Specification of materials

column 1’X8” size 17 column with 6 no’s 12 mm main rods with 8 mm stirrups
10-inch c/c

Plinth beam 18”x9” size beam with 3 no 12 mm top hanger bars with 3 no 16 mm
bottom main rod with 8 mm stirrups with 10-inch c/c

Basement total height is 3 feet above road level. With using fly ash
Basement bricks with top weathering coarse beam. Basement fille with gravel and
consolidate using bore water. PCC 4 inch thick will be done over

 Place for Material storage and labor shed to be given at free of cost near to the site.

 Construction power & water supply to be provided by owner’s cost. We are not responsible for
bore motor and coil if any problems in motor.

 Land and building approval is client’s scope.

 While execution if Any Modifications in the plan or works are required by the client it will be
cost extra

 Any sort of amount given for obtaining permanent/temporary EB service to be paid by the
owner.

 Any changes from the above specifications or in drawings will be charged extra.

 All construction works to be used M-Sand and P.sand only.

 If any material price unexpectedly increased above 10% the amount will be charged extra

 Sump and septic tank not included in the contract amount. (20 Rs per liters for sump
construction)

 Plumbing and wiring fittings are not included. (Fan, light, taps, basins, closet). all provisions will
be given as per requirements.

 Compound wall and gate not included in the contract amount. (Extra RS 1750 for running feet)
For wall construction only
 Compound gate is client scope as per client requirements.

 Modular kitchen works, any kind of interior and exterior decoration works are not included 4 feet
wide cudduppa slab selves only for kitchen and bedrooms. Not extra selves work included. safety
grills, thinnai works, any kind of additional interior works not included.

 Provisions, materials, equipment’s, motors, pipes, fittings, for rainwater harvesting system will be
cost extra.

 Meter box, service line not included in the contract amount.

 Outer construction works not included.

Rate = Rs.2000/- per sqft


Building area = 3147 sqft.

= 3147x2000

=59,79,300

Outer slab area = 932 sqft

Rate for outer slab extensions = 1000/- per sqft

= 932 x 1000

=8,85,400

TOTAL BUILDING COST = Rs.68,64,700

On the agreement day owner should pay 20% of the quoted amount as Advance
