OUTLINE SPECIFICATIONS
This set of Specifications shall govern the methods of construction and kinds of
materials to be used for the proposed Project shown on the accompanying plans and
detailed drawings.
The plans, detailed drawings and the Specifications shall be considered as
complementing each other so that what is mentioned or shown in one, although not
mentioned or shown in the other, shall be considered as appearing in both. Any conflict
to be found between the two should be referred to the design Architect for clarification.

GENERAL CONDITIONS
1. All parts of the construction shall be finished with first class workmanship to the
fullest talent and meaning of the plans and the Specifications, and to the full
satisfaction of the designing Architect and the Project Owners.

2. Any defective material or poor workmanship should be replaced or improved by the


Contractor without additional cost to the Owner.

3. The construction shall conform to all the requirements of the National Building Code
of the Philippines and the rules and regulations enforced in the locality.

CLEARING THE SITE

1. The building site shall be levelled to a suitable grade according to the plans. It should
be cleared of rubbish, roots and other perishable materials.

2. Such unsuitable materials shall be spread over areas adjacent to the proposed
building, or disposed of as may be directed by the Architect or Engineer who is in
charge of the construction.

CONCRETE WORKS
Concrete should be mixed thoroughly such that there is uniform distribution
among the cement and aggregates. The concrete should be vibrated and its forms should
be tapped as it is deposited to its final position, to prevent formation of voids in the
concrete member which will weaken the building.
Water to be used for mixing concrete shall be clean and free from injurious
amounts of oil, acids, salt, alkalis and other organic materials.

PROPORTIONING OF CONCRETE MIXTURE


All concrete works for his project shall be undertaken in accordance with the
standard specifications for plain and reinforced concrete as approved by the
Government.

The following proportions of concrete shall be used for the various parts of the
building:

 Footings and Columns……………. Class A (1: 2: 4)


 Girders, Beams and Slabs………... Class A (1: 2: 4)

 Septic Vault slab and Cover……... Class A (1: 2: 4)


 Concrete. Hollow Blk. Footings... Class B (1: 2-1/2: 5)
 Concrete Slab on Fill………………… Class C (1: 3: 6)

Class A concrete shall be a mixture of 1 part cement, 2 parts fine aggregate and 4
parts coarse aggregates by volume, plus enough water to make the mixture into a
pliable paste.
Class B concrete shall be a mixture of 1 part cement, 2-1/2 parts fine aggregate
and 5 parts coarse aggregates by volume, plus enough water to make the mixture into a
pliable paste.
Class C concrete shall be a mixture of 1 part cement, 3 parts fine aggregates and
6 parts coarse aggregate by volume, plus enough water to make the mixture into a
pliable paste.
The fine aggregate for concrete shall consist of natural sand or of inert materials
with similar characteristics, having hard, clean and durable grains, free from organic
matters or loam.
The coarse aggregate for concrete shall be crushed rock of durable qualities, or
clean and hard gravel. Size of the coarse aggregate to be used shall vary from 200mm
(3/4”) to 400mm (1-1/2”).
Concrete slabs on fill shall be poured on a layer of hard gravel fill spread over
well-compacted and thoroughly tamped earth fill. Each concrete slab course to be poured
shall not be more than one meter wide, and each course shall be poured alternatively to
the indicated floor finishes.

FORMS FOR CONCRETE WORKS


Forms for all reinforced concrete shall be adequately supported and braced or tied
together to maintain the correct positions and the shapes of poured concrete. Wooden
forms shall be constructed sufficiently tight to prevent the bulging of concrete members
upon pouring or leaking/ draining of water during curing.
The forms shall not be removed until the concrete has attained sufficient strength
to support its own weight and any temporary loads placed on it. The side forms of girders
and beams may be removed earlier than the bottom forms. However, additional supports
and shoring must be placed under until they have attained strength.

