Above Mentioned Property is Originally owned and possessed
by Chhaganbhai Bhayabhai Kucha thereafter Collector Bhavnagar
converted in Multipurpose use vide order no. 148/14/10/103/2022
on 04/03/2022 thereafter Town development officer Bhavnagar
approved layout plan vide permission no. dev/talaja/pithalpur/589/
dtd. 27/07/2022 thereafter R.s. no. 18 Paiki 1 NonAgri. Land was
purchased by Sadulbhai Danjabhai Vala vide regi. sale deed
no.906/2022 dtd. 02/05/2022 thereafter Said plot no. 81 was
purchased by present owner Vasanben Rameshbhai Makwana vide
regi, sale deed no. 2718/2022 dtd. 22/12/2022 From Sadulbhai
Dhanjibhai Vala and others.
From the available records of search and encumbrance certificate of
the Sub-registar Talaja for the period of last 13 years we have not
found charge or encumbrance of the said property.
we may mention that,during technical/valuation inspection legality of
the construction and construction plan and _ possession
must be verified.
5-After completion of all formalitiesyour company to record
lien/Charge with Gram panchayat records/city survey records/
assessment register as well with central registry under SARFEASI
ACT.

I have taken search from sub-registrar Talaja on date 16/07/2024

charge/encumbrance on above stated property.

given by sub registrar office to us and manual search of books of
index-II is not allowed and also please note that computerized search
provided by Gov. through office of sub registrar and in which it is
clearly stated that they do not gives any assurance or binding
regarding the correctness of the facts and they are not responsible for
any loss due to the information /search provided through
computerized and on that condition we have issued this certificate.
I have persued copies of the documents forwarded to me and have
got relevant and available records verified at office of concern sub
registrar office for last 13 years. The said property is free from all
encumbrances, lien charges, mortgages etc. the seller is having valid
absolute clear and marketable title to the said property as mentioned
above.
In view of the foregoing, I/We certify that the title deeds intended to
be deposited, relating to the propery and offered as security by Way of
equitable mortgage and the documents of title referred to above are
perfect evidence of title and that if the said equitable/registered
mortgage Is created in the manner reguired by the requirements
