Hereinafter called the "VENDORS" of the first part which term shall mean and
include all his/her/their heirs, executors, administrators, legal representatives,
nominees and assignees etc.,

Hereinafter called the "VENDEE" of the second part which term shall mean and
include all his/her/their heirs, executors, administrators, legal representatives,
nominees and assignees etc.,
Whereas the Vendor No.1 herein is the sole, absolute owner peaceful
possessor and purchaser of the Plot No.185, Block-B, land admeasuring 266.66
Sq.yards, or its equivalent to 222.92 Sq.Mtrs, in Survey Nos.26 & 34, Situated
at Mallampet Village, Dundigal Gandimaisamma Mandal & Municipality,
Medchal Malkajgiri District, having purchased the same from Sri. NALLAMOTHU
NAGESH S/o. N VENKAT RAMAIAH, Vide Registered Sale Deed Document
No.483/2007, of Book-I, Dt.12-10-2007, registered at S.R.O. Quthbullapur.
Whereas the Vendor No.2 herein is the sole, absolute owner peaceful
possessor and purchaser of the Plot No.183, Block –B, land admeasuring
266.66 Sq.yards, or its equivalent to 222.92 Sq.Mtrs, in Survey Nos.26 & 34,
Situated at Mallampet Village, Dundigal Gandimaisamma Mandal &
Municipality, Medchal Malkajgiri District, having purchased the same from Sri.
NALLAMOTHU NAGESH S/o. N VENKAT RAMAIAH, Vide Registered Sale Deed
Document No.484/2007, of Book-I, Dt.12-10-2007, registered at S.R.O.
Quthbullapur.
Whereas the Vendor No.3 herein is the sole, absolute owner peaceful
possessor and purchaser of the Plot No.184, Block-B, land admeasuring 266.66
Sq.yards, or its equivalent to 222.92 Sq.Mtrs, in Survey Nos.26 & 34, Situated
at Mallampet Village, Dundigal Gandimaisamma Mandal & Municipality,
Medchal Malkajgiri District, having purchased the same from Smt. MADALA
VIJAYA W/o. M R D VARMA, Vide Registered Sale Deed Document
No.8106/2019, of Book-I, Dt.3-04-2019, registered at S.R.O. Quthbullapur.
Whereas the Vendors have obtained construction permission from
Dundigal Municipality, Vide its File No.009101/BP/DTCP/3144/0037/2022, Permit
No. 0021/BP/3144/2022, Dt.30/09/2022, for construction a residential Apt on
Plot Nos.183/Block-B, 184/Block-B, 185/Block-B, Nos.26 & 34, and
Residential complex named as “SRINIVASA NILAYAM”.
Whereas the Vendors have offered and agreed to sell the Semi-Finished
Flat No.304 (in Third Floor) with built-up area of 1000.0 Sq.Feet (Including
Common Area) and Car Parking, along with an undivided share of land
admeasuring 40.0 Sq.Yards (Out of 799.98 Sq.Yards) of “SRINIVASA
NILAYAM”, constructed on Plot Nos.183/Block-B, 184/Block-B, 185/Block-
B, Nos.26 & 34, in Survey Nos.26 & 34, Situated at Mallampet Village,
Dundigal Municipality, Dundigal-Gandimaisamma Mandal, Medchal Malkajgiri
District, Telangana State, to the Vendee for a total sale consideration of
Rs.22,00,000/- (Rupees Twenty Two Lakhs Only) and the Vendee have
agreed to purchase the same for the said sale consideration, and morefully
described in the 'Schedule Property' annexed hereto.
NOW THIS DEED OF SALE WITNESSETH AS FOLLOWS:
The Vendee have paid the total sale consideration of Rs.22,00,000/- (Rupees
Twenty Two Lakhs Only) to the Vendors as follows :

