SPECIFICATION
This set of Specifications shall administer the methods of construction as well as the
kinds of materials to be used for the proposed building shown in the plans and detailed
drawings. The plans, detailed drawings, and Specifications shall complement each
other so that what is shown in one, although not shown in the other, shall be considered
as appearing in both.
I. GENERAL REQUIREMENTS
1. The contractor shall furnish all materials, equipment, tools, apparatus,
appliances, accessories, transportation, labor, and supervision for the
complete construction of the subject project, as shown on the drawings
and called for in these specifications, ready in use.
2. The contractor shall coordinate his work with all parties to ensure proper
phasing or comply with the approved schedule of work. The contractor
shall engage under her, registered Engineer or Architect. To supervise her
work. She shall remain at all times in the construction site.
3. No alterations or additional work that will result in an additive or deductive
cost change from the contract shall be allowed without the approval of the
Architect or Engineer.
4. Existing conditions of the site shall be documented by the contractor and
photos shall be taken before the commencement of work to ensure such
status.
II. SITEWORK
1. Site clearing
● The building site shall be leveled according to the plan and cleared of
rubbish, roots, and other perishable objects matter to a suitable subgrade.
2. Staking Out the building lines
● The building shall be staked out all the lines presented in the drawings
before it starts and also the batter board shall not interfere with the
Construction on the site.
3. Excavation and Leveling
● Excavation shall be to the depths indicated by bearings values.
Excavations for footings and foundations carried below required depths
shall be filled with concrete and the bottom of such shall be leveled.
Where excavation for footings rests on fill, the excavation shall be carried
deeper until the desired stratum is reached for the safe bearing capacity of
soil.
● Whenever water is encountered in the excavation process it shall be
removed by paling or pumping. The care being taken is that the
surrounding particles of soil are not disturbed or removed.
4. Filling and Backfilling
III. CONCRETE
The work under this project shall include the furnishing of all materials, labor, tools,
equipment, and other facilities and construction necessary as shown in plans and in
accordance with specifications.
1. Concrete works
● All concrete shall be mixed thoroughly until there is a uniform
distribution of cement, sand, and aggregates. And it should be
placed in its final position to prevent the segregation of aggregates
● Water used in mixing concrete shall be clean and free from
injurious oils, acids, alkalis, salts, organic material, or other
substances that may be deleterious to concrete or reinforcement.
The contractor shall store on the site an adequate supply of fresh
water to meet all needs.
2. Proportioning of concrete
● Water-Cement Ratio shall be determined so as to achieve the
required workability and to obtain the specified concrete strength
which shall be subject to the approval of the Engineer.
● Concrete shall be proportioned to have the following specified
compressive strengths, as determined by the specified testing and
test evaluation procedure; specified compressive strength (fc) shall
be as indicated in the drawings.
Class AA - 1 : 1.5 : 3
Class A - 1 : 2 : 4
● Class AA concrete shall be a mixture of 1 part cement, 1.5 parts of
sand, and 3 parts coarse aggregate by volume, plus enough clean
water to make the mixture into a pliable paste.
● Class A concrete shall be a mixture of 1 part cement, 2 parts
of sand and 4 parts of coarse aggregate by a volume, plus
enough clean water to make the mixture into a pliable paste.
3. Reinforcement Bars
● All the steel bars shall be of the sizes and numbers indicated on
drawings, deformed, complying with the latest ATSM specification
for such bars.
● At the time concrete is placed, steel reinforcement shall be free
from mud, oil, or other non-metallic coating that adversely affects
bending capacity.
● The vertical reinforcement of the CHB wall shall extend throughout
the entire height of the wall and shall end with a standard hook.
● All horizontal reinforcement of the CHB wall shall extend into the
adjoining concrete columns and be properly anchored.
● Use no. 16 G.I tie wire for securing reinforcement.
IV. MASONRY
1. Use the no. 6’’ ordinary machine compressed CHB for the exterior and
inner exterior wallings of the project, plastering both faces with a plain
cement smooth finish.
2. Use the no. 4’’ ordinary machine compressed CHB for interior wallings,
plastered both faces with a plain cement smooth finish.
