Dear Sir / Madam,

This application is being made by me / us for the allotment of a commercial unit in the commercial complex
by the name of Paras Square (the “Complex”) comprising of commercial building and other amenities,
facilities, services etc. being developed by Blackberry Realcon Private Limited (referred to as the
“Promoter”) on total land comprising area admeasuring approximately 2.20 Acre, situated at Sector – 63-
A, Village Behrampur, Tehsil Sohna, Distt. Gurgaon, Haryana (“Complex Land”).

The Complex developed over the Complex Land (“Real Estate Project”) which is being developed as,
have been registered as a ‘real estate project’ under the Real Estate (Regulation & Development) Act, 2016
and the Haryana Real Estate (Regulation and Development) Rules, 2017. The Authority has duly issued the
certificate of registration no. RC/REP/HARERA/GGM/2018/13 dated 6th September 2018 for the Real
Estate Project (“RERA Certificate”).

I/We (the “Applicant(s)”) wish to apply for the allotment of a Commercial unit at the Real Estate Project
being developed on the Complex Land, the description and specifications whereof are mentioned in
Schedule III herein after (“Unit”).

I/We have annexed all documents (listed in Schedule II) required to be submitted along with this
Application. I / We understand and acknowledge that applications which are incomplete or deficient in any
respect and/or irrelevant document can be rejected by the Promoter.

I/We have verified all the detailed information from the Promoter pertaining to all aspects of the Real Estate
Project and after a careful consideration of all facts, terms and conditions, and I/we am / are signing and
submitting this Application and paying the application money payable thereof being fully conscious of
my/our liabilities and obligations.

I / We understand that this Application is an expression of interest from me / us to purchase the Unit and
neither constitutes any binding contract or agreement to sell in my / our favour nor the receipt of the
amounts from me/us would amount to any acceptance of my application and allotment of the Unit in my/our
favour. I/We agree that in the event the Promoter do not accept my Application for any reason whatsoever
I/we shall not raise any objection, and I/we shall have no claim, right, interest, charge or lien on the Unit
applied; and the Booking Amount paid by me/us herein shall be refundable to me without any interest
thereon.

In the event Promoter accept my/our Application to allot the Unit, I/we agree to pay the Total Price as
provided in Schedule IV. All such payments shall be made by me / us in the manner set out in Payment
Plan (Schedule IV).

I / We understand that in addition to the Total Price as set out in the payment plan at (Schedule IV), I / we
shall also be liable to pay third party charges demanded by the Company as well as any
revision/enhancement in the statutory charges, levies or service tax, labour cess, VAT, GST or any other
third party / statutory taxes, fees, charges, etc., as may be applicable, within the timelines stipulated for the
payment of the same ("Statutory Charges").

If this Application is accepted by the Promoter, I/we will be sent a written intimation (“Allotment Letter”)
within 45 days from the date of submission of this Application, complete in all respects. However, the
allotment of Unit in my/our favour shall at all times be ‘provisional’ and will remain so, until signing of the
agreement for sale in my / our favour. I/We have seen and gone through the format of agreement for sale as
per the Real Estate (Regulation and Development) Act, 2016 (“Act”), provided to me/us by the Promoter.

I / we understand that the agreement for sale is to be signed and delivered with all its annexures and
schedules along with the payments due out of the Total Price as provided in Schedule IV within 30 (thirty)
days from the date of receipt of the agreement for sale by me/us. I/ we further understand that I/we have to
appear for registration of the agreement for sale before the concerned Sub-Registrar, as and when intimated
by the Promoter. Upon my / our failure to execute and deliver the agreement for sale to the Promoter within
30 (thirty) days from the date of its receipt and register the same, as per intimation by the Promoter, then the
Promoter shall serve me /us a notice for rectifying the default, which if not rectified within 60 (sixty) days
from the date of its receipt, this Application in my/our favour will be treated as cancelled and the Promoter
shall be entitled to forfeit ten percent of the Booking Amount of Rs. _______and the balance sums
deposited by me/us in connection therewith shall be returned me/us to without any interest or compensation
whatsoever.

Note 1: The Applicant(s) acknowledge that in addition to the payment of the aforementioned
amounts, it shall also be liable to make payments towards applicable charges at the time of
possession, possession charges i.e labour cess, electricity meter, and any other additional facility
being provided to the Allottee and all other third party charges including the stamp duty and
statutory registration charges at the time of offer of possession of the Unit, to enable the conveyance

Note 2: The Applicant(s) acknowledge that the advance maintenance charges do not include charges
for providing water from private sources and electricity supply through DG sets, in the event the
competent authority fails to provide the external linkages for water lines and electricity connection
by the time possession of the Unit is offered to the Applicant(s). The said charges towards provision

of water from private sources and electricity through DG sets shall be collected proportionately from
all the allottees of the Real Estate Project.

Note 3: In addition to the Total Price, the Applicant(s) are also liable to bear external electrification
charges, electricity connection charges and security deposit, if any, payable to the Competent
Authority for obtaining the electricity connection(s) at the Real Estate Project. Such amounts shall be
calculated at the rates prescribed by the competent authority at the time of obtaining such electricity
connection(s).

Note 4: : The advance maintenance charges for two (2) years will be collected at the time of offer of
possession of the Unit.

Note 5: In the event of increase in any component of the maintenance charges (like GST / cess /
minimum wages prescribed under applicable laws) due to change in applicable laws at the time when
offer of possession of the Unit is given to the Applicant(s), the Applicant(s) shall be liable to pay the
proportionate increased amount as intimated by the Promoter.

Other charges including the payment of any VAT, GST, Service Tax, Stamp Duty, labour cess,

us separately as may be decided & demanded by the Company or any competent authority from
time to time with retrospective effect.

All other amounts towards third party / statutory taxes, fees, charges including Service Tax, VAT,
Labour cess, GST, stamp duty, registration charges, electricity connection & meter charges, two
year advance maintenance charges etc., as applicable or as indicated in the Agreement to Sale shall
be extra and payable by the Applicant as and when demanded by the Company for the said Unit.

Note : It is strictly noted that failure in deposit of stamp duty, registration charges, legal charges,
requiste taxes and administration charges etc. before taking possession will be Considered as
failure in taking possession.

Note:
1. Allotment to Non-Resident and Nationals of Indian Origin shall be subject to laws of
India.
2. For Non-Residents/Foreign Nationals of Indian Origin, all remittances, acquisition/ transfer of
the said unit and compliance with the provisions of Foreign Exchange Management Act,1999 (FEMA) or
any other statutory enactments shall be their own sole responsibility.