STEEL REINFORCING BARS


Steel reinforcing bars to be used for this project shall consist of standard
deformed structural bars meeting ASTM specifications.
All steel reinforcing bars to be used in this construction shall consist of round
deformed bars with lugs or projections on their sides to provide a greater bond between
the concrete and the steel. All reinforcing bars to be used shall be GRADE 33.
The steel reinforcements for concrete shall be formed accurately according to the
seizes of the columns, beams and girders, footings, slabs etc., where they are to be used.
They shall be tied together at each bar intersection with Gauge No. 16 G.I. wire or by
welding.
No steel reinforcement should be installed unless it is free from rust, scale or
other coating which would destroy or reduce the bond with concrete. The reinforcement

bars must be positioned such that there is space between the steel at the sides and
bottom of the forms.

Columns shall be 4x10x6.35mm, I-Beam

CONCRETE HOLLOW BLOCKS


Concrete hollow blocks to be used in this project shall be JACKBILT or any other
brand of equal quality readily available in the locality. Use of such alternative brand shall
be approved by the Project Architect or Engineer and the Owner/s
All cells of concrete hollow blocks to be laid shall be filled with cement mortar
mixture 1-part cement and 3 parts sands, by volume. The horizontal joints between units
shall be provided with 1: 3 cement mortar mixture at least 10mm Thick.
The size of concrete hollow blocks to be used for these walls shall be 6” x 8” x
16”:
 All exterior walls at the first floor
 Entire firewall and fences
 Walls where plumbing pipes will be located
For interior walls at the first floor and both exterior and interior walls at the
second floor, concrete hollow blocks to be used shall be 4” x 8” x 16”:
For fire wall at the rear part from ground to top floor, concrete hollow blocks to be
used shall be 8” x 8” x 16”:
All concrete hollow block walls shall be reinforced with 10mm diameter deformed
bars both ways for every concrete hollow blocks laid horizontally and vertically.

ROOFING FRAMING, ROOFING AND ACCESSORIES


The materials to be used for the roof framing such as trusses, struts and web
members shall consist of steel angles ¼” thick. Other accessories for the roof frames are
shown in the details of truss joints and in the roof framing plan.
Roofing sheets shall be G.I.#26 pre- painted G.I. rib type roofing. The ridge rolls,
gutters, valleys and firewall flashings shall be 0.04mm thick long span prepainted metal
with epoxy baked finish
All downspouts shall be 3” diameter schedule 40 PVC pipes.
Heat insulation shall be installed under the roof of the building consisting of 3-
inch-thick or best available fiberglass sheets.

CEILING BOARDS
Use gypsum board, 9mm thick, painted finish on third floor and use Hardiflex on
all toilet and bath.
DOORS, WINDOWS AND ACCESSORIES
The designs and specifications of materials for doors and windows to be installed
for this project are shown in the schedule of Doors and Windows detail drawings.

PLUMBING WORKS AND FIXTURES

Plumbing works and materials shall be in accordance with the National Plumbing
Code of the Philippines. Soil and waste pipes shall be properly graded or pitched
downward to facilitate easy discharge of the solid and liquid wastes from the plumbing
fixtures or receptacles to their place of disposal. Sloping pipes must be well supported
and rigidly suspended to prevent sagging, displacement or pipe breakage, resulting in
leakage of waste matter.
All plumbing fixtures should be connected to a vertical vent pipe, with its top end
extending above the roof at least 0.60 meter or 2 feet.

PLUMBING PIPES AND FITTINGS


Pipes and fittings to be used shall be as follows:
a. Water pipes
b. Service entrance pipe
c. Sewer line pipes
d. Stainless steel Floor Drains size 4”x4”, heavy duty
Also, to be provide in all toilet and bath are: towel bars, faucets & clothes hook.
All downspouts from the roof shall be 3” diameter PVC pipes Schedule 40. The
lower ends shall terminate in concrete catch basins. Underground reinforced concrete
pipes, 8” and 10” in diameter shall connect to the catch basins for draining the water to
the street gutter fronting building. Use NELTEX brand.

