters height, and 1.20 meters to
ceiling shall be cement plaster.
9.3.3 External Master Bedroom Front Façade shall be Stone Cladding finish.
9.4 Paint Finish: All cement plaster surfaces shall be painted with two coats of Flat Latex Paint
& Acrylic Gloss Latex Paint
DIVISION 15: PLUMBING
15.1 General:
15.1.1 All plumbing specifications herein shall be made in accordance with the rules and
regulations of the latest edition of the phil. national plumbing code, all national and
municipal laws, local ordinances,regulations of the department of health and
requirements of the utility company concerned.
15.1.2 The location of pipes may be transferred whenever required for the proper
execution of other trades provided that such changes conform with the rules and
requirements of the architect.
15.1.3 All pipe joints shall be made watertight and properly sealed using the following:
Pvc pipes solvent cement - for pvc pipes & fittings
Teflon tape - for galvanized iron pipes & fittings
Cement mortar - for concrete pipes (culvert)
Gasket cement - for galvanized iron pipes & fittings
Oakum & peg lead - for cast iron pipes & fittings
15.1.4 Materials to be used for the piping system shall be as follows:
G.I. pipes & Fittings for main water supply line
Pvc pipes & Fittings for in house water supply riser & branches
Pvc pipes & Fittings for soil waste, vent, and stormwater lines (downspout)
Concrete pipe (culvert) - the storm drainage lines below the ground vent pipes shall
extend from the top of the roof at least 200mm for flat roofs and 300mm for sloping
roofs.All vtr openings must be covered by using a wire screen.
15.1.5 All horizontal pipes shall maintain a minimum slope of 1/4 per foot (12%).
15.1.6 No artesian well shall be done within a radius of twenty-five (25) meters from the
proposed septic vault.
15.1.7 All plumbing works herein shall be done by competent plumbers under the direct
supervision of a duly registered master plumber.
15.2 Pipes and Plumbing Accessories: The plumbing fixtures and accessories to be
provided and installed shall be as follows:

DIVISION 16: ELECTRICAL
16.1 General:
16.1.1 All electrical works shall be done in accordance with the rules and regulations
with the latest edition of the philippine electrical code, building code, and existing
applicable ordinances of the local government and with the requirements of the local
power company.
16.1.2 All wiring shall be installed in standard uPVC conduit, run embedded inside the
hollow blocks and concrete structures, slabs, columns, walls, partitions, and/or run
concealed between double wooden partitions and inside the ceiling spaces, where the
use of concealed or embedded conduit wiring maybe used.
16.1.3 Unless otherwise indicated on the plans, the minimum size of conduit and wire to
be used shall be 20mm diameter and 2.0mm² TW respectively.
16.1.4 All materials to be used shall be brand-new and of approved type for both location
and purposes.
16.1.5 Mounting height shall be as follows;
a.) Light Switches - 1.40 m above floor finish
b.) Panel Board - 1.80 m above floor finish
c.) Convenience Outlet - 0.30 m above floor finish
d.) Auxiliary - 0.30 m above floor finish
16.1.6 Wherever required and necessary, pull boxes and junction boxes of proper sizes
shall be installed at a convenient and inconspicuous locations although such boxes are
not shown on the plans nor mentioned on the specifications, works shall be done under
the direct and immediate supervision of a duly licensed electrical engineer or master
electrician.
16.1.7 All Electrical Equipment to be used herein shall be equipped with proper
grounding. All ground wires shall be properly identified by using green insulation.
16.1.8 There shall be only one service drop to the building.
16.2 Materials: Electrical materials to be used for the electric installation shall be as follows:
