Property value is currently listed at $200.000 The property structure is good - work
needed is mainly cosmetic with some minor structural changes to improve the
appearance. usually it is the case that a pre-sale makeover with an investment budget
of 1-2% of the current market value, should give you a 10% higher sales price.
10%/20% of $200.000 = $20.000 / $40.000
With a proposed budget of $4.000 this could be listed at $220.000 The total costs of
the interior design as illustrated in the final breakdown is $3.220 incl. tax and labor. This
covers new items such as landscape, floorings, an aesthetic update of the kitchen,
dining room, 2 bedrooms, bathroom Project Estimate: 3-4 weeks
Outdoor - Exteriors
Strongly suggested a re-turf and some pots with colored flowers, a pressure wash of the driveway,
recommended a re-paint in white of the exterior walls, it’d be also nice to have an outdoor gazebo
with some tables and chairs. Additional advice: plant a row of tall shrubs along the perimeter in
order to create a sense of privacy and a better and more elegant appearance.
The living room looks decent and well maintained. Although
the carpet floor has been replaced and looks new, replacing it
with hardwood or laminated floor would provide an
• Living room: 16x15 sqft additional value due to its durability and easier maintenance
With 240 sq ft I would suggest a natural laminated floor such
as Pergo from Home Depot - $2.99/sqft.
Natural hues can easily match with many styles such as
modern, shabby chic, country, classic, Scandinavian and
traditional. It is a passe-partout!
The dining space is currently
not updated. The walls would
need a repaint, maybe a
chalky magnolia would be a
good color for both the
showing and as a blank
canvas for the potential
buyers.
The light above the table is
not centered and it is also
badly hanged. I Would
recommend some light
beams in the ceiling of the
kitchen and also a more
modern and centered
chandelier above the table,
which would be not only
more decorative, but also
functional. Some fresh flowers
on the table, or a plant at the
corner of the window would
The chairs and the table can be upgraded with a be not only appropriate but
distressed look using a combination of colours that could add a touch of colour
provides a little contrast between the two coats and elegance to the
ambiance.
The kitchen is in need of a fresher appearance.
The countertop would benefit from a replacement
with something bright, Ceramic or porcelain tiles
cost $5 to $30 per square foot while natural stone
tiles tend to double the price. Tile counters even
beat laminate for price and looks.
The cabinets can be salvaged and repainted with a more modern colour. The floors could be re-covered with the
same hardwood floor of the living room to provide continuity and unity, or in a brighter color in order to make the
room look bigger. Also the walls of the kitchen could benefit with the installation of backsplash tiles matching the
colours of the floors or the cabinets, as this would remove the yellow-ish shade given by the outdated overlook.
Bedroom n.1
Position the bed in a better spot, change the
curtains into something fresher and decorative,
declutter the top of the drawer’s chest and add a
small indoor plant on top of it. The carpet floor
could be replaced with hardwood or laminated
floor, however with the bedroom not being a
high traffic area, it is not a priority unless you
want to provide more unity and a more elevated
look. Replace the bedding with something in
solid color, also the ceiling lamp could be
replaced with a more decorative one in white or
rattan, also some matching artwork on the walls
could present the room in a better way

Bedroom n.2
The carpet floor is in
Kendal/mint green, if it
cannot be replaced with
laminated or hardwood floors,
I would mirror the palette in
the other bedroom, but in
reverse. (i.e walls in neutral
color)
Alternatively, wanting to opt for a more modern and trendier look, I would suggest repainting the
walls in coral pink, or consider using wallpaper on one wall with the coral pink and green palette,
adding some retro floor lamps in golden chrome and white spheric shade.
The color of the furniture would match the palette if repainted in green or coral pink with gold details,
indeed I would repaint the bed and the 2 pieces of drawers, also a nice golden framed mirror would be
appropriate

Bathroom
The bathroom is not in bad
shape at all, I would
strongly suggest to
remove the toilet seat
cover and replace it with
one in neutral color or
even better in walnut.
Alternatively, the cabinets
can be sanded and re-
stained in white as per
picture. Also clean white
towels and bath mat
would better suit the
overall appearance, add
some scented candles and
a small orchid plant on top
of the sink to provide a
pleasant sensorial
experience.

Additional advice:
Try to source all lighting, wall art, mirrors and additional decorative items in Charity shops or
Facebook Marketplace, yard sales and/or estate sales. Sometimes you can score items for a
third of the retail price and especially vintage items are often a bargain without
compromising on the quality (things that lasted for 30 years or more and are in great shape
are a really good investment and they would last for many years!)
Iron the bed sheets and the curtains before the showing, open the windows at least 1 hour
prior, in order to change the air, light up a scented candle in the bathroom, buy new flowers
or some plants to decorate tables, bedroom, kitchen and surfaces that are empty or too
neutral in color. Preferably white flowers such as orchids or peace lilies, but also a fiddle leaf
fig is a must in every living room.
Declutter and clean all floors and windows, make sure to place some snacks and drinks on
the kitchen counter or on the table. Some low volume jazz or lounge music is always
appropriate.