ELECTRICAL WORKS
The electrical installation shall be done in accordance with the approved plans
and under the direct supervision and control of a licensed Professional Electrical Engineer
or Master Electrician and specifications for electrical works are include in the electrical
plans of the project.
All electric works and materials shall conform to the provisions of the latest
edition of Philippine or National Electric Code.
The type of electrical services to be supplied to the building shall be 220V, AC,
single phase.
Electrical materials to be used for electric installation shall be as follows:
Circuit Breaker -
Flush wall Switches, convenience outlets other wiring devices - (OSM)
Wires/conductors -
(List other Materials, if necessary)

A. GENERAL DISCRIPTION:

1. The work to be done under this section of the specifications consist of all
fabrication, complete in all details of the Electrical works at the subject premises
and all material standards for the furnishing of all labor, materials necessary for
the complete installation of the work specified herein and indicated on the
drawings.
B. CODES AND STANDARDS:

The work under this contract is to be installed with reference to the latest
requirements of the following:

- Philippine Electrical Code (PEC)


- Local Electric Company (MERALCO)
- American Society for Testing and Materials (ASTM)
- American National Standard Institute (ANSI)
- Underwriter’s Laboratory (UL)
- National Electrical Code (NEC)
- National Electrical Manufacturer’s Association (NEMA)

C. DRAWINGS AND SPECIFICATIONS:

1. The contract drawing and specifications are complementary to each


other and any labor or materials called for by either, whether or not
called for by both, if necessary, for the successful operation of any of
the particular type of equipment furnish and installed without
additional cost to the Owner.

2. All dimensional locations of fixtures equipment, boxes, outlet and risers


shall be verified on the Architectural drawings.

D. MATERIALS AND WORKMANSHIP:


All materials to be supplied shall be new and of high quality suitable for the
location and purpose. Materials shall be standard products of reputable manufacturers.

E. TECHNICAL SPECIFICATIONS:

1. PVC Conduits

1.1 Shall be Polyvinyl Chloride (PVC) Conduits, schedule 40, complete with
fittings and accessories

2. Panel board;

1.1 UL 67 and UL 50. Panel board shall be circuit breaker equipped. Design
shall
be such that any individual breaker can be removed without disturbing
adjacent units or without loosening or removing supplemental
insulation supplied as a means of obtaining clearances as required by
UL. All pane board locks included in the project shall keyed alike.

Directories shall be typed to indicate load served by each circuit and


mounted in a holder behind transparent protective covering.

Panel board Buses

All buses shall be copper. Support busbars on bases independent of the


circuit breakers. Main buses and back pans shall be designed so that
breakers may be changed without machining, drilling, or tapping.
Provide an isolated neutral bus in each panel for connection of circuit
neutral conductors. Provide a separate ground bus marked with a
green stripe along it front and bonded to the steel cabinet for
connecting grounding conductors. Main bus bar shall be rated on the
ampere frame of the main circuit breaker.

Circuit Breakers

Fed. Spec W-C-375 ambient-compensated thermal magnetic type with


interrupting capacity of 10,000 amperes symmetrical minimum.
Breaker terminals shall be UL listed as suitable for the type of
conductor provided. Plug-in circuit breakers are not acceptable.

Multiple Breakers

Provide common trip type with a single operating handle. Breaker


design shall be such that an overload in one pole automatically causes
all poles to open. Maintain phase sequence throughout each panel so
that any three adjacent breaker poles are connected to phase A, B and
C, respectively.

3. Receptacles;

NEMA WD1, heavy duty, grounding type. Ratings and configurations shall be
as indicated. Bodies shall be of ivory thermosetting plastic supported on a
metal mounting strap. Wiring terminals shall be of the screw type, side wired.
Connect grounding pole to mounting strap.

3.1 Special Purpose Receptacles:


Receptacles serving 20 Ampere are considered Special Purpose for this
project. Receptacles shall be twist lock with ampere rating matching
the circuit breaker protection.
4. Switches;

4.1 Shall be wide series with metallic black or metallic gray finish to
IEC/PNS standards for 1 gang, 2 gang and 3 gang switches. Mounting
height shall be 1375 mm from center of device to floor level finish.

