B GROUP REAL-ESTATE MIXED USE BUILDING
1. Introduction
This report presents basis of design in mechanical ventilation service for B Group Real-
estate mixed use building. B Group Real-estate mixed use building comprises one
basement floor and thirteen more stories above ground floor requiring good engineering
skill and experience to come up with best solution in the mechanical ventilation design
service. Accordingly, the design of mechanical service is based on local and international
standards applied suitably to achieve optimum result.

2. Mechanical services
2.1 Scope of work
The scope of work in the design of mechanical services include ventilation of closed
bathrooms ventilation and kitchen ventilation.
2.2 Code and standards
The following local and international codes and standards are used in the design of
mechanical services as applicable.
ES-3962 Ethiopian standard for ventilation and air conditioning and buildings.
Ashrae 62.1 ventilation for acceptable indoor air quality.
CIBSE – chartered institute of building service engineers
2.3 Bathroom ventilation
Spaces such as enclosed bathrooms shall be provided with forced ventilation (extraction)
facility which will be negatively pressurized to control spreading of unwanted smell to
adjoining occupancies. Bathroom shall be provided with at least 30mm door undercuts to
compensate for the amount of fresh air to be extracted. Ventilation equipment’s of
bathrooms shall be dedicated in line fans.
2.4 Kitchen ventilation
Cooking facilities shall be equipped with hoods having carbon filters for trapping smell
and allow recycling of air with in the room. Carbon filers require replacement as necessary
based on their service life time. Moreover, kitchens shall have local room exhaust fans to
control odor within, there by prevent spread of odor to neighboring spaces. Room
ventilation fans shall be locally controlled.
