THIS DEED OF ABSOLUTE SALE is executed at Chennai on this the


20th day of May 2025, BY;

Mrs.A.DHARANI (Aadhaar No.2677 4254 5313, PAN


CEBPD7198P) Daughter of Mr.S.Ganapathy and Wife of Mr.J.Ashok
Kumar, residing at Old No.16-A, New No.2, South Street Trust Pakkam,
Mandaveli, Chennai-600 028 hereinafter referred to the “VENDOR” of
FIRST PART.

TO AND IN FAVOUR OF

Mr.PARESH PATEL (Aadhaar No.8900 4001 5221, PAN


AOVPP8517J) Son of Mr.Devram, residing at No.9/1, 1st Floor, 2nd
Street, Sarojini Nagar, Kolathur, Chennai-600099 hereinafter be referred
to as the "PURCHASER" of the OTHER PART.

The expressions “VENDOR” & “PURCHASER” shall mean and


include their respective legal heirs, successors, successors-in-interest,
executors, administrators, legal representatives and assigns.

WHEREAS the VENDOR and her mother Kamatchi are the


absolute owner and was in uninterrupted and continuous possession and
enjoyment of All that piece and parcel of vacant house site lands
aggregating to an extent of 9 grounds and 1,200 sq. ft. (equivalent to
22,800 sq. ft.) bearing Plot Nos.294A, 294B, 294C, 294D, 294E,
294F, 294G, 294H, 294I and 294J, in the layout known as “Rajiv
Gandhi Nagar”, comprised in part of Survey Nos.21/1A and 21/1B
situated at SIRUNGAVUR Village, Ponneri Taluk, Thiruvallur District,
within the registration District of Thiruvallur and Registration Sub-District
of Redhills and having acquired from Mr.G.Prabhakar son of
Mr.S.Ganapathy by the way of a Settlement Deed dated 12-05-2016
registered as Document No.4071 of 2016 Book-1 before the Sub

Registrar, Redhills and obtained Patta No.2157 as per patta New


Survey No.21/95.

WHEREAS the VENDOR is in uninterrupted and continuous


possession and enjoyment of 50% (1/2) share in All that piece and parcel
of vacant house site lands aggregating to an extent of 9 grounds and
1,200 sq. ft. (1/2 share equivalent to 11,400 sq. ft.) bearing Plot
Nos.294A, 294B, 294C, 294D, 294E, 294F, 294G, 294H, 294I
and 294J, in the layout known as “Rajiv Gandhi Nagar”, comprised in
part of Old Survey Nos.21/1A and 21/1B as per Patta No.2157 New
Survey No.21/95 situated at SIRUNGAVUR Village, Ponneri Taluk,
Thiruvallur District, within the registration District of Thiruvallur and
Registration Sub-District of Redhills and having acquired from
Mrs.G.Kamakshmi (a) Kamatchi wife of Mr.S.Ganapathy by the way of a
Settlement Deed dated 07-11-2022 registered as Document No.14876
of 2022 Book-1 before the Sub Registrar, Redhills and obtained Patta
No.2904.

WHEREAS for want of funds for the VENDOR’s personal and family
members’ necessities, the VENDOR decided to sell the property PLOT

NO.294C measuring to an extent of 2400 sq.ft, more fully described


in the Schedule hereinafter referred to as "SCHEDULE PROPERTY".

WHEREAS the VENDOR represent that the VENDOR is the absolute


owner of the Schedule Property and have been enjoying the same with
absolute rights and have a clear and marketable title to the same in
which none other except them has any manner of right, title or interest
and that they are fully competent and entitled to sell the same free from
all encumbrances.

WHEREAS the VENDOR offered to sell and the PURCHASER


agreed to purchase the above mentioned property more fully described
in the Schedule hereunder, free from all encumbrances for a sale
consideration of Rs.6,60,000/- (Rupees Six lakhs Sixty Thousand Only)
and the PURCHASER having found the offer fair and reasonable and
hence accepted and agreed to purchase the same for the aforesaid
consideration.

NOW THIS DEED OF ABSOLUTE SALE WITNESSETH AS


FOLLOWS;

1. The entire sale consideration of Rs.6,60,000/- (Rupees Six lakhs Sixty


Thousand Only) was paid by DD bearing No.407596 drawn on 16-05-2025,
Kotak Mahindra Bank Ltd, Chennai-Perambur Branch which sum the
VENDOR accepts and acknowledges the receipt thereof, in full and final
settlement of the sale consideration and hence no further payment
towards the same is neither envisaged nor due from the PURCHASER.

