1.0 Scope
The scope of this Method Statement is to describe the procedure for pre-commissioning
checks, start-up and commissioning of CCUs for One @ Business Bay.
2.0 Material
2.1 CCU.
2.2 Gate Valves / Isolation Valves, 3 way Control Valve and Double Regulating Valve.
2.3 DX-System (i.e. Compressor, Coil and Refrigerant piping).
2.4 Piping accessories as per approved submittals.
2.5 Electrical Cables and Accessories.
2.6 Threaded Rods, Fasteners and Supports.
2.7 Thermostat.
3.0 Test Equipment
3.1 Digital Multimeter
3.2 Clamp Meter
3.3 Anemometer
3.4 Flow Hood Kit

4.0 Pre-commissioning checks prior to start-up
4.1 Mechanical
4.1.1 Carefully inspect the unit and check the installation is complete.
4.1.2 Check and ensure the shipping bolts / clamps are removed.
4.1.3 Check tightness of all nuts / bolts, screws, fastners, rubber vibration isolators
etc. as applicable
4.1.4 Check the valve package and piping connections as per approved drawings.
4.1.5 Check the duct work connections are complete as per approved drawings /
details.

4.1.6 Ensure the cooling coil and all interiors of CCUs are clean and free from
foreign material.
4.1.7 Check the fan rotator freely by hand and the direction of rotations on initial
startup.
4.1.8 Ensure 3-way Valves, Strainers and Double Regulating Valve are installed
correctly as per direction of flow.
4.1.9 Ensure the provision of cleanout.
4.1.10 Ensure correct slope of the drain tray in the direction of drain pipe connection.
4.1.11 Ensure CCU and valve package are pressure tested along with chilled water
piping system prior startup.
4.1.12 Ensure flow test to ensure the water is drained out completely.
4.2 Electrical
4.2.1 Ensure the connected cables have been tested and verify the test reports
4.2.2 Check all terminations are complete and tightened as required
4.2.3 Check the cabling / wiring including grounding is completed and dressed neatly.
4.2.4 Check the cabling / wiring including grounding is completed and dressed neatly
for thermostat.
4.2.5 Check the isolator is fixed close to the CCU for emergency power
shut-down.
4.2.6 Ensure all identification and labeling is completed.
4.2.7 Set the overload relay to correct setting as per the CCU current on the name
plate.
5.0 Start-up and Testing
5.1 Check the line voltage before energizing the power.
5.2 Switch ON the power.
5.3 Verify for the proper operation of the CCU motor system.
5.4 Measure the current drawn (amperage) by CCU and record the same.
5.5 Verify proper operation of the thermostat, supply air temperature and Humidity
sensor.
5.6 Check for any abnormal noise and vibration on startup. Rectify as / if required.

5.7 After about an hours operation, check that all nuts / bolts, screws, clamps etc. are
tight and secure.
5.8 Measure the total airflow delivered by the CCU check against the design flow and
record the same in the approved format.
5.9 Record the CCU and motor name plate data in the commissioning format.
5.10 Ensure compliance to the manufacturer’s instruction as applicable.
5.11Give clearance for TAB Works.
6.0 Safety
6.1 Only experienced and skilled personnel shall be engaged for start-up and
commissioning.
6.2 Warning signs and tapes will be placed as required.
6.3 Cable test reports shall be verified prior to energisation.
6.4 All other safety procedures shall be adhered to as per Project Health and Safety
Plan, as applicable.
6.5 Safety Officer shall check and ensure all safety precautions are followed.
7.0 Records
7.1 Inspection requests duly signed by the Consultants.
7.2 Signed-off pre-commissioning check lists.
8.0 References
8.1 Specification.
8.2 Manufacturer’s instructions.