3. Use a Portland cement and class ‘’A’’ mixture of 1:2 or 18 bags of 40kg
cement and 1 cu.m of sand for the mortar of CHB.
4. Use the no. 16 G.I. tie wire for securing reinforcement
V. DOORS AND WINDOWS
The work under this project shall include all labor, equipment, and the
performances of all operations necessary to furnish and install all aluminum
doors, windows, and frames of the project as indicated on drawings and
specifications. All related works needed to have this work completed shall also
form part of this section.
1. Main Entrance Door: An aluminum door, as per the dimensions and
design specified on the drawing, shall be fitted at the main entrance. The
door will be fitted with appropriate hardware for ease of opening, closing,
and security, including handles, locks, and hinges.
2. Aluminum-framed mezzanine door: As per the project schedule, the
aluminum-framed doors for the mezzanine level shall be installed to
provide access. The doors shall be fitted with appropriate hardware and
support for proper functioning and security.
3. Interior Doors: Aluminum-framed doors for interior spaces shall be
provided and installed according to the specified dimensions and design.
These doors shall be fitted with hardware like handles and hinges, among
others, as required for smooth operation.
4. Sliding Doors: The living room areas will have aluminum-framed sliding
doors, as shown in the project documents. These doors will have
appropriate hardware and support for ease of use and durability.
5. Windows: Aluminum-framed windows, including sliding and fixed types,
shall be installed throughout the project as per the architectural plans. All
windows shall be provided with sliding window locks, handles, and other
necessary hardware for proper operation and security.
6. Frames: All aluminum frames on doors and windows must be firmly fitted
and squarely aligned to enable smooth operations and enhance the
physical appeal of the frames. The frames must be firmly attached to the
surrounding structure to brace the wind loads and other environmental
factors.
VI. FINISHES
1. Ceiling
a. Scope of work
i. The work covered by this item shall consist of furnishing all ceiling
finishes, equipped with fixtures and accessories with Plan and/or
shop drawing and as herein specified.
b. Material Requirement
i. Use 0.60m gypsum board in metal furring and carrying channels
with complete accessories to complete the work.
ii. Submit a sample for approval design.
c. Construction Requirements
i. Provide all the necessary preparation for the ceiling.
ii. Provide all the necessary accessories and framing for proper
installation.
iii. Use approved methodologies only.
2. Paints and Coatings
a. Scope of work
i. This item shall consist of furnishing all paints, enamels, varnishes
and other products to be used including labor, tools and equipment
required as shown on the Plans and in accordance with this
Specification.
b. Material Requirements
i. Specified Materials shall be delivered to the working site bearing
the manufacturer’s name, brand name, type of paint, and
instructions for thinning.
ii. Specified items with their components shall be handled in a manner
as to prevent damage and unwanted harmful incidents.
iii. Materials are to be stored in well-ventilated spaces designated for
their proper storage. Materials shall be stored to minimize the
exposure to extremes of temperature that may damage and/or
deteriorate quality.
c. Quality Assurance
i. Number of coats, if specified, is minimum. The contractor shall
apply more than required to meet specifications for a balanced and
uniform appearance.
d. Repair of Defective Work
i. All defective and/or damaged work shall be restored to the initial
condition
ii. All voids, cracks, nicks, etc. will be repaired with proper patching
material and finished flush with surrounding surfaces.
e. Cleaning
i. Upon completion of the building, the Painting Contractor shall
remove all paint spots from all finished work, remove all empty
cans, and leave the entire premise free from rubbish or debris
caused by their work.
ii. All painting equipment shall be removed from the premises
iii. The painting Contractor shall clean off all glass free from paint
spots and smears and shall present the building clean and free
from all types of blemishes.
f. Products
i. General
1. Materials are specified to establish the standards of grade
and quality for work desirability.
2. The top quality / first class paints
3. The products of manufacturers not specified or named may
be submitted for use provided they are reviewed and are of
equal quality and grade to the primers and finishes approved
by the Architect.
4. Refer to the Finish Schedule. All work is to be completed
without deviation from these unless written approval is
received from the Architect.