1. Rs.__________/- paid through loan availed from LIC Housing Finance Limited,
through RTGS/NEFT.
2. Rs.__________/- paid through loan availed from LIC Housing Finance Limited,
through RTGS/NEFT.
3. Rs.__________/- paid through loan availed from LIC Housing Finance Limited,
through RTGS/NEFT.
4. Rs.__________/- paid through loan availed from LIC Housing Finance Limited,
through RTGS/NEFT.
5. Rs.__________/- paid through online transfer on Dt.__-__-2024, _____ Bank.
The Vendors do hereby admits and acknowledges the receipt of the Sale
Consideration. The Vendors do hereby convey grant and transfer by way of
absolute sale of the Schedule Property infavor of the Vendee. The Vendee shall
hold and enjoy the same as absolutely and forever together with all rights,
appurtenances and easements thereto. The Vendee is/are put in actual physical
possession of the Schedule Property to have peaceful and amicable use and
occupation of the Schedule Property along with other premises owners in the
apartment.
a) The Vendee hereby agree to form and to be a member of society or
association to be registered under the Societies Act., or any other
analogous enactment or regulation that may be termed by all premises
owners of the apartment and the Vendee shall abide by the rules of the
said association to be formed who shall be the administrators and
supervisors of common services such as corridors, passages, stair cases,
drainage, water supply maintenance of bore-wells, electricity and other
properties of common enjoyment. For the purpose of upkeepment and
cleanliness of the compound and common area, the association will
engage sweepers and also maintain the watchman/gurkha in order to
have proper security for the entire apartment and such other service
activities such as the appropriate body of the association and may
consider and resolve by a special resolution. The Vendee shall pay to the
said association is/her/their share of the amount towards the common
services, liable to the entire apartment. Further, the Vendee shall pay the
insurance premiums, consumption of property tax, electricity consumption
charges and water charges to the concerned authorities in respect of the
Schedule Property.
b) The Vendee shall not demolish at any time or caused to be demolished
his/her/their premises or any part of the building including the common
area such as stair-cases and parking area, drainages, pipes, cables, water
courses, gutters, wires and other conveniences necessary for property
utility and service for all premises owners and or shall which is likely to
cause any injury or damage in the structure of the building.
The Vendors hereby covenants as follows:
1. The Vendors declare that they are the exclusive and absolute owners and
possessors of the Schedule Property and that no other person or persons
whatsoever have any right, title or share of interest etc., in the Schedule
Property in any part of the part thereof. As such the Vendors share entitled
to alienate the same unto the Vendee.

2. The Vendors assures that and covenants that there are no encumbrances,
charges, mortgages, etc., gift or court proceeding, (Civil or Criminal)
whatsoever in respect of the Schedule Property and that it is free from
encumbrances and charges. In the event of any encumbrances found over
the schedule property the same shall be indemnified by the Vendors to the
Vendee.
3. That the Vendee shall have quite peaceful possession and enjoyment of
the Schedule Property free from all and any interruption and disturbance
by the Vendors or their heirs.
4. That in the event of any share in the Schedule Property being lost by the
Vendee on account of any claim made thereto by any other person or
persons, the Vendors or their heirs, shall indemnify for such loss to the
Vendee and to protect his/her/their title to the Schedule Property.
5. The Vendors hereafter do and execute and or caused to be done such
other and further lawful acts, deeds and things and assurances
whatsoever as may be or shall be required to protect the title of the
Vendee hereby granted and conveyed.
6. The Vendee shall not throw dirt, rubbish, rags or other refuse or permit the
same to be thrown in the compound or any portion of apartments except
at the place provided for the purpose.
7. The Vendee shall not use the said residential premises or permit the same
to be used for any purpose which may cause nuisance or annoyance to the
occupiers of the neighboring premises nor for any illegal or immoral
purpose.
8. That the Vendors assures and undertakes that all rates and taxes i.e.,
water charges, electricity charges, municipal charges and taxes in respect
of the Schedule Property are paid till the date of Registration of this sale
deed.
9. That the Vendors have on this day handed over the xerox documents, title
deeds, tax receipts and all other concerned documents to the Vendee
herein for his/her records.
10. That the Vendors further agreed to sign all such papers, forms,
applications, petitions, affidavit, undertakings, memorandums etc., which
ever is necessary for transferring the schedule property in favor of the
Vendee in the concerned Departments.
11. That the land affected by the document is not the assigned land as
defined in Section 2(1) Act 9 of 1977 and it does not belong to or under
mortgage to Government or their agencies or undertakings.
12. That the property covered by the document situated in the peripheral area
and it is exempted from the ULC as per G.O.Ms.No.733, Dated: 31-10-
1988.

THAT THE REGISTRATION OF THIS DEED IS IN ACCORDANCE TO THE
SANCTIONED PLAN ONLY WITHOUT ANY DEVIATION.
The Value of the Property is Rs.22,00,000/- thus the D.S.D. is Rs.1,20,900/-
T.D. is Rs.33,000/-, R.F. is Rs.11,000/- along with User Charges of Rs.500/-, M.C.
of Rs.2,200/- & Haritha Nidhi of Rs.50/- thus the total of Rs.1,67,650/- paid vide
