AFRA CONSTRUCTIONS

Specifications for Residential Building


Proposed by: Engineer Mohd Ulfath Hussain

MOBILIZATION : Fencing and Entrance Gate provide along with perspective


View.
SUB STRUCTURE : 1. Earth work excavations for column pits with 40mm
aggregate 1:8 ratio CC Bed with cement mortar.
2. Back filling 80%. After retaining wall outer 4 side back
filling
3. CRS Basement for external Tie beams.
4. After Tie beam backfilling muram and compaction.
5. Ground floor CC Bed 4”thickness 40mm aggregate with
cement mortar in 1:8 ratio.
6. Retaining wall 4”thick

SUPER STRUCTURE : Providing and laying M20 grade Concrete for Column,
beams and slab. (Slab Thickness 5”)

RCC WORKS : 1., Shree, k.Shree steel 550D (TMT) steel bars.
2. Fabrication steel as per design. Ground floor 11’ft Hight
3. First Floor slab height 10’.6”.
4. Cement for structure used(ACC concrete, Ultratech or
equivalent ).

Brick Work : Brick work with light weight Red Brick and cement mortar
1:8 Ratio, 9” and 4” wall as per the plan and site requirement.
9” Outer wall 4” Inner wall.
Cement 43 Grade (Birla Shakti, Birla A-one or equivalent).
River sand.
Parapet wall of 4” height 3’.

PLASTERING : 1. First coats Internal and External plastering will be done in


Cement mortar, 1:6 ratio.
2.Second coat sponge finishing Internal and External
plastering will be done in cement mortar, 1:4 ratio.

DOORS : 1. All doors frame in Teak wood (7’ height, African teak)
2. Main door shutter in Teak wood with panel. Indian teak
3. All Internal door shutters in flush door (80% solid).
4. All Bathroom flush doors and laminated from inside view.
5. Main door Hardware will be in Brass. Internal door
hardware will be Metal SS.
6. Godrej or equivalent cylinder locks for all doors.

WINDOWS : 1.Providing & fixing UPVC sliding windows


(3 Tracks along with mosquito mesh).
2. 5mm thick glass, (color as per client choice).

GRILL : Providing & fixing M.S 6mm square rod safety grills for
windows including finishing, painting etc.

FLOORING : 1. Vitrified Tiles (600x600mm) for bedrooms @Rs.37/-sft.


2. Drawing room, Living area and veranda area
(600x1200mm) @Rs.46/-sft.
3. Staircase flooring will be in granite of price @Rs.100/-sft.
4. Flooring for toilet will be in Anti-skid tiles.
5. Threshold will be provided near door frames.
6. Skirting 4” for all rooms and hall.

WALL TILES : 1. Wall tiles for Bathroom will be ceramic glazed tiles up to
7’ height @Rs.23/-sft (12”x18”).
2. Wall tiles for kitchen will be in vitrified tiles up to 7’
height (300x600) @Rs.38/-sft.

ELECTRICAL : 1) Wires : Finolex or polycab, wires and cables


2) Pipes : PCV pipe in sudhakar brand forRCC slab
& wall
3) Boards : Metal box, Anchor and maro brand
4) Switches : Gold medal, Anchor or equivalent switches
(modular)
5) MCBs : Anchor maro or equivalent.
6) Breakers : Goldmedal and Anchor or equivalent

Electrical point: One fan, tube light, night bulb, plug points
in all rooms. (T.V point in drawing room, hall, master
bedroom only) A/c point in all rooms.
2) International socket provided in kitchen, Hall, Mbedroom

PLUMBING : 1. Water pipes will be of Ashirwad, Birla CPVC pipe ISI


fittings.
2. Sudhakar, Birla PVC SWR pipes and fittings.
3. Sanitary Fixtures will be in Hind ware, cera ware Brand.
All mixers and faucets, taps of cera ware or hind ware.
Storage 1000lit overhead tank in sintex or Plasto.
(Automatic system for water lifting).

PAINTING : INTERNAL

Painting work comes in 5 applications.


1. Providing & applying 1 coat of primer (PVC).
2. Two coats of stucco.
3. Two coats of plastic emulsion Asian paint (Premium) on
wall and ceiling.
(Color shade as per client selection)

EXTERNAL

Painting work comes in 3 applications.


1. Providing & applying 1 coat of Acrylic primer.
2. Two top coats of Ace Asian paint.
3. external walls, including, scaffolding, scrapping,
Rubbing & finishing etc. completely. (Color shades as per
client Selection)
Main door Melamine polish, internal flush doors paint.

CEILING : Fall ceiling providing in hall only and all rooms providing
Cornish.
All bathrooms (600x600mm) false ceiling.

WATER PROOFING : Water proofing will done with Fosroc chemical for all
bathrooms and kitchen (with cement mortar).
Top roof water proofing is done by cement mortar with
fosroc chemical.

STAIRCASE RAILING : Standard steel (SS pipe of thickness 2mm) hand railings
will be provided.

KITCHEN : Black granite will be used for kitchen [email protected]/-sft


Note: - In sha Allah Work will be completed as per given
schedule(From date of footing casting to 8months)

1. Any work carried out separately which is not included in


our specifications and scope of work should be paid by
the client separately.
2. Electricity and water should be provided by the client on
the site.
3. If rock is found during excavation for footings ,
and cellar charges for those should be paid by the
client.
4. Extra amount should be paid by the client (If the amount
exceeds the given quote of amount (@sft/-) for all the
tiles and granite).
5. Any changes to be done other than the given plan should
be informed to the contracter immediately with the
charges separately if applicable.
6. Lift is excluded.
7. Any Neighbourhood or GHMC issues should be handled
by client only.