5. Wires and Cables:

5.1 Wires and Cables shall be soft drawn and annealed copper and color of
wire shall be uniform, preferably black.
5.2 Wires and Cables shall be stranded and plastic insulated for 600 volts,
THHN specified.
5.3 Minimum size of branch circuit wire shall be 3.5 mm² THHN and 3.5
mm² TW for power and lighting system.
5.4 Color coding;
Provide for all service, feeder, Branch, control and signaling circuit
conductors. Color shall be green for grounding conductors, and white
for neutrals, except where neutrals of more than system are installed in
same raceway or box, the other neutral shall be white with colored (not
green) stripe. The color of the under grounded conductors in different
voltage system shall be as follows:

a. 110/220 Volt, 3-Phase Phase A – black


Phase B – red
Phase C – yellow
Neutral – white
Ground – green
6. Flexible Conduit;

6.1 Flexible Conduit shall be PVC “Neltex" brand or approved equal.

7. Outlet Boxed and covers;

7.1 Convenience, Telephone, Data and Auxiliary outlets shall be 16A rated,
universal grounding type and wide series with metallic black or metallic
gray finish plate cover conforming to IEC/PNC standards; Mounting
shall be 300mm from the center of device to floor finish level for wall
outlets. Install duplex convenience outlets in horizontal position,
adjacent to voice/data ports

7.2 Octagonal, Square, Junction and Utility boxes shall be gauge 16, deep
type, die formed galvanized iron sheet housing, coated with primer
paint on exterior surfaces.

7.3 Locknut and Bushing shall be same brand as conduit being used.

8. Device Plate;

7.4 Provide UL listed. One-piece device plates for outlets and fittings to suit
the devices installed. Plates on unfinished walls and fittings shall be of
zinc coated sheet steel or metal having found or beveled edges. Plates
on finish wall shall be urea or phenolic, minimum 2.54mm wall
thickness. Plates shall be the same color as the receptacle or toggle
switch with which it is mounted. Screws shall be machine type with
countersunk heads in a color to match the finish of the plate. The use
of sectional type device plates will not be permitted. Plates installed in
wet locations shall be gasketed.

9. Lighting Fixtures;
a. Recessed Mounted Circular Downlight (LED type – complete with
casing)
b. Ceiling Light (LED type – complete with casing)
c. Wall mounted Lighting

ARCHITECTURAL FINISHES SCHEDULE

FLOOR FINSHES
Following are the specified materials to be used as floor finishes for the different
rooms of the project:

1. Flooring:

a. Floor shall be 600x600 mm unglazed Ceramic Tiles.

PAINTINGS AND VARNISHING


All painting and varnishing works for this project shall be executed in first class
workmanship using BOYSEN brand products or equal, surfaces should be thoroughly
cleaned to remove mortar, dust, grease, rust and other foreign substances that may be
present pn areas to be painted and varnish.
Surfaces defects such as cracks, dents and holes must be filled with putty and
sandpapered before final coat of paint or varnish applied.
All concrete surface to be painted shall first be given a coat of concrete
neutralizer. Metal and steel must be primed with anti-rust paint before the application of
subsequent coats of paints.
Schedule of paint and varnish finishes to be followed for this project:
 Masonry walls_______________________ Semi-Gloss Latex Paint
 Interior ceilings______________________ Flat latex Paint
 Cabinets____________________________ quick dry enamel/ laminate
 Front wood doors_____________________ varnish finish
 Exterior grills ________________________ quick dry enamel

All rough and finishing wood materials should be treated with anti-termite solution
such SOLIGNUM or any other brand approved by the architect and owner.
The overall scheme to be followed in painting and varnishing the building,
including those of other materials like tiles, plumbing fixtures and other accessories shall
be left to be decision of the owners and the architect.
