Assignment 1: IDENTIFICATION OF DEFECTS IN BUILDINGS AND THEIR

REMEDIES.
GROUP No 6.
Abstract
Building defect is one of the major components of building problems that significantly
needed attention. This assignment discusses some of the major defects happening
in buildings. It contains some of the main concepts. In addition, the causes, and
remedial.
1.INTRODUCTION
Building defectiveness jumps out at either the new or the old ones. Defectiveness
inside new structures is perhaps of resistance with Construction structure and
distributed satisfactory resilience and principles. The physical appearance of
structures constitutes the premise whereupon the general public makes their
underlying judgment of the nature of administrations to be advertised. All
components of structures decay at a more noteworthy or lesser rate subject to
materials and strategies for development, ecological conditions and the utilization of
the structures.
2.SCOPE OF WORK:
To Inspect the building maintenance condition in order to detect the defects as well
as to suggest the latest remedial measures that can be implemented in the case
study.
3.METHODOLOGY
The following tasks will be carried out in order to achieve the study objective:
STEP-A: Select a building and photograph the most glaring defect and report about
it.
1.Carry out the investigation based on visual inspection to
detect defects.
2.Identifying and measuring the defects.
STEP-B: To describe the detected defect and the possible causes.
The various defects in buildings and their remedial measures have been identified
and a case study analysis is being done on Mombo Primary School building near
NMB BANK, at Korogwe District Council which is a 55-year-old building.

4.DETECTED DEFECT AND THEIR POSSIBLE CAUSES
A. Flooring defects:
 Levelness: this problem is due to foundation settlement.
 Damaged floor and foundation near exterior door: The damaged is often
caused by the constant barrage of water attack from the elements outside.
B.Walls
 Cracks: According to the inspection done to the building the causes for cracks
are mainly due to stress in a building component, such as dead, live, wind or
seismic loads, or foundation settlement, moisture changes, and incorrect
design.
 Poor workmanship: The blocks were not bonded in a proper way.
 Internal and external Surface deterioration caused by weathering effect, poor
finish.
C. Roof defects
 Corrosion: Caused by a susceptible material.
 Poor design. Inadequate roof slope to sustain weathering effects.
 Timber rotting: Rainwater penetrates into the roof space and acts on the
wooden elements of the roof structure.
5.RECOMMENDATION AND REMEDIAL
Remedial measures for defects
A. floors
 Replastering of foundation walls
 Extension of roof overhang to allow water drops adjacent to foundation
walls
 Routing And Sealing: In this method, the crack is made wider at the
surface with a saw or grinder, and then the groove is filled with a
flexible sealant.
B.Walls
 Stitching: This method is done to provide a permanent structural repairs
solution for masonry repairs and cracked wall reinforcement. It is done by
drilling holes on both sides of the crack, cleaning the holes and anchoring
the legs of the staples in the holes with a non-shrink grout.
 Polymer Impregnation: Monomer systems can be used for effective repair
of some cracks. A monomer system is a liquid consisting of monomers
which will polymerize into a solid. The most common monomer used for
this purpose is methyl methacrylate.
 Routing And Sealing: In this method, the crack is made wider at the
surface with a saw or grinder, and then the groove is filled with a flexible
sealant. This is a common technique for crack treatment and it is relatively
simple in comparison to the procedures and the training required for epoxy
injection.
C. Roof.
 Roof coverings and roofing support structures being in a defective condition
and replacement of these structures is bare necessary.
6.CONCLUTION
Based on identified defects and the facts found on selected building, the roofing
(roofing covering and roofing support structure) shows serious defects and does not
allow proper use of the roof. The corrugated iron sheets do not fulfill its weather
protection function and allows for massive penetration of rainwater into the building.
Penetrated water threatens the wooden supporting elements of the truss
construction, The detected defects and facts are the result of unsuitable design of
the roof.
Therefore, a new renovation of the roof covering and associated supporting timber
structure are recommended to achieve full building functionality.