2. That the VENDOR doth hereby grant, convey, assign, transfer and sell
in favor of the PURCHASER by way of absolute sale, TO HAVE AND TO
HOLD the Schedule Property hereunder free from all encumbrances
together with all liberties, rights, privileges, easements and advantages,
including the right to alienate, possess and enjoy the same absolutely.
The VENDOR declares that the same is done out of complete and
absolute free will in a sound and sane condition, without any duress.

3. That the VENDOR declares that he have a good and perfect title and
power to convey and further covenants and declares that, in respect of
the schedule property and the VENDOR, there is NO;

a) Dues in statutory taxes, charges and levies payable to any


Government department or agency.

b) Attachments or prohibitory orders either before or after judgment,


Suits, litigations, either civil or criminal or of any other proceedings instituted
by or against the VENDOR or their predecessors in title, directly or
indirectly affecting the Property and pending in any Court or tribunal or
authority and Lis-pendens.

c) Proceedings of Land Acquisition and Land Ceiling Laws or of any


other Statutory Authority.

d) Notice received from Government, semi-Government,


Corporation or any authorities on any dues, or proceedings of any nature.

e) Agreement with third parties in the form of sale, lease and


license, exchange, assignment or outstanding estates or effects by way of
lien, charges, inheritance, sale, gift, trust, mortgage, security or otherwise.

f) Defect in title.

g) Encumbrance of any nature whatsoever.

4. That the VENDOR is not restricted either under the Income Tax act,
Gift Tax Act, Wealth Tax Act or under any other statute from disposing off
the said plot under this deed.

5. That the VENDOR doth hereby further covenant with the


PURCHASER that the PURCHASER shall hereafter peacefully hold, use
and enjoy the Schedule Property as own property without any let,
hindrance, obstruction, claim, interference or demand by or from the
VENDOR or any person claiming through-or under them.

6. That the VENDOR declare that without reference to them and as a


matter of right, the PURCHASER will be entitled to get his name entered
in the Revenue Registers and Corporation/ Local Body records and have
the Patta, Chitta, adangal and other related documents thereof be
mutated with his name, in respect of the Schedule Property and the
VENDOR shall be deemed to have given irrevocable consent thereto.

7. That the VENDOR have on this day has delivered photocopies of the
title deeds and other relevant documents pertaining to the Schedule
Property. The VENDOR have further delivered the absolute vacant and
peaceful possession of the Schedule Property to the PURCHASER.

8. That the VENDOR doth hereby agree, undertake and declare to


indemnify and keep the PURCHASER indemnified at all times at the
VENDOR’ costs and expenses, all such costs, charges, expenses and
losses that the PURCHASER might be put to, as a result of anything that
contravenes or resulting in otherwise than what is covenanted and
declared supra by the VENDOR.

9. That the VENDOR shall at all times execute and Register any Deed
or Document/s in favour of the PURCHASER, that may be required, at
the concerned Sub Registrar's office or addressed to the PURCHASER
at the cost of the PURCHASER to fortify or confirm the PURCHASER’s
title to the Schedule Property.

SCHEDULE PROPERTY

All that piece and parcel of Plot bearing PLOT NO.294C measuring
to an extent of 2400 sq.ft, in the layout known as “Rajiv Gandhi
Nagar”, comprised in part of Old Survey Nos.21/1A and 21/1B as per
Patta No.2157 bearing Patta No.2904 New Survey No.21/95 situated
at SIRUNGAVUR Village, Ponneri Taluk, Thiruvallur District.,
Bounded on the:.

North by : 24 Feet Road

South by : Plot Nos.294/H & 294/I

East by : Plot No.294/B

West by : Plot No.294/D

Measuring:

North side : 40 feet

South side : 40 feet

East side : 60 feet

West side : 60 feet

In all admeasuring to an extent of 2400 sq.ft,

The property is situated within the Registration District of Thiruvallur


and Sub-Registration District of Redhills.

There is no building in the site.

The Market value of the property being conveyed under this Deed of
Absolute Sale is of Rs.6,60,000/- (Rupees Six lakhs Sixty Thousand
Only)

IN WITNESS WHEREOF THE VENDOR AND THE PURCHASER


HAVE EXECUTED THIS DEED OF ABSOLUTE SALE AND AFFIXED
THEIR PRESENT SIGNATURES ON THE DAY, MONTH AND YEAR
