This is to certify that the total estimated cost for the construction of ZAM ZAM JAMA
MASJID has been calculated based on plinth area method.
Plinth Area Method
For costing by Elementary Costing Method, detail drawing of the building is required and also it
takes considerable time. Hence, considering the condition, this method seems quite reasonable.
Following points have to be considered while using this method in valuation.
1. Prevalent basic market rates are adopted for construction materials and labor for
calculations. Government norms of rate analysis have been adopted. Basic market rates of
construction material and labor, analysis of rates for effective date are calculated and used
in tabulations.
2. Unnecessary features like ornamental work should be not be involved as far as possible.
3. Any obsolete method of construction or over specification or unnecessary heavy sections
are left out for valuation purpose and only compatible normal type of construction are
submitted and valued for.
4. Some allowance should be made for the possible difficulty in finding a purchaser for such a
property.
5. The amount required to find the property in usable condition should be considered.
6. The cost providing similar accommodation should be considered rather than the cost of
replacement of the same.