VII. SPECIALTIES
The work under this project shall include the supply, installation, and specifications of
miscellaneous specialty items needed for this project. The following items are included:
1. WATER CLOSET
● Brand: Kohler
● Size: Standard size with a bowl height of 16.5 inches
● Specifications: WaterSense certified with a 1.28 gallons per flush (GPF)
rating for water efficiency. Features a round-front bowl design for compact
spaces and a standard left-hand trip lever.
2. LAVATORIES
● Brand: American Standard
● Size: 19 inches (width) x 16 inches (depth)
● Specifications: Made of vitreous china with a rectangular undercounter
design. Includes an overflow drain and pre-drilled faucet holes for easy
installation of single-hole faucets.
3. FLOOR DRAIN
● Brand: Zurn
● Size: 4 inches
● Specifications: Constructed of cast iron with a nickel bronze strainer and
adjustable round top. Designed for heavy-duty applications with a
membrane clamp collar for waterproofing membrane attachment.
4. TOILET PAPER HOLDER
● Brand: Moen
● Size: Standard size
● Specifications: Features a pivoting arm design for easy roll changes.
Constructed of corrosion-resistant zinc with a brushed nickel finish for
durability and aesthetics.
5. TOWEL BAR
● Brand: Moen
● Size: 24 inches (length)
● Specifications: Features a classic and versatile design with a chrome
finish. Sturdy zinc construction with a convenient wall-mount design for
hanging towels.
6. MIRROR
● Brand: Home Decorators Collection
● Size: 20 inches (width) x 30 inches (height)
● Specifications: Rectangular mirror with a simple and elegant frame design.
Mounting hardware included for easy installation in smaller spaces.
7. SHOWER CURTAIN ROD
● Brand: Zenna Home
● Size: Adjustable to fit shower spaces from 44 to 72 inches
● Specifications: Made of durable steel with a rust-resistant finish.
Tension-mounted design eliminates the need for drilling and ensures a
secure fit in smaller shower areas.
8. TOOTHBRUSH HOLDER

● Size: Standard size
● Specifications: Made of ceramic with a sleek white finish and chrome

toothpaste tubes.
9. SHOWER HEAD

● Specifications: Features a single-function spray pattern with easy-clean
nozzles. Simple and classic design suitable for smaller shower spaces.
VIII. EQUIPMENT
1. All kitchen equipment to be used shall be a Panasonic brand or its equivalent.
The sizes should be under the architectural plans located in the construction
drawing.
2. All air-conditioning used shall be a Carrier brand. The sizes should be in
accordance with the plan set up.
IX. MECHANICAL
1. All plumbing works for this project shall be under the approved plans and under
the direct supervision and control of a licensed Sanitary Engineer or Master
Plumber.
2. Piping shall be properly graded or pitched to ensure easy circulation, and
drainage and prevent water hammer and noise.
3. The plumbing installation shall conform to the provisions of the National
Plumbing Code and the rules and regulations enforced in the locality.
4. Piping for drain, waste, and vent shall be done using the uPVC push-on system.
For the in-house water supply installation, Neltex brand uPVC pipes and fittings
shall be used.
X. ELECTRICAL
1. Workmanship and Materials
a. All works shall be done in accordance with the requirements of the latest
edition of the Philippine Electrical Code and National Safety Code.
Nothing contained in these specifications or shown on the plan shall
conflict with the requirements of the said Codes, any discrepancies shall
be consulted to the Project Inspector / Electrical Engineer
b. All materials and equipment to be used and installed shall be approved
type bearing the stamp of approval or authorities concerned. Whether
locally made or constructed materials shall first be approved before further
installation.
c. All works should present a neat and mechanical appearance when
completed.
2. Plans
a. Provided drawings shall indicate the arrangement of the equipment’s
outlets and other works. When necessary, may deviate from the
arrangement indicated to meet structural conditions. These changes must
be approved by both Electrical and Structural Engineers.
b. Outlets and circuit breaker installations should follow the plan with
approximately accurate locations. Minor changes shall be done by the
Contractor at their own expense.

4. Restoration and Repair
a. Repainting and restoration of damaged ceilings and walls, and/or exposed
conduits, shall be the contractor's liability.
